Roof leak photos and the paint job afterwards by maintainance.
Alona T.

We lived at Saratoga Ridge for three years. We were excellent tenants--rent was paid on time and often before it was due, we caused no problems, and we thoroughly cleaned our apartment before moving out. Despite all of that, Saratoga Ridge is now attempting to send us to collections and threaten our credit over fraudulent charges. During our tenancy, our roof leaked three separate times. These leaks were reported, documented, and "repaired" by maintenance--mostly by patching and painting over the damage, not fixing the actual problem. The leaks damaged our walls, affected the aesthetic of our home, and even ruined furniture. Management did not take these issues seriously while we lived there. Now, after move-out, they are trying to charge us for damage caused by their own maintenance failures. We also reported multiple issues in the unit that were never properly addressed, often blamed on a lack of maintenance staff. When maintenance did show up, the work was rushed, incomplete, or careless. Yet somehow, Saratoga Ridge believes tenants should be financially responsible for problems that were repeatedly reported and ignored. Saratoga Ridge puts on a good front. They offer "deals," host tenant events, and do giveaways that make it seem like they care. In hindsight, it feels like a charade. They get their money back in the end by nickel-and-diming former tenants with questionable and unsupported charges, hoping people won't fight back. I'm not mad because I was a bad tenant--I wasn't. I'm mad at myself for not reading reviews like this sooner and thinking our experience would be different. It wasn't. If you're considering Saratoga Ridge, don't make the same mistake. Choose a place that actually values its tenants, takes maintenance seriously, and doesn't try to damage your credit after you leave. Saratoga Ridge may look good on paper, but when it matters most, they will treat you like you're disposable. Choose better. Trust me.

Roach on stove one fell into pan while I was cooking breakfast quite disgusting.

Moving in I was excited but soon found there was a roach problem. Mentioned it to maintenance and it was never resolved a year with pest is a bit much to deal with. Disappointed

I moved in here end of June with my bestie and now roommate. Honestly price wise...you could totally get a better apartment for the price. Location isn't bad at all and is near the free way and a bunch of stores. However all the gates are open except for one. They're all broken and while I've never had a problem I'm not sure how I feel about that. Anyways, the main problem here is maintenance. I know this is a running issue. And I know they're short staffed with maintenance. However I asked them to check out the dishwasher since it's not been working since FOREVER and they said they'd order a new dishwasher but that was seriously MONTHS ago and we still have no working dishwasher. The pavement for the road is HORRENDOUS and potholes and cracks are everywhere. Only ONE parking spot per apartment and that's so annoying. I get paranoid leaving a good parking spot because they're always full by the time I return. Now apartment wise it's all old. The cabinets have the 'bandaid' treatment. They're painted over but old as hell and creak and have cracks. Also the walls are SO thin. I live on the first floor and there's a small 3 person family above us and I SWEAR it sounds like a war is happening above us. They even made our ceiling shook one time and it sounded like they toppled over a book shelf. My apartment flooded TWICE in under 6 months. First was because the apartment above us over flooded and it went down into my shower and flooded our apartment. Maintenance didn't pick up the emergency line so I hauled ass to the leasing office to get someone and it's far since I'm phase 2. But they resolved it quickly and so did the az carpet care people. The carpet people were phenomenal but then I needed my ceiling patched up and while maintenance told me they'd send someone I had to ask after 3 days went by! The second time my roommate flushed her toilet and there was a clog which then overlooked and this was late at night compared to mine it was like 10pm and they fixed it after again not picking up the first time and sent the carpet people. The carpet people are so wonderful and very helpful. There's loose sockets EVERYWHERE and my closet door has a gap because it doesn't close all the way. And we had cricket problems and it was so annoying listening to them every night and not being able to sleep. They sprayed but it didn't seem to help so I personally had to buy cricket traps which worked better than that. I've caught probably 10+ over a span of 6 months. We also had wasp problems and they were mud wasps and while not harmful freaked us out since it was in both rooms. I killed 3 and scraped the nest off and they sprayed. And then there were tiny ants in the kitchen we had no idea where they were coming from but bug sprayed that to ourselves. I hate how small the bathrooms are. No place to put a little cart or anything and so cramped. The flooring is carpet in bedroom and like vinyl fake wood everywhere else. The floor base boards are all peeling up too. And last but not least the toilets. They keep randomly running and I KNOW damn well that is NOT normal. And I kept putting in requests and they kept 'resolving' while doing NOTHING so I finally called and left a snappy voicemail and was told the toilets were functioning well 'despite their age'. The toilets in my parent's house are older than these and are quiet as a mouse. It's running because there's a fault in the plumbing system but no don't take my word because I'm a woman and young. Also to flush you have to hold the handle down several second to make sure it actually flushes. This complex isn't horrible and could definitely be a lot worse. But it's cheap so it's manageable but drives me insane sometimes. I know my renters right and have read the law. I encourage everyone else to do the same. The rent app they use has so many ridiculous other charges like bridge liability risk and a bunch of other things. But that's probably just me complaining. There's a lot of pools and a soccer field. And a gym and marketplace. I love the people at the marketplace. They're all so nice and wonderful. The gym you need a legit key but have to ask for that. Probably one per apartment. Also there was one time about 8 police squad cars showed up and had a k9 and a rifle to arrest a guy in the complex ACROSS from me! They had a car ON the property itself and called the guy out via megaphone and said 'come out with your hands up or we will send the k9 and they will bite' I was freaking out hearing this and I saw it! I even have video of it. Honestly with all the money we pay they really need to redo the ENTIRE parking lot. It's so hard to see the lines and the pavement is horrendous. The lines are faded and hard to see. Honestly that's a hazard and I don't know why they don't fix it because they could be held liable in the right circumstances

