We lived at Saratoga Ridge for three years. We were excellent tenants--rent was paid on time and often before it was due, we caused no problems, and we thoroughly cleaned our apartment before moving out. Despite all of that, Saratoga Ridge is now attempting to send us to collections and threaten our credit over fraudulent charges. During our tenancy, our roof leaked three separate times. These leaks were reported, documented, and "repaired" by maintenance--mostly by patching and painting over the damage, not fixing the actual problem. The leaks damaged our walls, affected the aesthetic of our home, and even ruined furniture. Management did not take these issues seriously while we lived there. Now, after move-out, they are trying to charge us for damage caused by their own maintenance failures. We also reported multiple issues in the unit that were never properly addressed, often blamed on a lack of maintenance staff. When maintenance did show up, the work was rushed, incomplete, or careless. Yet somehow, Saratoga Ridge believes tenants should be financially responsible for problems that were repeatedly reported and ignored. Saratoga Ridge puts on a good front. They offer "deals," host tenant events, and do giveaways that make it seem like they care. In hindsight, it feels like a charade. They get their money back in the end by nickel-and-diming former tenants with questionable and unsupported charges, hoping people won't fight back. I'm not mad because I was a bad tenant--I wasn't. I'm mad at myself for not reading reviews like this sooner and thinking our experience would be different. It wasn't. If you're considering Saratoga Ridge, don't make the same mistake. Choose a place that actually values its tenants, takes maintenance seriously, and doesn't try to damage your credit after you leave. Beware, the negative reviews are true. This place is a nightmare to deal with because of management. It might seems appealing but your will end up regretting living in this roach infested place. From the moment I moved in the apartment they gave me was so damaged. The previous tenant was a smoker and they didn't even bother to clean up the smoke residue everywhere inside the apartment, it was so water damaged as well which I'm sure it's full of mold. There were holes and graffiti on the wall. Appliances did not work (stove, garbage disposal and shower) when I brought it to to management instead of being helpful and taking care of the situation they decided to try to kick me out and give me an eviction notice for 3 months straight which comes with a 50 dollar fee. The group of people that run this place are horrible to deal with they seem bothered every time you talk to them. They run this place more like a jail than an apartment complex. I'm surprised these people have a job treating people the way they do. Rent this place it you enjoy living with pest and employees on a power trip. read more

