This is by far one of the worst property management companies I have dealt with. Phone calls are never answered. Emails and voicemails are routinely ignored, sometimes for weeks. When someone finally responds, the attitude is rude, dismissive, and unprofessional. Communication is essentially nonexistent, which makes resolving even the simplest issue unnecessarily stressful. There is no sense of urgency, accountability, or basic courtesy toward tenants. As a result, problems linger and tenants are left feeling ignored and disrespected. A management company is responsible for maintaining clear communication and providing reliable support. Sassouni Management consistently fails in those basic responsibilities. Great management company. They are extremely responsive, follow up on service requests, and use texts/emails to communicate/handle leasing etc. A little kindness goes a LONG way with the office staff. My best advice is to be super nice in dealings with them and it will go a long way when it comes to renewals and service requests. All in all, the two Sassouni buildings I lived in were not luxury (no doormen or live in super) but you get better value than what you pay for as the rents are reasonable considering the market. I called to get the leasing manager and she was home for the day at 2pm, when I finally got a hold of her (the next day) she told me "it's not that hard to read an email" when I respectfully asked her to stop being unnecessarily patronizing she just got more agitated and disrespectful. I understand NYC is a captive market, but they're going to get you one way or another, so i would avoid at all costs. i.e. they increased our rent from $2700 to $4300 in one year... Absolute trash company made of a bunch of slum lords. I have rented in NYC for 7 years and never have I had to deal with such an unresponsive and hostile management group. Not one repair was made in the 2 years of requests and then they have the nerve to increase the rent by over $700 a month. Sassouni is just fine. I rented a 2 bedroom unit from them for a year and had no problems. They even helped us terminate our lease early - which is practically unheard of in NYC. Our security deposit was returned with no issues. If you're on Yelp looking at reviews for management companies, then you're unfortunately in the wrong place - people generally only come here to complain about bad experiences. I suggest to ask for tenant references from the broker instead of reading raging Yelp reviews. I wouldn't rent another apartment with Sassouni if you paid me to do so. Sassouni has some ridiculous hoops you need to jump through in order to rent an apartment with them. My roommate and I, despite making more than 80x the rent together, had to bring on 3 guarantors for seemingly no reason. We had great credit, our rental history stellar, and were financially independent. They're also defensive and rude whenever there's an issue. Our super would leave the property for weeks at a time, meaning there was no way for anything to be repaired for weeks. I called him once about a washing machine not working in the building and he straight up said it's "not his problem." When we moved out and inquired about the security deposit, a potential issue arose with the mailing. I sent an email to the person managing sending the checks and when she didn't like my question, she basically vaguely threatened to withhold the check for as long as she legally could (up to 60 days) if I didn't respond in a certain way. Anyway, they're a nightmare. Stay away. read more

They won't even fix the SINGLE front door on our building that is always unlocked allowing anyone access into the building. I would give them zero stars if possible. This is a belated review--I moved out in May 2018. I am compelled to write this, however, due to my positive experiences with a new landlord. What made this landlord so difficult is that you could not interact with them civilly. They shirk any responsibility. You have to call their office and leave at least three messages before leaving a threatening message to get them to answer you. Then, they respond. They would then blame any problem we were having one the Super who they "pay so much to do the job he does." Ok. I lived in a UES apartment managed by Sassouni for two years. The apartment was fine for most of the first year, or so I thought. I had allergies, which I attributed to a dusty old apartment. We renewed our lease. I found out only too late what the problem was. In early 2017, we found out that we had a hoarder in the apartment next to us. This came to light after we had renewed our lease and after they finally evicted her. And in March of last year, they began cleaning out the apartment. There were dead animals and other health hazards in that apartment. The tenants living around her were not informed of the living conditions. We found out from the workers (I spoke with them and they told me of the horrible conditions). Also, they had to wear hazmat suits to clean out the apartment. That apartment shared a wall with mine, and there were undoubtedly many toxins that were released during the cleaning. I began to understand why my "allergies" were so bad. This process of cleaning took over four months. In the interim, air quality in my apartment only got worse. The severity of my allergies escalated. I complained to management, suspecting air quality. At first, Ashley Sassouni denied that there had been a hoarder neighbor. When I said that there was evidence, they admitted there had been. However, she said there was nothing to do about that it was done and over with and that we needed to "move on" because management was taking care of it. I requested an air test. She said that they were simply not going to do that. I consulted a lawyer to explore my options. I was told of the steps I would have to take and that I could take them to court. At this point, with less than two months on my lease, I decided it was not worth it. I essentially moved out of the apartment until the lease was over. In sum, don't rent from them. read more

