DO NOT USE THIS SERVICE UNLESS YOU WANT TO HAVE EXTREMELY LONG DELAYS. PHOTOS OF EVIDENCE OF TERRIBLE SERVICE AND BEHAVIOR BELOW. Aaron was a terrible consultant who provided obstacles at every turn. As a result we terminated him. He did nothing but delay our ability to receive our loan money and took several days and several phone calls before even replying. When he did reply it was short and didn't actually address what was needed. I believe he was also purposefully ignoring us since we are a gay couple because he ended up texting us a homophobic comment after termination and addressing his unprofessional behavior and lack of timeliness. My husband would call him several times and I had never used my number to contact him, so I decided to give him a call and lo and behold magically he could respond when he was radio silent to my husband. He even threatened to report me and my texts to the bank, which is hilarious because he would just be doing me a favor of displaying his incompetence and saving me the time of complaining about him to the bank which we did anyways. read more

Reposting this review because apparently Yelp won't let you call someone homophobic because it's objectionable, so I won't do that. Instead, I will simply say what happened and you can decide for yourself. Aaron Baldwin did not perform his job to my satisfaction at all (no judgment here, only MY experience). After quitting on me because he didn't want to do his job and I told him a piece of my mind, he texted me to "get our nails done" (screenshot of text below). You can decide for yourself if that is homophobic or not. Though I can't say for sure, I believe that this might be the reason why he performed so poorly the whole time. If that isn't enough to make up your mind, keep reading: - Aaron ignored my husband during his second inspection and pretended not to know who he was, as if I hadn't mentioned his name several times and that he was going to be there - ignored phone calls, emails and texts and would not get back to me unless I called 5-10 times in a row. The only thing he would text is "call you right back" and then never call. Also, took several days to complete the simplest tasks such as signing a document after promising to do it that day. "Same day"? More like next week if you insist. - general incompetence/sabotage: he kept saying that he's been doing this job for 30 years, but didn't actually give any solid advice and pretended not to know the most basic things. When I would ask him about changing our contract to reflect the changes to our project, he would simply say "the contract is the contract", "ask the bank" and that he didn't know if that was ok. But when I called the bank, they couldn't believe it because it's "obviously his job" (sic) to initiate a change request. When I asked him to finally submit the request, he quit on me because we're "too much trouble". And he will probably say that it's because we didn't get permits etc etc but we got all the permits we needed and he was trying to force us to get more permits which would cost unnecessary time and money! Because of this delaying and simply not doing his job, we got our loan money significantly later than we should have and are experiencing serious cash flow issues and now on top of that we have to find a new consultant. Mind you, I was willing to work with him and he was the one who quit. Knowing what I know now I should have fired him a long time ago, but I didn't know that was even possible. I'm just relieved that I never have to deal with this man again and hope that everyone else will run from him too. I finally decided to tell him about the things he did wrong and all he could give was pathetic excuses and "stop harassing me". It's really sad that there are so few 203k consultants in Los Angeles and options are limited, but I can really only urge you to find someone else if you need one. read more

Same Day 203K Consulting - Mortgage Brokers Near Me - Los Angeles, California

I am so glad I decided to go with Same Day 203k; I was dreading the idea of remodeling our Kitchen and Bathrooms. I found Aaron Baldwin's name on the HUD Approved 203k Consultants website. Aaron made everything easy and seamless, and was a pleasure to work with I was immediately impressed with Aaron's knowledge of the 203k Program and his sincere commitment to providing the highest quality work and following the HUD Guidelines (which he did!). Aaron made sure our Contractor followed the 203k Budget and Timeline Agreement. He didn't allow the Contractor to change the original scope of work, this saved us time and money. (Thanks Aaron). I would call Same Day 203k on the weekends and after work and Aaron was always there to take my calls and help us out. He is just that type of person. We look forward to working with Same Day 203k in the near future when I hopefully build our ADU next year! Thanks, Aaron ... Five Stars To Same Day 203k Consulting. Stay away. Aaron talks a big game when he shows up but once his payment is in hand its a different story. You'll need to chase him down, hear excuse after excuse about his email not working, or his phone not getting texts. The guy lacks accountability for his failures. Mr. Baldwin is second to none! You will not be disappointed! He's definitely one of the best, if not the best, 203K Consultant in town! He will be upfront and honest from the start; his heart is golden because he has a passion for what he does! My overall sense is he does the right thing because it's the right thing to do! I'll be working with him for about 60 more days or until my home is complete; however, I'm very confident he'll stand tall through it all! No disrespect, but I need to update this post because people are reaching out to me. I'm very disappointed. Cutting a long sleeve short, I had to fire Aaron Baldwin. Things didn't work out, unfortunately! In hiring, a new consultant, I'm finding out that the contractor was paid for a lot of work/repairs that he didn't carry out! Yet, it was Aaron Baldwin's job to verify these things, wow! I thought he was a nice honest guy, and he is but he was very stressed in his personal life. It's no excuse, furthermore, good help is very hard to find! God bless us all!!!! read more

