We had a flat-fee agreement with Victor and we recently closed our second house purchase with him…read morebased on our positive first purchase (also reviewed by LC L.). Victor did a decent job for the price he charged. Our experience was OK until the house was closed. Unfortunately, when it comes to the commission rebate, it was a nightmare. Victor insisted to withhold the rebate "tax" even though it is deemed to be unnecessary from multiple CPAs (he verbally admitted but was tricky enough not to put anything in written). He also refused to respect his own proposal where he can simply issue me a 1099 form and let me take care of the "tax". Even after I agreed to gave him a 5-star review on Yelp and split the difference (again, he agreed verbally during our last phone call), he remained non-cooperative and started to play "disappearing" game for two months without sending the check. Maybe he is planning for his retirement or something because his service has dramatically deteriorated. It looks like he don't really care about his reputation or customers (especially the returning ones) anymore. I have to get my attorney review our communication record and plan for further legal action and an official CRA complaint. Anyway, good luck with you if you decide to work with him. Should you have a second thought, I am more than willing to share more details. Just think about it~~ Particularly, take the experience of a returning customer into your consideration

My fiance worked out the number details with Tommy so I will not comment on that. All I can say is, it's beyond being fair to get their services. very straight forward and no hidden fees or any of that. Prior to buying a house, I always had preconceived notions that buying a house is stressful, difficult, and real estate agents are like car salesmen who would sell you anything for commission. But, after working with Tommy, boy has my impression changed. Prior to helping us find a house, he asked us what our priorities are and what we were looking for, and really only showed us houses that met our criteria. At every open house, he would never try to emphasize only the good things about the house and mask the bad, he always spoke in a matter of fact way to ensure that we make our own decisions, and only buy if we really like it. I like the space and honest opinions he always provided. Negotiation process. Tommy helped us make a very good and informed decision when we first put in an offer for a house and ended up getting us a good price for the house we liked. Without experience, you will not know how to do that, and do it well. Responsiveness. The main thing that impressed me the most with Tommy was how responsive he was. We would send him e-mails with questions that come to mind throughout the day, sometimes at 12am, and would always receive a reply from him within an hour. Usually the replies are answers to our questions, but if he doesn't have the answers right off the top, he would at least acknowledge our e-mail and get back to us within a day. Very impressive and much appreciated. After working with Tommy, I would highly recommend my friends and family to go through him for any future buying/selling of houses. Great person to deal with and I couldn't have asked for more out of an agent. Very happy to report that we did close on a house thanks to Tommy, and have now become first time home owners!

My house hunt lasted about a year - I wasn't in a hurry to get my own place, but knew it was a good time to buy. Tommy gave me advise on what to look for, things to stay away from, and educated me on the house-bidding game. In the end, I secured a wonderful detached single-family home at an amazing price. Tommy also has great connections. His wife got me a great mortgage rate. The escrow officer commented on the amazing rate a few times while I was signing the paperwork. She works at a bank, and her team helped me through the entire financial process. Furthermore, they pointed me to a fantastic insurance company that made getting insurance easy! An additional note: Tommy's business model (GoHalfPercent.com) helped me save a lot of money, which made a big difference as I planned to do some renovations around the new property. Bottom line: Contact Tommy now if you're on the market for a house!

Another update with 5 stars, again!…read more This complex was built in the early seventies, and although the condo I rent came with major upgrades when I moved in almost five years ago, things still happen. For a while, the upper panel on the white Maytag over-the-stove microwave kept falling off, and I kept reattaching it. Then the day came when I could no longer reattach it. I logged a support request. Soon, Fernando Vazques texted me, asking for the microwave's serial number. I took photos and texted them back to him, and in the process, I learned that the appliance's manufacturing date was January 2004. So it was over two decades old, but it still worked great if not for the panel falling off. I thought they would order a replacement part for that panel. However, it turned out that it would be cheaper to replace the whole microwave. Fernando kept me updated on the approval progress, the order from Lowe's, and the delivery. Once two guys from Lowe's delivered the microwave, Fernando coordinated the installation. One guy from Intempus came, installed the new microwave, and removed the old one; everything would have been ok if not for a large area of paint that peeled off the wall beneath the microwave. I sent pictures to Fernando. Several days later, David, a tech, arrived to fix the paint issue. I brought out all the cans of paint I keep in the outside storage shed that I found here upon move-in. However, none of that paint matched the color on the kitchen wall. So David went to a paint store and used their paint color matching machine (I hadn't even heard of such a tool before!) to find the exact match. He returned from the store and did a super careful job achieving the orange peel effect on the wall. He also went around the unit, noticed things, fixed them, and responded to my reports of minor annoyances. For example, he reinserted the large patio screen back into its railing, fixing the railing so that the screen wouldn't fall off again. He also gave me good advice on keeping the place in good shape and admired the many plants I keep outside my unit, which warmed my heart. There was definitely a silver lining to how protracted the microwave replacement turned out to be, in that David fixed things I didn't even bother reporting. I definitely felt I was in good hands with Fernando and David responding to my service request, and I know that if anything else needs fixing in the future, I will be in their good hands again.