I lived at 279 E Houston street for 4 years. The super is nice enough, and the guy who does the work is also nice, but there are often problems and they don't fix them quickly. I had to complain about the mixing valve for the hot water (which burned me repeatedly) for over a year before it was addressed. When it was finally seen to, I didn't have hot water for a week. More calls. More waiting. Eventually fixed it well enough. The radiators leaked all over the floors, ruined my rugs, and it took weeks to get them fixed. The neighbor upstairs had a flood, and it took over a month before they fixed the drywall in the bathroom. They never painted the walls, they got to the point where they were cracked and peeling. I was planning to renew for a 5th year but, with no explanation, I've just been told that I have to leave when my lease expires in 2 weeks. No reason given. I've always paid my rent, I have great credit, I get along with my neighbors fine... it's bizarre. The reviews about the management yelling at you are 100% accurate. If you have any issues, and you call about them, you'll wind up getting yelled at. I was late with rent once in 4 years; when my autopay got disabled, my rent was 2 months late and I didn't realize. I paid it as soon as they called me (same day), but they also wanted 1200 in late fees. I agreed to pay them half of it, since I argued they should've just called, but the lady on the phone wasn't having it. She started berating me, talking over me with a raised voice. I put the crazy lady on speakerphone so that my girlfriend could listen and laugh at the ridiculousness of it with me. Eventually she stops, ever so briefly, I ask "are you done?" She starts in again - why is she mad? I don't get it. It's just business. Same thing when they tell me I can't renew my lease. I say "I'm going to call my lawyer to find out what my rights are here, since you're basically telling me with 2 weeks notice that you're kicking me out of my home for the last 4 years and giving no reason." She starts in again about how she knows what my rights are, and has a masters' degree in something or other... SO WEIRD. Seriously ... Look elsewhere, if possible. read more

There seem to be no humans working here- only mindless robots determined to suck you of every last dollar. I found myself constantly researching the legality of their practices- from signing an extremely sketchy lease where I "paid more" and was refunded on the 5th of the month (in order to prevent my apartment from being restabilized i think), to being kicked out of my apartment on the "last business day" and having to pay a prorated day of rent to stay over the weekend at my home even though i had already paid the month of rent for that day. Every time I called them they were rude and degrading to me. They raised my rent by over 1,000 a month after a year. RENT WITH SOMEONE ELSE!! IT JUST IS NOT WORTH IT!!!!!!!!!! If you're going through hell with them right now trying to rent a shitty apartment and are looking them up to see how bad they are, THIS IS YOUR SIGN TO RUN. Renting in NYC is bad already but these guys will make sure you are suffering extra every step of the way. Just a quick update. After I moved out, I sent an e-mail to Sassouni giving them my forwarding address and instructions as to how I wanted the check made out for the return of my security deposit. I received my check exactly 14 days later, as promised, in exactly the format requested, and my deposit was returned to me in full. Any potential renters out there - don't sweat these bad reviews. When it comes to renting in New York City, people tend to write reviews only when they've had a bad experience, and don't bother to review at all if they've had a good one. I think every management company I have ever rented from in NYC has had "bad" Yelp reviews, and my actual experiences never aligned with those warnings; Sassouni was no exception. I would highly recommend that anyone considering renting from Sassouni look elsewhere if at all possible. We moved into a renovated unit in East Harlem. It seemed fine when we first looked at it, the only downside was that the hallway smelled terrible. We should have considered what that probably indicated.. Once we moved in, management was unresponsive. Apartment itself was suddenly missing doors and had clearly been used between us seeing it and moving in. Had a horrific roach infestation for months that wouldn't let up no matter how much we kept it clean. They were clearly coming from the hall/trash room, which were both absolutely swarming. Rats moved into the basement due to back door not closing properly and trash sometimes piling up for 3 weeks at a time. They would come up to the ground floor, but thankfully not above that. However the mice didn't hesitate to come into the apartment itself. Exterminator is absolutely useless. We would personally call (since the super said we had to work directly with exterminator) before he was scheduled to come and let him know the issues we were having. He would show up with an empty bucket and say that he hadn't brought roach traps and that he wasn't being paid to handle rats. We chose to move out early and maintain two leases for a month and half at our own expense. We let Sassouni know the situation yet they still threatened to withhold our massive security deposit, claiming that the floor had needed to be vacuumed after we moved out. Through a series of texts, emails and calls regarding tenant rights, I made it clear that not receiving the full deposit was completely unacceptable, and in the end they did begrudgingly provide it. Honestly, I feel worst for the tenants who live in Sassouni's buildings on voucher programs and have no alternative to having a slumlord take advantage of them on all counts while not providing proper services, and all of the taxpayers whose funds pay for subpar housing programs that line this "family business'" pockets. read more

