Lots of rigs are very run down covered in green mold and mildew yard full of junk. The park sits directly next to a very active railroad, so lots of noise and vibrations. It's an odd park that seems to have been allowed and also allowed their residents to run into disrepair, and care. There is nothing wrong with older rigs but take pride and clean the junk overflow from the lots, clean your rig or home. So sad. Based on what we saw I would assume there are also issues with rodents.

1. there are train tracks next to the park. Trains run all night and have to sound there horn on…read moreapproach. The ground shakes and no matter where you are in the park, the horn is extremely loud. You WILL be woken up at night. 2.The park is also next to a dirt road. Expect ALOT of dust. 3.Sewage is pumped and ground up and when the wind blows in your direction you will have to deal with the odor. 4. The park is NOT handicap accessible and the office is even up a flight of stairs. 5.Pitbull and Pitbull mixed breeds are allowed in the park. I have witnessed on many occasions their owns trying to restrain them from going after other guests dogs. 6.The water for the entire park can be shut off at any given time with NO notice. This happened to me at least 4 times now. 7. The office staff could care less about making your stay a pleasant one. They are unpleasant and will bully you.

Our manager Heather Glorioso is an excellent manager and she takes appropriate action as needed. She maintains control at community meetings; she is consistent, firm and fair; she upholds the park rules, and follows Sun community guidelines. Our booked site was large, lots of shade, but we couldn't get the TV dish to pull in a signal through the trees. Scott, and his wife who manage the park, changed our site with no problem at all. We ended up with a great site in this little jewel of a park. The park is kept immaculately clean on a daily basis by Scott, who takes tremendous pride in his work and the park. There is no pool, but there is a clean laundry room with good machines, 2 club houses for some entertaining Karaoke events and a variety of games, bingo, darts etc. Situated 2 city blocks from downtown Zephyrhills, which offers great dinning, bars, and shopping Malls, along with much more. This park is a super place to relax with excellent prices, friendly staff and guests, best kept secret in the south.... Our stay was the month of Dec, with a 37 ft MO with a 12 ft trailer.