I wish I had read the Yelp reviews before working with Aaron Baldwin at Same Day 203k Consulting. The whole process can be very confusing and Aaron really left us hanging... not responding to emails, pretending not to have received our emails, and getting angry with us on phone calls. There has been so much chasing down and yet such little progress. Instead of correcting his mistakes, he blames you. I noticed other reviewers saying the same thing and I really regret my decision to work with this company. Not a great value. read more

Mr. Aaron B. He is true to his words. He is very professional, knowledgeable in his field of business and He is dependable. He is on time and in-details in documentation. He gives insight in the project, in our case our ADU. He also refer us to a finance company/bank that gave us leverage and most important low rate. His service fee is fair and competitive. I will definitely refer Mr Aaron to a friend and family and co-worker who needs his service. read more

Part 2 Aaron from Same Day 203k Consulting has completely abandoned my project. I have been waiting for confirmation on this and I finally received it from him today. The unprofessionalism, laziness, incapable of paying attention to detail and the lack of ownership has caused me to leave this review. I basically had to do his job with consulting with the contractor and the banks and also make sure he received all of his compensation from the bank when I never initially knew I had to do. His incompetence has caused a lot of disappointed, frustrations and money. In my previous post I was pressured by Aaron to post a review before real actual work got started. He appears in the beginning to be caring, understanding and someone you can depend on. However that quickly changed when any problem arised during my project. Now that we are at the end of this year long plus journey he decides to walk away and quit leaving me and my family holding the bag. Oh he decides to quit after he has been fully compensated for doctoring up draw requests and refusing to correct them when questioned by the bank. I feel bamboozled, I feel taken advantage of and used. Sucks that it's your own people who will do it to you. I am disgusted and upset that I ever trusted this man. If you see Aaron Baldwin - RUN do not trust him to do anything he is contracted to do. What he is doing to people should be illegal. Only time will tell... Thanks Aaron for showing your true colors. read more

DO NOT USE THIS COMPANIES SERVICES. Aaron Baldwin is unprofessional and a horrible person to work with. He ignored our emails, phone calls, and text messages. When he finally responded back after several attempts to get a hold of him. He claimed he never received any of our emails, calls, or text messages. For a person who claims they have 25+ years of experience is a joke. He delayed our loan application and cost us a lot of stress. He is not easy to work with and is not knowledgeable in this line of work. I should have listened to the other reviews of Aaron Baldwin, but I ignored it to give him a chance based on the good reviews. But I was wrong and it cost me a lot of my time and delayed my plans in fixing my house. Don't believe the 5 star ratings, like I did. You will regret listening to those positive reviews. Save yourself the headache and find another company who are reliable, competent, and trustworthy. read more