I lived at Saratoga Ridge for 6 years, from Sept 2019-July 2025, in my time there I cannot express how great everyone was. Kari, she was a leasing agent when I first arrived and was a leasing manager by the time I left I can't say enough good things about her she is amazing. Karen, she is a complete professional but an absolute joy to be around and is the sweetest woman you'd ever meet. Fawnda was always there when she's needed, she never fails to make you laugh and every single interaction you'd have with her you'd leave happier. Angela, I didn't get to know her too much but ever since taking over at that property she has made it her mission to improve the complex which with over 800 homes it couldn't be an easy job. The other girls in the office I didn't see too much so I forget their names but anytime you'd call or go into the office needing something they are always on top of their game and willing to help. I cannot say enough good about this place. Great family atmosphere with a fantastic staff. My family just outgrew the complex or I would have kept living there. At the end of the day it's an apartment complex in north Phoenix, it's not the Ritz it's not a 5 star resort but it is what you make of it. I moved in here end of June with my bestie and now roommate. Honestly price wise...you could totally get a better apartment for the price. Location isn't bad at all and is near the free way and a bunch of stores. However all the gates are open except for one. They're all broken and while I've never had a problem I'm not sure how I feel about that. Anyways, the main problem here is maintenance. I know this is a running issue. And I know they're short staffed with maintenance. However I asked them to check out the dishwasher since it's not been working since FOREVER and they said they'd order a new dishwasher but that was seriously MONTHS ago and we still have no working dishwasher. The pavement for the road is HORRENDOUS and potholes and cracks are everywhere. Only ONE parking spot per apartment and that's so annoying. I get paranoid leaving a good parking spot because they're always full by the time I return. Now apartment wise it's all old. The cabinets have the 'bandaid' treatment. They're painted over but old as hell and creak and have cracks. Also the walls are SO thin. I live on the first floor and there's a small 3 person family above us and I SWEAR it sounds like a war is happening above us. They even made our ceiling shook one time and it sounded like they toppled over a book shelf. My apartment flooded TWICE in under 6 months. First was because the apartment above us over flooded and it went down into my shower and flooded our apartment. Maintenance didn't pick up the emergency line so I hauled ass to the leasing office to get someone and it's far since I'm phase 2. But they resolved it quickly and so did the az carpet care people. The carpet people were phenomenal but then I needed my ceiling patched up and while maintenance told me they'd send someone I had to ask after 3 days went by! The second time my roommate flushed her toilet and there was a clog which then overlooked and this was late at night compared to mine it was like 10pm and they fixed it after again not picking up the first time and sent the carpet people. The carpet people are so wonderful and very helpful. There's loose sockets EVERYWHERE and my closet door has a gap because it doesn't close all the way. And we had cricket problems and it was so annoying listening to them every night and not being able to sleep. They sprayed but it didn't seem to help so I personally had to buy cricket traps which worked better than that. I've caught probably 10+ over a span of 6 months. We also had wasp problems and they were mud wasps and while not harmful freaked us out since it was in both rooms. I killed 3 and scraped the nest off and they sprayed. And then there were tiny ants in the kitchen we had no idea where they were coming from but bug sprayed that to ourselves. I hate how small the bathrooms are. No place to put a little cart or anything and so cramped. The flooring is carpet in bedroom and like vinyl fake wood everywhere else. The floor base boards are all peeling up too. And last but not least the toilets. They keep randomly running and I KNOW damn well that is NOT normal. And I kept putting in requests and they kept 'resolving' while doing NOTHING so I finally called and left a snappy voicemail and was told the toilets were functioning well 'despite their age'. The toilets in my parent's house are older than these and are quiet as a mouse. It's running because there's a fault in the plumbing system but no don't take my word because I'm a woman and young. Also to flush you have to hold the handle down several second to make sure it actually flushes. This complex isn't horrible and could definitely be a lot worse. But it's cheap so it's manageable but drives me insane sometimes. I know my renters right and have read the law. I encourage everyone else to do the same. The rent app they use has so many ridiculous other charges like bridge liability risk and a bunch of other things. But that's probably just me complaining. There's a lot of pools and a soccer field. And a gym and marketplace. I love the people at the marketplace. They're all so nice and wonderful. The gym you need a legit key but have to ask for that. Probably one per apartment. Also there was one time about 8 police squad cars showed up and had a k9 and a rifle to arrest a guy in the complex ACROSS from me! They had a car ON the property itself and called the guy out via megaphone and said 'come out with your hands up or we will send the k9 and they will bite' I was freaking out hearing this and I saw it! I even have video of it. Honestly with all the money we pay they really need to redo the ENTIRE parking lot. It's so hard to see the lines and the pavement is horrendous. The lines are faded and hard to see. Honestly that's a hazard and I don't know why they don't fix it because they could be held liable in the right circumstances read more

Apartment was clean when I moved out and these people accused me of having a pet. I never had a pet or anyone over with a pet. Okay so first time ever doing this. The roof of my apt is falling apart water is coming in we have told the people at the office to send someone to fix it and they do they come in look at it and leave that's all. What me and my family ask for is a change of apt because to fix that it would take more then some paint the walls feel like wet paper and it's building up mold it smells terrible every time it rains the walls get wet and water comes out from the cracks. Also the walls move like if thy weren't connected in the cracks . There is a lot I can say about my chapter at The Ridge. If you like to live a life of wild and crazy, you can live in Phase 2 but if you are safe, like me, stick to Phase 1. There is a Market Place in Phase 2, which is super awesome. I enjoyed my time there until my dryer died. It took about 6 months and befriending someone high up in maintenance to fix my dryer. I got pretty tired of hanging my clothes out on my balcony to dry. I fixed a lot of the things there myself but I definitely paid way too much to live there. The stackable washer and dryers are a joke, no offense. But who can wash anything in those things? I'm better off going to a laundry mat. I also had random light switches that switched on to nothing... literaly... so weird. This place was very interesting to live. I will give it that. They need to lower their rental prices for sure and definitely hire more maintenance. Would I change it from my journey? Hell no. read more