Very disappointing experience with this company. We were renting a house for 4 years and got a…read morenotice this year that they were not renewing the lease, we asked for a reason and they told us the owner was moving back in. Ok...we thought that we can't do anything about that. Days later, we find out they start renovations and repairs and are now looking to rent-out the location. I guess they can do what they want, but it would of been nice to receive some honesty instead of being lied to about the owner coming back. So if you rent from this company don't be surprised if they kick you out and re-rent for a much higher price. The price rental increase was raised about $800/month for run down, poorly managed property....glad we moved, to say the least. On top of this, we were charged for a shower door that had mold on it. This door was from the 90s as it was out dated- it was attempted to be cleaned many times but was past that stage. So I removed the door with permission from landlord as we have a young baby that needed to take baths. Anyways, we got charged for a new door when getting our security deposit back as the other one was tossed in the garbage. I guess they want us showering in mold? I requested for our patio roof to be fixed many years ago ( before all the rain this past winter) and our landlord wouldn't fix it, there was leaks everywhere. He gave this excuse he couldn't climb up the ladder due to health reasons. I don't care if you can climb up the ladder or not. Hire someone else to do it. It's your job to at least do that. All in all I requested over 5x and it never got done. All of our stuff on patio was ruined due to the rain. On top of this, our neighbors requested the fence (which was falling over to be fixed) he wouldn't do it. This thing was literally about to fall over any day. Boards were missing, he literally ignored my requests on this. No communication. While we were packing to move out, the oven light indicating the burner was not off wouldn't shut off. So we let the landlord know (as it's the oven, and may cause fires) and he was literally at the house and wouldn't even come in to look at it. He said "if it's still working, no need to check it". I really couldn't believe it, there was no regard for safety of his tenants. He came to our house one day to fix a breaker that blew out. I answered the door in a neck brace (due to a recent neck surgery). He says "what did she do to you?" Indicating my wife did it. I almost punched him in the face. Why would you say that to a client? We are not friends, you are a landlord that I dislike- Mind your own business. Last but not least, I called him to discuss the shower door situation. He was so mad that the moldy door was thrown out that he literally hung up on me. It was complete disrespect. If you read this review, I hope this helps your decision to not use this company. It was a bad bad experience.

Alex never once pushed us to make an offer. He did the opposite, asking quiet questions that helped us figure out what we actually needed in a home, and what we could live without. Yuchi made sure our finances were rock-solid before we wrote anything. She reminded us to budget for the nice-to-haves and steered us clear of money pits. Before submitting our offer, Alex walked us through the comps he'd prepared and, surprisingly, suggested we go in lower. In a moment when ceasefires get torn up every other week and the world feels uncertain, that lower number turned out to be exactly right. Behind the scenes, Alex paired our written offer with a strong verbal follow-through. We were shielded from the rest. Accepted as written. Two offers with Alex and Yuchi, 12 years apart. Both accepted on the first attempt. Yuchi is now voluntarily and unofficially project-managing our Sunnyvale home upgrade, taking time out of her schedule to visit stores and walk through options with us like it's her own place. Whether you're house hunting in the Bay Area, casually browsing, or just uncertain about whether now is the right time, reach out to Alex. You'll know right away you're in good hands.

We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . This again gives us great confidence in deciding whether to proceed with our offer or not. There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest. They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.
