A little dated but lots of amenities. Only one snag with my pool key fob but that was rectified quickly and on a weekend day so I was happy about that. The pools are well-maintained. A dangerous place to live. I would not recommend buying a home here under any circumstances because it either will be burned in a wildfire or there will be no future forest. It is quite unfortunate the board and residents, year upon year, vote and make decisions against the written and approved forest management plans. This in a large part is due to residents being uninformed and emotionally empathic to the "cute deer" and therefore vote to avoid prescribed deer culls resulting in an overpopulation that first eats everything including food for other animals, and then the deer themselves become starved and spread disease. In the process, in their search for food, they destroy the future forest and fire protecting undergrowth. Even having the need for a vote on this topic is gross mismanagement. The state of PA has a clear directive for an appropriate amount of deer in a given area. A cull help to meet that number because deer have no natural predators. Deer population management is both forest management and forest fire protection. I am an intern for my MS in Wildland Fire Support and this community is a text book case of how not to protect homes built within a forest ecosystem. Right now there are "no burn" warnings throughout the community because fire risk is very high. Concurrently, fires were recently burning in New Jersey because of similar environmental factors. But the community is doing nothing to mitigate the risk with no remaining undergrowth because of their refusal to cull the deer in recent years, which will make any fire exponentially worse and spread much faster. It is only a matter of time before a fire happens here or close to here. As a result fire insurance premiums will skyrocket for these homeowners or the community becomes potentially uninsurable which would not be surprising with the current (non) fire-prevention practice. For this community to make its residents safe and reduce the risk and impacts of forest fire it is essential for the community to cull the deer appropriately when their population spikes. Right now the board won't even do a count to know where the deep population stands in any given year making the community further blind to the problem at hand. Maybe this was fine when it was just recreational weekend homes but now many people make this their primary residence and the way it is mismanaged makes it incredibly unsafe. It is a beautiful place and residents and visitors alike come here for enjoyment and to find peace of mind. A few good decisions that protect our forest with an annual deer cull would go a long way to protecting the forest ecosystem and homes, lives, fire insurance premiums, and the future forest which directly ties to future property values. I implore Saw Creek Estates to follow the science and not uninformed emotionally driven opinions. The management company, board and residents need to do the right thing and consistently implement all of the recommendations of the community forest management plan. This includes doing their part to control the deer population. read more

My husband's friend recently purchase a property in this estate. We came up here for a house blessing. Boy, what a wonderful neighborhood. It is a gated community and lots of amenities that homeowners and guests will not get tired of coming back and forth especially for a weekend get-away. The location of our friends 5 bedroom property is just perfect - few steps from the center where ski resort, clubhouse and restaurant ( Top of the World) are located . To top it all, her back porch has a view of the skiers , snowboarders and lift riders. The private ski resort tops the amenities of this estates. The community has its own garbage disposal area down by the main road. Clean road during the entire weekend visit. It has ski patrol guarding the vicinity which made their location safe at all times. There are tennis court yard and an indoor and outdoor pools for summer fun. The homeowners as we have heard are half residents and half weekenders. We were told of the purchase price and would say worth every penny they spent being in this wonderful community. It is all year long season neighborhood. The drive from New York city is not bad- 1 1/2 hr away via I-80 plus additional 30 minutes going thru local roads up to the mountains. The area is closed to many attractions in the Poconos region. If given opportunity and the financial means, getting a property here is not a bad idea at all. read more

Saw creek is my families second home and I love the area. But the changes in the HOA and association are sickening. The association used to do the right thing and take care of it's members. Especially the ones that always do the right thing. Now they are all about fines and walking a fine line of being illigal. Honestly my recommendation is don't buy here. I own more then one thing in saw creek and I pray for a change. The amount of complaints I here now are ten fold and it's always about saw creek fining or taking someone's money with no way to fight them. It's sad watching a community go from great to horrible overnight. read more