However, when I moved out, she emailed me false accusations. Sadly, she tried to blame me once again for something I did not do, and thankfully enough I had evidence proving otherwise (I had taken detailed photos and videos documenting my entire move out). Do not rent from this company. Going to have to sue to get my deposit back. Be familiar with NY Tenant law, specifically Section 7-108. Unless you're willing to go to court, I would kiss your deposit goodbye. Lived in one of their apartments in the EV for 2 years. It was in bad shape when I moved in, and in better shape when I moved out. Dealt with the same leaky roof 3x in that time. Got a few weird threatening texts from Sassouni himself about me breaking down doors while I was there (???). Building is 100 years old and full of water damage, and poor patchy repairs. A couple times he claimed he lost my check, asked me to send another. Once he did this and cashed 2 checks in one month. Now, moving out he has not paid the deposit in the time prescribed in law and is post-hoc claiming I caused damage (for which I have pictures showing it was there when I moved in). read more

I can assure you that every positive review on this site is 100% fake. Unorganized, angry on the phone, belligerent, threatening, deceitful and manipulative, they are the worst landlords I have ever had in my life. Renting from them? Kiss your security deposit goodbye- or be ready for them to make your life a living hell. Prepare to fix everything yourself, spend winters in the cold, and just straight up call NYC Housing if you need anything fixed: it's just faster. Pests? You're gonna need to shell out your own money to get rid of them, or wait weeks for someone to return a call, only to be yelled at. Keep a copy of every check and bank statement- they'll tell you years later they're missing payment and threaten to keep your deposit and/or sue until you're able to provide proof of every single one or pay for it all again. And they'll do it all with a straight face. NO moral compass here- no tactic is too low! I am not joking when I say I spent months in therapy based on my interactions with this company. Needless to say, staff turnover is high, and you'll never talk to the same person twice, except for occasionally the two heavy hitters they put on the phone to scream at you when the receptionist can't get rid of you. Never get on the phone with them without recording it, if that's legal in your jurisdiction, or make them send what they have to say to you in writing, or better yet, only talk to them through a lawyer. I would avoid living in any sassouni management building. It is the worst management I have experienced in NYC. For starters, the management team is rude and insulting. Additionally, the make you have a guarantor even though my pay is well over the minimum requirement. Then they would not accept my parents as guarantors because they are retired... so now I'm paying additional money just to have insurance as my guarantor. I should have seen this as the first red flag. Now, I have had so much packages stolen and even though there are multiple cameras, the management team refuses to look at the videos. I have a theory that it is someone within the building based on the random things that are taken out of a package. Lastly, they don't turn on the heat, it's below 55 degrees outside and absolutely freezing in my apartment and they say there is nothing they can do? One of the most despicable management companies I have ever worked with. Incredibly rude and unhelpful staff. They deducted from my security deposit, after the super guaranteed my full security refund back. When I emailed to ask about it, they had an very unprofessional woman call me back, accuse me of being hostile, tell me that the charge was "not our problem," and then hang up on me. Additionally, the apartment I rented leaked water from the walls and ceiling because it was a single layer of brick. Winter was terribly cold due to this. There is pretty much no super in our building, so you're on your own! Want to receive a package? Sorry - you're not home during work hours so no luck. Need something done? Oops you can wait five months or just buy the equipment and do it yourself. I've never met more useless management. When I moved in, my apartment wasn't done being renovated and was disgustingly filthy. Worry not, Sassouni couldn't be bothered to respond to my calls, but was quick to send me a bill when I withheld part of my rent due to their negligence and poor management. Mice in the building, mold on the walls in the bathroom, and a useless super who is never around and does not do anything for tenants. Their contractors smoke in the building and the fixtures are cheap cheap cheap even though the upped my rent for "stainless steel." Do yourself a favor and rent from anyone else. read more

