I'd hired someone to clean out the building last year, put down a thousand-dollar deposit, and that was the last I heard of the someone and my thousand dollars. After looking the site over, Chris felt that it was too risky to do much work in the building and asked what in particular I needed out of it. There was one item that was particularly important. Chris sent me an invoice, and I was very hesitant to pay it because of my last experience, but I felt that I had no choice but to trust him. I paid the invoice yesterday. Today, I received photos from Chris of the box both in the building and shortly after that outside of the building and in a secure spot where I can access it.