Okay so first time ever doing this. The roof of my apt is falling apart water is coming in we have told the people at the office to send someone to fix it and they do they come in look at it and leave that's all. What me and my family ask for is a change of apt because to fix that it would take more then some paint the walls feel like wet paper and it's building up mold it smells terrible every time it rains the walls get wet and water comes out from the cracks. Also the walls move like if thy weren't connected in the cracks . ( Not to be does kind of people but I did my research and I found out I can sue my apt complex ) just would want a different apt because this 1 is falling apart and building mold.

Cat litter

DO NOT MOVE IN! This complex does not care about their residents. I've had cat litter spread across my breezeway for weeks now and nothing has been done about it. Everyday i'm stepping in it and bringing it to my house as i've explained to them. They still don't find that to be an urgent request. Although the rental prices are low, i'd recommend going somewhere where they care about their residents.

If I could give no stars I would. STAY FAR AWAY FROM THIS APARTMENT. All I can say is ROACHES ROACHES ROACHES. And they will not do anything about them. One of the 3 bedroom buildings has a known rat issue. The front desk ladies are rude and unwilling to help. The office is open when they feel like it and nobody ever answers the phone. A guy was shot nearby my unit and they left his body there overnight and the full following day in a parking spot. I could go on and on. I never leave reviews but if I could help anyone not make the mistake of living at Saratoga Ridge in north Phoenix, I'll do it.

3 bullet holes in my car and shattered window from shooting in front of my apartment.
Niya B.

I sincerely hope there is a thorough review of all my maintenance tickets, the overcharging, and just everything. It got to the point where I just stopped submitting tickets and counted my weeks to move out. I rarely ever do bad reviews, but my experience and treatment has been egregious. I would love to post an update that the management company did the right thing and reimbursed me for some of this craziness. I still have hope in humanity and believe kindness matters. However, it is also my duty to post my truth in hopes this doesn't happen to anyone else.

The AC is not working in the middle of summer.

We moved in about 15 days ago and everything has been pretty much perfect!…read more I'm pretty shocked to see negative comments about the office staff. When we toured the apartments they were extremely friendly, and even when there was an error on their background check that initially disqualified us from moving in, the staff was very friendly, professional, and helped us get the matter resolved. Long story short, they use a 3rd party for their background screenings and the 3rd party got some bad information. We contacted them and it was resolved the same day. The staff had no issue holding our apartment for us while we worked with the 3rd party to get the matter resolved. Another issue I've read about is train noise. Yes, there is a railroad track right next to the property and the trains run night and day. I'd say there's roughly 3-5 that run throughout a 24 hour period. The first night here I woke up due to a train blowing it's horn, but since the first night I haven't had issues. I'm not the deepest of sleepers either, but I guess I got used to the noise pretty fast. The actual sound of the train on the tracks is like white noise, and not every train that goes by blows the horn. Our unit is located facing the courtyard so I can't speak to the train noise volume for those units facing the tracks. The actual apartment units are wonderful. When we moved in everything was spotless. There are a few very small issues such as the cabinet door where the garbage can goes not closing all the way and some paint chipping from the bottom of a door trim. When we brought these things up in our move in check list they immediately offered to send someone over to fix them, but honestly it's not even necessary. You would have to really be nit picking to even notice this stuff. Soft closing drawers, beautiful subway tile in the bathrooms and kitchen, brand new stainless steel appliances, huge over sized sliding glass doors, high ceilings, big balconies, beautiful vinyl flooring... I mean there's not much else you could really ask for. The only thing that would be nice to have would be a wifi thermostat, but again, I'm nit picking. The neighbors seem very pleasant and friendly. Everyone says hello when you walk by them, most people are pretty good at cleaning up their dog's poop, and so far nobody has been blasting music or TV at odd hours of the night. As far as noise goes, you can hear people above you when they are walking around with shoes on, but honestly that's to be expected in an apartment complex and it's much less noisy than any other apartment I've lived in. We did a lot of research prior to moving here and this place checked all the boxes for us. You can easily walk to downtown Gilbert where there are tons of new bars and restaurants. The amenities in the complex are awesome including a nice gym with free weights, squat rack, and even a Peloton bike. A pool and hot tub that are both heated. Grills scattered around the property so you don't have to venture very far to get your BBQ game on. Valet trash service 5 days a week so you don't even have to walk your trash down to the dumpsters. Cable and internet included which surprisingly has great connection speeds (over 100mbps over wifi) and a number of channels. They even have an app that you can download that has a profile for all of the residents and their pets. (You don't have to have a public profile if you don't want to.) You can set up play dates for your dogs on the app, sign up for dating, get notifications about packages being delivered, pay your rent, and get notified about the many community events that are happening. Just last weekend they had a wine & paint event and they have food trucks scheduled nearly once a week. I know this is long winded and I know I've only been here for a few weeks, but I gotta give credit when it's due and this place has been awesome for us so far. If anything changes I'll be sure to update my review. Hopefully these good reviews don't lead to the rent being raised at the end of the lease because we plan to stay here for awhile.