Wish I could give these guys zero stars. We had to resign our lease after the first year because one of my roommates left, and it took us calling every day for a month for them to get back to us. We were technically squatting in our apartment because they weren't getting back to us about signing the lease. Finally when they got back to us, they made us bend over backwards, driving out to Great Neck at 7am because they wouldn't accept having 9-5 jobs as an acceptable excuse to stay open late for us. When we were at the office signing the lease, we brought up that we needed our buzzer fixed and that we were nervous about a bug situation. We called to follow up when we saw a bug, and it took them a week to get an exterminator in. We had to sleep in a hotel. No one has contacted us yet about fixing the buzzer, and it's been a month. The people working here are morons. My dog could provide better customer service. And, considering what we're paying, we should not have to call 30 times before someone returns our calls. They should learn to stop treating their tenants, who are trying to pay them, as if they're completely incompetent and a waste of their time. read more

I was a tenant for a year in a Sassouni building (150 east 3d.) We had very few problems with the apartment or the management, and those were dealt with very quickly and amicably. The man who took care of the building (who was not the super, but who lived in the building and did the work) went out of his way to take of things in the apartment and kept the building very clean. Sure, it was really run-down, but you get what you pay for. We didn't have any problems after we moved in, so I can't say how quickly they resolve those. They did come back on their own initiative to paint the front door, install a toilet paper holder, and replace the light fixtures. Misunderstandings about book-keeping with the rent were taken care of quickly. We got our deposit back quickly and in full - which we deserved, but not all landlords are this diligent. one con - the "no dogs" policy is not enforced, and the yappy monsters on the second floor were pretty annoying. read more

My roommates and I had this management company with our upper east side apartment and they were great at first but that quickly faded. Our superintendent went on vacations, months at a time. Then someone else took over. Then the phone number was out of service. There wasn't great communication between Sassouni or our Superintendent, so all year we were being redirected. Towards the end of our lease, you could tell they wanted to squeeze any money out of their clients. They have poor communication within the management, customer service, and billing. You have to know someone's extension in order to reach at least an answering machine. Overall, below average quality. read more

Between altering renewal documents and lying to us on the phone about the fact that we had successfully terminated our renewal, she played us like a fiddle. Assuring us over the phone that everything was fine, we would be able to successfully terminate our lease without any problems and then following up with a "you have successfully renewed your lease for the next year" message. She got us good. When brokers were sent to show the apt, they lost the keys after only showing it 2x and never showed up in the 1.5 months after that. I literally never write yelp reviews, but I have to say how amazing Sassouni was over three years that I rented with them. I was a good tenant, always paid rent on time, no noise complaints, etc. so that definitely helped, but if you're on here, you're probably very careful about renting in NYC - as we all know, it's pretty much the worst thing in the world. I was SUPER nervous about renting my apartment on the UES through them because of the reviews but I have literally never encountered a more accommodating management company. I knew that I was going to have to move overseas because of work, but I didn't know exactly which month that was going to be. When I renewed my lease, I told them about my issue and Sassouni gave me a 7 month lease and then extended the lease twice, by one month each time, to accommodate my work schedule. The process of extension never took more than 5 or 10 minutes, and they never bumped up my rent during that time period. I CANNOT say enough how thankful I am to Sassouni for taking so much stress off and letting me stay in my apartment. I have lived in NYC for a long time and I have never encountered a more flexible management company. (Also - our super, Benny, was amazing and always fixed everything actually well and really fast. Our building was always clean, we literally never had any bugs, and anything that broke Benny would fix immediately, always working around our work schedule.) I was worried given the atrocious reviews when I called Sassouni. Fortunately, I got the operator on the first try, was only on hold for about 30 seconds, and then had someone who knew exactly what was going on with my account speaking to me. She also pulled up my file incredibly quickly and answered all my questions clearly. Entire phone call took maybe 5 minutes. I docked a star though because of the kerfuffle it took to get my keys - it wasn't clear who my super was and I walked into a little bit of a yelling mess before I was able to get my keys. Literally, there were yelling people on speakerphone while I stood by waiting for the outcome. Overall I'm pretty pleased with how fast the company responded to my concerns. Update: I've been interacting with Sassouni for almost ten months now. I have never had a problem reaching the company. The person who answers the phone transfers me to the same individual every time, and that individual always knows who I am and also remembers my questions from previous calls. I honestly have no idea why the reviews are so bad. read more

