I have been at The Residences at The Crossings for a year now, and do not foresee moving out. The…read morebuildings are well kept and secure. The building management and maintenance staffs are outstanding. There is a Building Manager here seven days a week. The maintenance staff has responded to a few requests of mine promptly, did the work correctly, and left the area clean. The grounds are lovely and back on to The Crossings park. Other residents are friendly but not intrusive. Honestly, I can't imagine a better apartment complex to live in in this area.

DO NOT MOVE IN. To start - Laura (manager) is a nightmare. As many in the building also have the…read moresame feeling, she is cold, unfriendly and does not care about anything but money. Another tenant after telling him this story said she did the same to him with the "nickel and diming". (I told her this over the phone and she said "she doesn't care" with a terrible attitude). A reference to this would be that she lied and did not tell me that the prior tenant had passed away in the apartment which I found out through another tenant on my last day of moving out. I asked why it smelled so awful when I looked at the apartment and she said that it was because the man did shower himself properly as he was in a wheelchair. I would never have moved into this apartment had I known this. According to NYS law the landlord is required to schedule a walk-through no later than 14 day prior to the tenant moving out WITH the tenant. Laura did not do that. At this time I would have specifically understood that I had to replace the carpet (which is also crazy) to let me know that I would have to put it in the condition they required upon move out. I scrubbed the apartment top to bottom - this should not include normal 'wear and tear' which includes baseboards, rugs and walls. She said it was 'absolutely disgusting'. I am a clean person and to be charged over a thousand dollars and not get my $1650 security deposit back is ludicrous. Also I had one of the maintenance men check out the walls before moving out they said they were completely fine and they "paint over them anyway". Yet, I am charged hundreds of dollars. Neither the carpet or walls were damaged - I never hung one thing from the wall other than a TV (which was filled prior to move out). The carpets were dirty from normal wear and tear - no damage done and I left them, and the entire place, vacuumed. There, as pictures show, are indents in the carpet from a bed, this is classified as "damage". Are tenants supposed to sleep on imaginary beds? These are the duties of a landlord to take care of. It's insulting beyond words. Also, apparently "scrubbing the tiles" is something that needed to be done. Had she followed NYS guidelines I would have known about having to "scrub" tiles - which I left vacuumed and swiffered. This is nothing but a money hungry woman trying to pull a fast one on tenants. Good thing the law favors tenants. I have email correspondences supporting my claims and it will be a shame to take this to court. Renter beware. Many other places around.

During that time, I was repeatedly…read moreovercharged for rent due to what management described as clerical errors, which made autopay unsafe to use. The unit itself did not match the rent value: drywall was deteriorating in the kitchen, window screens were missing at move-in, and the front door required multiple reseals instead of proper replacement causing the heating bill to skyrocket in the winter (and in upstate NY mind you). A maintenance worker acknowledged that the doors needed full replacement, but management would not address it. At one point, trash went uncollected for a week because the wrong account number was reportedly given to the garbage company. In addition, there are no rules regarding dog ownership. Several dangerous dogs lived in the community, and my dog was attacked by one of them, requiring me to file a county report. When I raised this concern, management told me they could not outlaw pit bulls under NYS law, which was misleading since my current community does restrict certain breeds and enforces pet rules. There was also constant dog waste throughout the property. Management also allows corporate leases, so many residents are not full-time and have little vested interest in the community. My neighbors in a corporate lease frequently threw cigarette butts in the grass directly outside my door, which was unsanitary and disrespectful. In my opinion, Kinwood is a mismanaged community with both safety and maintenance concerns. Prospective tenants will get better value and peace of mind elsewhere.

The increase every year was about $40 per month. Issues that did not bother us but may matter to others were: 1. Small capacity hot water tank. Water in the bathroom runs cold if turned on in the kitchen simultaneously. 2. Creaky stairs. Our neighbors were disturbed when we were lugging up our move-in boxes (no elevator). 3. Only 1 coin op washer/dryer per 6 units which is not available 24 hours. On our move out day, we discovered and reported mold. The move out was painless and our full deposit was returned with no questions asked. That itself makes me add two of the three stars!

The apartments are nicely equipped and any call I have made to maintenance has been answered promptly. I have no complaints. There is a beautiful pool on grounds and a fitness room. The staff has been updating the outsides of the buildings and that has been a major plus!. Karolina and her staff are professional and quick to act on any concerns I have had. The other residents are friendly-a lot of single professionals and family's. The only complaint I would have is my neighbor below is a bit noisy with music playing at all times of the day and night. I am happy to be a member of this community and remain very comfortable here.