The entire day went by and no one showed up. We went to the office and they finally sent someone over just for him to say his shift was about to be over and that the apartment felt cool to him. They said if it happened again to contact the "Emergency line" it happened again, we called the emergency line because the AC is not working and no one has contacted us. I had also placed a work order on June 3rd stating my dishwasher is not working and it still has not been repaired. Lived here for a year since the start we had problems with our apartment they took weeks to fix stuff they would come out to fix it one day and the next day it was back to not working (the washer) took them weeks to get me a replacement. We also had neighbors who would feel entitled over a parking lot that was not assigned to anybody. Front desk people are rude until finally we move out of there come to find out we were sent to collective, even though we paid everything off, which was completely bullshit. They managed to fix that problem, which was expected because we didn't owe them anything. Here is a brief overview: ROACHES: Everywhere--on our bedroom dresser, dishwasher, couch, bed, and bathroom ceiling. Despite telling the office repeatedly, nothing changed. We used traps and diatomaceous earth, but some still got in through cracks. SAFETY: Plagued by crime, drug use, and homelessness. We called 911 over 10x in 2 years. Came home to a homeless person unresponsive at our door. Helicopters circle on a regular basis. Gunshots are a nightly occurrence. Watched from our balcony as a fugitive fled on foot to phase one. Getaway car crashed about 10 ft from my car. Several registered sex offenders live here. Fatal shooting in 4/23. Poorly lit and hazardous stairs. It was not just about the crime; it was the constant reminder that our safety was not a priority. COMPLEX: Buildings were visibly deteriorating, water damage evident and stairs crumbling. Water leaks that damaged our furniture. Drafty windows and doors let in the elements and resulted in sky-high energy bills. HEALTH CONCERNS: Mold was a silent invader in our unit, and the vents blew out black dust instead of clean air. We often felt unwell, a constant reminder of the unhealthy environment we were living in. NOISE & PRIVACY: Walls were so thin, privacy was a concept, not a reality. Noise from neighbors and traffic was relentless. The local kids saw us as their personal piggy banks, knocking for money on a daily basis. "MANAGEMENT": Will not call you back. Violations of tenant rights at every turn. Blatant lies and disrespect. Thinks that they are smarter than you, they assume you must be an idiot to live at this complex. No follow-up, you'll need to hound them for weeks in order for them to make-good on their word or address your issue. Demanded more money out of us due to their bookkeeper, Karen Rhea, "making a mistake." Would not recommend to anyone. Horrible mistake that has cost us in many ways... Thankfully, we've left this place behind and now reside in a beautiful, clean complex in a safe neighborhood with an exceptional management team. We have 2x the square footage, an additional bedroom and bathroom, privacy, safety, upfront pricing and community for $100/month more than we paid here. Looking for a place to live with a front gate this is just for show and never closed, crime, uncontrolled parties at the pool, & management that will take their sweet time to address any concerns, whether possible mold, a water leaks, broken A/C, broken fridge, etc, and once they do replace your water heater, they leave the old water heater sitting on your porch for most of your lease with sediment leaking out on your porch despite many requests, then this place is for you! We could not get our daughter out of their fast enough!! She spent more nights at our house than in her place at Saratoga due to how unsafe she felt and the constant maintenance issues. read more

