We found this amazing 19th-century Renaissance Revival Hunting Buffet. This is over 10' tall. We got an amazing price and took it home the same day.

Buyer beware! If you participate in Schmidt's on-line auction, your winning bid may fail if there is a bidder PHYSICALLY PRESENT at Schmidt's bidding against you. Unless you plan to drive to Ypsilanti, you may be wasting your time trying to win something on-line at Schmidt's as this auction house routinely 'releases' clocks to high-volume buyers. Jeffery Kuhns is a horrible appraiser! First his timelines is unprofessional. He was contracted to…read moredo a rush appraisal, saw the home within 2 days, then took him 2 weeks to get the paperwork done. Once paperwork was completed it was horrible quality. He used an ACTIVE LISTING that has been on market for 70+ days and had 3 price reductions as a comp! He also used homes in a completely different city with higher rated schools. When asked to review the appraisal he gave, with comparisons in the city we were buying home in, instead of using an ACTIVE LISTING and homes in a significantly different school zone, he stated it would take 1-2 days. Over a week later we got the results. NO CHANGE MADE TO COMPARISONS, and he raised the value $500 of one of them! The case to raise $500 was made based on "heating and cooling", even tho that home had a significantly OLDER vac than the one we were under contract for (new 2020). He was supplied a list of comparable homes within 3-4 miles and in same city and school district to consider by our realtor, instead he chose to continue using the active listing and home 8+ miles away in a different city and school district. We ended up with 2 different appraisals for the home we were under contract with. One seemed to be in the ballpark of what the home was worth, and one (Jefferys) was $55k HIGHER. There was no comparison. He even used 2 homes that were on our first appraisal, and somehow came up with adjusted values tens of thousands dollars higher. THIS APPRAISER IS WHAT CONTRIBUTED TO THE HOUSING MARKET CRASH IN 2008. He needs to be reviewed by a board!

Could not be more dissatisfied with their work. They came in way under market value for an…read moreappraisal on our home. Maybe Brighton is a bit out of thier area but they totally fumbled this job and it looks like it will cost us a sale and thousands of dollars. The comps that they used were from different neighborhoods and different styles of houses all while totally ignoring homes that were sold within the past year on the same street and directly across the street. You can bet that a detailed description of this failure will be reported to the State of Michigan.