I visited the community as a short term vacation house renter earlier this year. On the first day, while driving into the community, I was stopped by a uniformed person, looking like law enforcement, who said I was driving at 47 mph on a 25 mph road. She did not disclose that she was a private contractor. She gave me a citation of $260 for the offense. She told me I could appeal and contest. Thinking I would have my day in court, I did what was asked of me. I was informed later that day by the property owner that the person who stopped and cited me was a public safety officer, privately engaged by the HOA, and not local law enforcement. Because the citation was made to the homeaddress, the homeowner promptly took $260 out of the damage deduction fee that we had paid upfront while renting the property. I later saw in the community's rules (https://sawcreek.org/rules-and-regulations/; pages 8 and 22) that their fining structure is $160 for driving 1-14 mph above the speed limit, $260 if driving 15-24 mph above the speed limit and $800 if driving above that! This is for a first time offense! In the state of Pennsylvania, the speeding fine for driving 22 mph above the speed limit is $69. This HOA charges 4 times as much as the state! At the appeal, which cost another $35 above the $260 already charged, I was told the community made their own rules and they did not need to provide any evidence of my so-called speeding. They paid no heed to the fact that I had never received a speeding ticket in all my years of driving and had a spotless record. So, as a short-term renter who had already paid the damage fee upfront, I was the perfect patsy to fine $260 - the damage deduction fee was already held by the homeowner - and the HOA got away by stating that their community, their rules and they did not have to provide any evidence of the so-called speeding. Don't let the same thing happen to you. read more

We bought a house in Saw Creek 7 years ago and love it. We have teenagers and they find many things to do on our weekends. We live in the City during the week and we look forward to getting out to PA. The private ski mountain is the top amenity in our opinion. Chair lift, 3 trails, snow making, ski patrol, restaurant, rental shop AND NO LIFT LINES! The community is financially strong, clean, safe and filled with indoor and outdoor pools, tennis courts, boats, racquetball, gym, and many more. Only 87 miles from NYC. Beats trying to get to the Hampton's and Saw Creek is year-round fun. read more

Purchases a home in 2018 and we the amenities, proximity to home and the community. During the winter you can ski and snowboard and in the summer you can enjoy the multiple indoor/outdoors pools, racquetball room, gym. There is also the Top of The World restaurant located within the community which has a full bar and great burgers. read more

Saw Creek Estates, is a really nice community. It's gated with strict rules. Your name must be at the gate to gain entrance, no exception. They have six indoor and outdoor pools with whirlpools. An excerise room with a racquetball court. Indoor and outdoor tennis courts, basketball courts and a ski slope. I cannot forget the restaurant. So if your an outdoor kind of person, Saw Creek is for you. read more

Lovely gated community with lots of amenities. I haven't swam in the pools yet, but enjoy the gym. The community even has its own restaurant. Super awesome looking ski hill, that seems perfect for families. I love all the trees and how serene the community is. Safety isn't an issue in the community and they definitely have rid of any riff raff they had years back. They even have their own public safety office, which is in close contact with the police. So far big thumbs up here. read more

They have a really nice gym with indoor tennis courts and a racquetball court, the facilities are well kept. Can you believe that they even have their own ski slope? That's a four seasons community! Initially, a really beautiful place to live, but after closer observation you discover a number of issues that make living here quite challenging and quite expensive. The water and electric bills here far exceed those outside of this community. Revenue is created by the unbelievable issuance of fines and summonses, and add to that the cost of challenging the fines, and you face double jeopardy. Even if found not guilty, you must pay for the hearing, which is unbelievable. Abandoned homes sit unkept, with overgrown vegetation, and there is a constant threat of killing the beautiful deer that attracted you to the area in the first place. Power outages are frequent, thus food waste is inevitable. Overall, residents are warm and welcoming, in most instances. The grounds are well maintained, office staff congenial, and the amenities are pretty, as the facilities are well maintained. The gym could use some major upgrades, but beyond that, not bad. The so called public safety is questionable, as some of the staff members abuse their questionable and limited authority by issuing exaggerated summonses, thus harassing residents, which at some point will result in an altercation. Board support is questionable, and should be pursued relentlessly, if you truly hope to experience the quality of life you came here for. read more

Rented a home through air b&b with my family for the long holiday weekend. What a great gated community. Everyone was so friendly. It was easy to get in once you told the security what lot you were in with your name. They throughly check your reservation and ID, which made me feel safe. The Top of the World and in door activities were great. Loved the indoor swimming pool and hot tub. My niece loved the bouncy house they had for their winterfeast. We didnt get to ski but enjoyed everything else. Will definitely be back. read more