Okay... Here goes. Recently (yesterday) went to visit this property. Saw the pictures online and the AMAZING rent rate. Thinking this would be a GREAT place to rent and entertain. I was excited and had to see for myself if it's too good to be true. Well it is. This place is TRASH. I made time to tour the entire property with a leasing agent, who was kind and very nice. I asked to shown a "Ready Apartment" to get an idea of what an apartment ready to be rented looks like. There's NO WAY I'd EVER live here with or without my family. Ladies and Gentlemen, the the rents low due to NO UPGRADES, a very large complex, and a poorly managed complex. The leasing agent was embarrassed by the way this 2x2 (two bedroom & two bathroom) unit was. I even said, "You have an extremely difficult job trying to sell this place. From the sliding glass doors being off track, to the dips in the flooring at the front door and inside the unit. Broken cabinets, shelves in the fridge broken and missing, stuck windows, dirty screen filters, missing window screens, and out dated appliances... This is just the apartment! Are you FREAKING kidding me? Now the complex itself; old and out dated. ALL of the roads have pot holes, trash is all over the place, and poop everywhere! Even the trash area's (around the trash can) are disgusting and gross. Poorly constructed, poorly managed, poorly maintained, and poorly advertised. Now to be fair there is a positive(s), the location around the complex close to restaurants and grocery stores, yes actually. I am very pleased with this apartment complex. The communication on the phone with Sarah and Shay was top notch. They were very professional and accommodating with every question I had. They were engaged and making sure I understood the whole process of my move in date including rent and fees. I had some issues with my application being cancelled and some issues with their website. The assistant manager Kari was very understanding and helped me along the way. Upon coming to my tour I got to be along side with Sarah and she toured the whole property with me. It is a huge property bigger than I was expecting. It is well kept and landscaped nicely. They have 4 pools, a market place for groceries and a huge gym. All the neighbors are friendly and greetable. Something that stuck with me was how quiet it was. It is a very peaceful area to be around. The tour was very quick and not time consuming. Sarah was able to help me apply on their website and I was able to get approved within minutes. They even gave me a goody bag, including some travel hygiene to celebrate Hispanic Heritage Month. This place has a massive cockroach infestation. Don't let the photos fool you. there is a major cockroach problem in all the building. maintenance here is terrible. I've had to call about about my washer flooding my place and it took three days for them to show up. same goes for when I call about the roaches, it takes a few days for someone to come spray and even then it only last a few days before the roaches are back. also this is not a good environment for safety or to have a family. with the criminal activity here, this is not a place you would want to live in. read more

Maintenance is the only good thing about this place. It's a mediocre complex in a convenient part of town. Don't let the "renovations" fool you. It's a "half a$$" renovation job. There's so much paint on the inside of my cabinets, my dishes actually stick to the paint when it gets hot during the summer months. In the 3 years I lived here my apartment was bombed and sprayed multiple times because of roaches. It doesn't matter how clean you are, the problem is constant. When I took it upon myself to call the pest control company they use, I found out Saratoga Ridge has a contract where they pay a flat fee every month no matter how many basic sprays are scheduled. If you currently live here, you need to be persistent and demand they treat the pipes. A simple spray will not solve your problem. This service costs Saratoga money, so they'll try to tell you it isn't necessary. The complex was also hit multiple times with thieves stealing catalytic converters. After reaching out management multiple times, the response I received was "we're working with security". They also didn't alert the community it was happening. They literally could not have cared less about their tenants. Parking: it's a disaster. Triple check your parking spot assignment because mine switched 3 times. You will also need to make sure they update your "tow card" with the correct space #. There is never any "general/visitor" parking available, so if you ever have company, they'll likely need to park on the street and walk in. And depending where you live in the complex, it can be a very long walk. I'd avoid this place like the plague. read more