She was so rude to my new roommate and cursed her out on the phone. The building was infested with mice for almost a full year and the exterminator would take weeks to come. The walls were cheap and mice broke through several parts leaving gaping holes. The trash was not taken out regularly. They only gave me the time of day when I reported these issues to 311. Then I got bombarded with calls nonstop because they were suddenly interested in helping me despite me notifying them for six months. Instead of repeating what she said, ill just say if you're looking to dump thousands of dollars into an apartment and not gey your security deposit back, a sassouni building is the place for you. If you want to have an open communication with them, have problems fixed, then steer clear of this company. One thing I will give them, though (not really them at all, nothing to do them) was the super. Even though he barely spoke English and really never came to fix anything, he was always very nice. Once i forgot my keys and was waiting outside in the rain and had to work in 2 hours, and he was able to come down and let me in. And when i was moving out he helped me carry boxes. lying slumlords. Would give them 0 if i could. DO NOT RENT FROM THEM. Roaches in my apartment throughout the year was the highlight of my experience. I had no gas which meant no working stove or over for 9 of 12 months i lived there. And when they were showing the place to prospective tenants at the end of the year, they neglected to tell them this fact or told people it would be fixed immediately. Absolute lies. I moved into an East Village apartment in July. In September there was an issue with the gas and they had to shut the gas off. When gas lines are shut off, every apartment must be brought up to current NYC DOB code and pass an inspection in order to get them turned back on (standard stuff). This can be long and expensive work for landlords. Yet rather than telling us this information (which I only learned later) and providing an alternative solution (like replacing the stove and oven with an electric one), they continuously told the tenants that the problem would be "fixed soon" and that it was Con-Ed who was holding up the process. I spoke with con-ed myself who informed that this was not true, and that the landlords had not requested inspection. The landlords gave everyone a single burner hot plate and I had to special request a toaster over which was not given to everyone in the building. There was a talks of a class action law suit. A friend on mine broke their lease early, and the apartment was quickly rented out. The new tenants told me that no one had informed them about the gas issues before moving in. Other friends in the building were told they would have to get a lawyer and sue to break their lease. read more

Me: "I have a general question. What is your policy on breaking a lease?" Leasing Agent: "Are you a tenant?" Me: "Its just a general question" Leasing Agent: "I need to know if you are a tenant" Me: "My tenancy is not relevant here, you refuse to answer my question?" I'm actually shocked to see all these negative reviews about Sassouni. I guess it's true when they say anger is more motivating than happiness when it comes to leaving reviews. I've been living in an UES building managed by Sassouni for about 8 months and all my experiences have been great so far. My super is very attentive and always reachable. The office staff is always nice whenever I've had to call them, especially Shivanie and Christina. Yes, we've had a day or two where there was little to no heat but they always got the boiler company out and repaired any problems within a few hours. STAY FAR, FAR AWAY FROM THESE REMORSELESS, UNPROFESSIONAL, RUDE, UNBELIEVABLY INEPT MORONS. I mean, where do I even begin? These people are completely unorganized and don't have one shred of decency. I had the immense displeasure of dealing with some bimbo girl on the phone this morning who tried to force my roommate and I out of our apartment earlier than we had both made arrangements for. Apparently there was some "clause" in our lease that said if your term ends on a weekend day, than sorry, you actually have to be out on the preceding business day. When I spoke with this office MONTHS AGO, and explained I planned to stay until Sunday, the 31st NO ONE CORRECTED ME OR SAID I COULDN'T. Then this snobby, stupid little girl LIES TO ME AND SAID SHE LEFT VOICEMAILS for my roommate and I warning us. NOPE HONEY, no you didn't. So when I tried to explain to her this morning (tried, because this girl does NOT let you get a word in edgewise over her incessant, inane rambling) that because she didn't do her due diligence, I was now forced to pay hundreds of dollars to change my moving date with my movers because it's so last minute. And when she couldn't offer up a shred of empathy but instead just kept trying to speak over me in her nasally, air headed tone of voice, I started to cry. Do you want to know what her stellar customer service response was? "Oh my god, ewww....don't start to cry. Ugh. Um. Like. Ok. Uh. ....bye." And she hung up on me mid-sentence. So, if you want to deal with an awful, embarrassing excuse for a human being like this idiot princess of a girl who clearly hates her job and her life and doesn't have any regard for how her stupid mistakes affect other people, then be my guest!
