Tbh, I rarely give bad review on Yelp or google review, but this company is just a SCAM. I do not have heat or bug problem like other reviewers mentioned when I lived there, but my problem was SECURITY DEPOSIT RETURN. Literally, the lady named Tiffany Hunter-King ignored my countless email asked about the payment. NYS law requires the landlord to return the security deposit within 14 days after tenants moved out, or they should give reasons of deductions for the payment. Guess what?! They have given me nothing. No money, no explanation. Just expect I would forget about thousands of dollars and leave it to them. I have emailed them for 2 months without a single response from Tiffany. Danielle would reply, but all she was saying was Tiffany handles the return, I should contact Tiffany. Eventually, I am done with hide and seek, and just sent them a demand letter and submitted the complaint to state of attorney general's office. If you have the same problem like I did, please put in a complaint and get your money back. It is the easiest way to solve the problem. read more

Worst real estate management company I've ever experienced. Never got my deposit back, went months in winter with no heat, and illegally did not have elevator in a building that required it. People who work here are not only not helpful, but incredibly rude. read more

Update: Cockroach infestation is still a problem. Nothing has been done to rectify. Management is impossible to reach outside of their normal business hours. The emergency line never works. Further update: I've moved out after six months and much happier in a brand new building. If anyone is thinking about moving into unit 4F, you should first ask about the history of cockroach infestation in that building before making a decision. read more

We spent an entire winter with no heat in one bedroom. The management company left us weeks without a working fridge and when we called the city on them, the management company called us with an attitude. Now they are trying to keep our deposit because of issues that were already wrong with the apartment when we moved in. DO NOT MOVE INTO ANY OF THEIR BUILDINGS, ESPECIALLY NOT 85 PITT! The absolute worst and it's obvious that most of these reviews are made by their employees and friends. Do not sign a lease with them. Danielle is horrible to deal with and will not allow you to speak to literally anyone else- not even quite sure if anyone else works for the company at this point. Someone stole a package from me. When Leaving the building i saw it in the lobby, when i came Back it was gone. They gave me security footage but of course, the 3 hours of which the package was taken is suddenly missing from it. Also expect weeks to go by with no heat, days with no hot water. Make sure to have 411 ready if u want anything to get fixed because it's rare when Danielle is willing to help. Scam/predatory real estate company. They do not provide an on-site super for their buildings, nor do they post the super's contact info or an emergency contact for them in the lobby of their buildings. They have cut off heat to our building since mid-March, and will make up a different excuse every time you call them. They have no problem lying to and mistreating long time tenants, like the elderly, and will harass anyone who complains about their rights as a tenant. It must be terrible not to have a conscience. The other reviews are obvious fakes - why even bother with those? Everyone will eventually find out the truth about this company anyway! "Danielle specifically is always so helpful and so friendly!" Huh? Haha! Clearly a friend of Danielle's wrote this. The phone is staffed by extremely hostile women who all have the exact same Long Guyland accent and could just be the same person? I would give 100 stars if I could! This is the absolute best management company of all time. Danielle specifically is always so helpful and so friendly! When I first moved to NYC I was so nervous but after moving in to my new place I felt right at home. Not to brag, but my building is what dreams are made of. It's newly reno and absolutely stunning. PLEASE READ. Absolutely horrible. A.D. Real Estate defines the horror stories that many hear about New York City Management firms. This is my first Yelp review but it is absolutely necessary to warn people before signing a lease to a building under this management. First, we moved into a dirty apartment, dust everywhere nothing replaced, broken tile, broken stove, and when contacting the company, not only was there no reply but no resolution. It was a back and forth constant nightmare that took up hours of my life. In addition, this was not particularly the managements fault, but we had thousands of dollars worth of packages stolen from our building. BUT when requesting for the "working" hallway footage from our management it took months to get, and when I receive it there is no footage on it. I lived in this apartment for a year, and the stove NEVER got fixed. Only 1/50 requests for help was answered. I am now writing this review because I moved out two months ago and have YET to get my security deposit back and they are profiting off of withholding it from me. Whenever I call or speak to them, mainly Danielle, the response is belittling with a question of what would we like the company to do? And with that very simply, fix our issues as paying tenants as it is our legal right. Essentially they do not answer and they do not give a shit. There are other companies like them in the city so please beware but yes, they fall into the category of traumatizing and disrespectful management. read more

I recently rented a 1 bed 1 bath in the East Village. Building hallways were recently renovated and they are amazing! Tons of mirrors, beautiful fixtures. The apartment was also renovated with all high end finishes. The leasing team was great and offered me one month free! Thus far my stay has been amazing. read more

From the beginning stages of seeing the apartment (Which was no fee may I add) to the rental process to actually moving in was a seamless transition. today we have ZERO hot water in our building after 8 months of not having adequate hot water. The city has issued 2 hp actions in housing court and issued an access warrant yet they still refuse to provide proper services for the building including building hygiene and maintaining building safety. read more

I just wanted to take a minute to say how impressed I am with A.D Real Estate. They were beyond helpful with getting my daughter into a beautiful apartment. They made the process very easy for all of us and answered all of our questions and were very prompt in responding to our emails. They were able to provide detailed instructions for signing the lease, and everything else associated with moving into a new place. Anything from minor maintenance to documents and making payments was easy. Three years later, my daughter and I remain SO impressed by the quality of service we get with A.D. A quick investigation of the two 5 star reviews will prove they are likely fake. This company is beyond horrible. If you expect things like hot water (water at all for that matter), front entry locks that aren't constantly broken, working appliances or a clean common space, this is not the company for you. Every single neighbor I've met in my building hates them and there are multiple lawsuits and outstanding complaints with the housing board. The only explanation is that they just keep paying the minimum fines and assume that people will continue to get conned because their buildings are in high demand areas. I have had a hole in my bathroom ceiling for 3 months. If you withhold rent until they fix it they threaten to sue you. I have lived in NYC for eight years and have never dealt with con artists like this before. If anyone knows a good tenants rights attorney I would love to talk to them. read more

One star is too high for this company. I moved into my first avenue apartment and it was not clean,appliances did not work and there were roaches in the kitchen. Floor slopes down big time. Of course I couldn't see that when I looked at the unit since the prior tenant was still living there. Can't wait until my year is up. STAY AWAY from this company read more

Sadly my lease is coming to an end, but I thought it would be a good idea to write a review before. A.D. Real Estate has been amazing over the past 2 years that I have lived in their building on the Upper East Side. Unfortunately, my roommate is moving in with her boyfriend and I will not be renewing. The building on East 74th street has great common areas, but the apartment is what sold us! The finishes are like a condo with even Bluetooth in the bathroom. I will be very sad to leave. read more

Most unprofessional company I have ever had to deal with. They refuse to return my front door key deposit. No one seems to understand the the process. They promised to return our key deposits and then they refuse within the same day. I'm shocked that they are still in business. Beware when using this company. Note how you cannot email a person directly from the website or call the owner. read more