We were looking for some reasonably priced housing for our friend with some nice amenities in North Phoenix area and called and visited several places and had some not so good experiences with customer services and the condition of the property until we came to see Saratoga Ridge Apartment and met Brandon the leasing agent. He was very helpful and knowledgeable and went over all our options and gave us the best deal for an apartment. Process was fast and painless and now our friend is already moved in her lovely apartment. Just wanted to touch base on the way Saratoga is handling pool appointments through the ResConnected App. I made an appointment for Sunday 10/03/2020 at 1:30 for the Market Place Pool and upon arrival find that it's locked. The key provided to us for the pools did not work. My husband then calls the employees in the front office and assure him that maintenance will be there shortly to open the pool. He waited 40 minutes and NO ONE arrived. Take in mind that it's 100 outside and he has a toddler with him. He then calls again and this woman just says she called maintenance already but there's nothing else she can do. Time goes by husband calls a 3rd time and they tell him he can come to the MAIN pool which is all the way in the front in PHASE 1... we stay in PHASE 2!! He walks to the office and speaks to them directly and even offers to open it himself if he can have the key. The ladies seemed really irritated and didn't know what else to do. Apparently they called maintenance many times and they could not get a hold of them. They were nowhere to be located. It was all a very UNPLEASANT ORDEAL... that I believe could of been avoided if maybe ONE of these ladies simply showed up herself to open the Market Place pool. I see them on their little carts driving up and down the complex all the time it would of taken only a couple minutes. Overall, I feel maintenance was probably off that day on a Saturday. I feel these ladies could of done more, but just didn't care at all. At the end my husband just ended up going to the Main pool. We have been living in Saratoga for 6 months now And have constantly heard complains about the "rude girls" in the main office from neighbors but didn't really pay much attention. They are shutting down the water once a week. There's only one person that works on the weekends. You'll never get through on the phones cuz she's busy showing apts and when she is in the office, she has the doors locked. If there is every a major water drought...Saratoga would be the reason. They have sprinklers every 3ft on the property and run them 3 times a day causing a majority of the water to completely cover the streets. Even on rainy days they run. NONE of the dog parents pick up after em which leaves the complex covered in dog shit. They walk dogs in the wee hrs and at night when there are few ppl to notice em. CATS ONLY COMPLEX. When i first moved here...rent was $570/mo. Now with all the biz's opened up around us...my rent has almost doubled...yet nuttin much has changed enough in my apt to even come close to warranting a double in rent. Apts are outdated. Walls and floors are thin as fuck. You can even hear neighbors coughing. Thin walls aren't good when i'm having to call the cops on my next door neighbor on a regular basis for beating each other senseless. Most homes are two adults+/2cars. Yet they don't have the parking spots to accommodate every apt. Which is why ppl are having to park in fire lanes and handicap spots. Then when they come out the next morning...they find out their car is gone due to being towed cuz they have contracts along with many apts in the neighborhood. Tons of spots in front of the office that never get used. Yet if you park there...you'll get a tow sticker on your car the first round. 2nd...they will tow it. Not to mention...tow co's have the policing authority to sticker vehicles with outta date tags. The front security gate technology is outdated by 20+ yrs. Newer technology...gate systems only allow one car at a time to go through. If you try to go through...you car will be severely damaged. Which prevents tons of unauthorized visitors/unwanted visitors to follow the lead car in that let em all in...or even driving in the out. 3/4 of the time the gates are always open becuz police/fire never shut em after using their emergency entrance key after 7pm when they leave. Any kinda screen hanging over or covering the patio/balcony to keep the sun/rain out and provide shade isn't allowed. When it rains, balconies are soaked for several days. Complex needs much bigger speed bumps without an empty spot between the two. Many cars and crotch rockets blow through the streets on the property like it's a 45mph speed limit. Needs a much more 24hr convenient way to pick up packages like newer complexes do using lockers instead of The Marketplace. Fix everything listed and i could see my monthly rent being worth $900/mo....for a one bedroom. read more

They lie about information they give out and when confronted they can't do anything to Update. They take part of your security deposit for a "move out fee" it's not in the contract. I'll be contacting their corporate. Update: they lie about reaching out and when you reach out no one will call back or reply to your email. read more

This apartment complex seemed like everything my family was looking for, it has great amenities. However what I have found out in the less than one year of residence is that when the apartment above you floods twice in 4 months they will take care of there property but not yours. The fist time none of our property was effected. This most recent incident (yesterday) our bed was completely soaked. My insurance company informed me that it is up to the complex's insurance not mine. When I called the office Laura the manager insisted I and my insurance company were wrong. It seems I will need to take up my issue with the small claims court. read more

Location was perfect but everyone in the office we dealt with any time we had an issue couldn't care less. Getting appliances fixed or looked at was a pain and took weeks at a time. When someone did come right after we moved in to fix something the guy WENT THROUGH OUR CLOSET and made a comment about a jersey hanging up. Also there was no light or ceiling fan in the bedroom so that was really inconvenient. There's never any parking (you only get one covered spot and if you park in the wrong one it can be towed). The gate almost never worked so anybody could come in or out. There was police presence almost nightly for something. A guy slept on the doormat of the first floor underneath my apartment several times and I'm pretty sure he was homeless... I was walking my dog and a lady and her two kids were trying to go into my apartment... they had been told the wrong phase and were trying to move into my already rented apartment. We paid a pet fee upon move in and then when we moved out we got mailed a bill for additional cleaning fees (paid a pet deposit also) and then SENT TO COLLECTIONS. NO email or phone call follow up to guarantee we received it. (We moved across the country so of course we didn't receive it). The office people were always rude anytime we had questions about anything. Even when we would just bring the check to pay our bill. Half the time they weren't even in the office. Don't waste your time unless you want to be treated like trash. read more