Aaron Baldwin came through for our home building project when we were in a very difficult situation with our previous HUD inspector. Not only did Aaron redo all the faulty work of the previous inspector, he also took his time to make sure we felt comfortable with how things were progressing with our contractor. My wife and I rarely post reviews but we wanted to take time to share our experience with our FHA 203k Consultant, Aaron Baldwin because he has been a gift to us on our journey. Working with Aaron with Same Day 203k, has been a wonderful experience. We are truly thankful and blessed we called for his services. He is not only professional at what he does but he is also reliable and dependable. This was our first home and our first time venturing out of our comfort zone with a 203k Construction Loan. After asking friends/family and looking through reviews, we located Aaron on HUD's website. HUD provides a list of registered certified FHA 203k Construction Loan Consultants. We did our due diligence and met with a few 203k Consultants. We choose Aaron because he was very efficient, responsive and easy to communicate with. He has remained this way and has made our 203k experience easier. He walked us through the 203k construction process, explaining his role, the contractors role and our lenders role. Aaron also assisted with explaining the 203k Construction Loan to Contractors when we where requesting bids. His knowledge and extensive experience with construction helped us select a contractor who was a fit for our family. This was a very challenging and difficult process but Aaron was there every step of the way. We highly recommend Aaron as your 203k Construction Loan consultant. He is a top notch professional! He keeps everything on track, and continues to be attentive and courteous, to my wife and I. He is always available to answer questions and guide us and is great to work with. He is the 203k Consultant everyone needs when working with a 203k Construction Loan. He knows exactly what documents are needed to move the process forward. I've been working with Aaron Baldwin on a VERY difficult Fannie May Homestyle (alternative to FHA 203k) project that has spanned several years, and is still ongoing. Aaron has been nothing short of a God-send and perhaps the only light and hope on this project so far. It has been and will be because of him that we get this job done to satisfaction. He has been the most honest, reliable, diligent, determined, professional, knowledgeable, and kind individual I've ever worked with. There have been issues with our lender's documentation, issues with our contractor, issues with city construction permits, COVID 19, amongst other significant high stakes impediments to this project. So many things have gone awry. Yet, Aaron has stuck with this project and by our side the entire time, despite the high level of difficulty, never wavering in his professionalism and commitment to the project. He has gone above and beyond the call of duty, providing sage advice, and top notch quality work. I truly cannot sing his praises loud enough. I firmly believe NO ONE else is capable of handling this project with the level of care, detail, and professionalism that Aaron has -- consistently. I wish I could give him 10/5 stars. Seriously. Thank you SOOOOOOO much, Aaron. I'd recommend him in a heartbeat to any and all who need any of the services he provides. read more

I've been working with Aaron for awhile. I strongly recommend him for several reasons. First, he has many years of industry experience, and has many contacts. He can put you together with a lender if you need him to. Whatever you're currently working on, and whatever your circumstances, he can give you the best available options. Second, his work ethic is impeccable. He's highly organized, always follows through when he says he will, and always has a plan. You'll pick up on this just from talking to him on the phone. Third, the finished product is really good. He knows exactly how to structure his reports according to who will consume them. You can rest assured that they'll be formatted and filled out in a way that makes the recipient's job as easy and efficient as possible. This minimizes any need for the recipient to ask him any further questions, and that reduces the time it takes for you to get your project finished. Aaron is the real deal. If you need your home inspected, you won't do better. read more

I don't know where to start this review...? But, let's start with back in June 2015 my wife and I bought a fixer upper house. Our intention was to close on this house and refinance with a 203k loan to assist us with all the renovations. I must have hit jack pot when my original lender suggested to use Same Day 203k Consultant service. At first visit from Aaron I knew this was the right guy for the job. Aaron is very knowledgeable, courteous, and most importantly understanding. His first words to me where "don't worry I will do everything I can to help you make this house into your dream home". Unfortunately my luck ran out few weeks later as the original lender totally dropped the ball on my loan. I won't get into much details but in short they wouldn't approve my loan. I called Aaron in panic asking for assistance given my situation. Once again Aaron reassured me not worry and he will set me up with another lender who will get this job done. After 2 months of back and forth paperwork Aaron's words stayed true. I have now closed on the 203k loan and ready to start construction next week! To sum up this review I just want to say 203k loans are not your average conventional A + B type of loan. This is a very very complicated loan which takes the right lender and 203k consultant to get the job done. As I wrote earlier I was not so lucky with my first lender and if it wasn't for Aaron I'd probably still be out there trying to find the right bank. Do yourself a favor get the RIGHT team together for your dream house to be. Call Aaron and he will take care of the rest. I have nothing but great things to say about this gentleman and I hope my review will save someone else from 203k complication nightmares. Thank you so much Aaron ! read more

If you're thinking of financing your home with an FHA 203k loan, you want to work with Aaron Baldwin to make sure everything goes smoothly. We got a 203k with a massive construction budget to remodel a large home. Aaron provided valuable advice throughout the process - from scoping it out to helping select and work with our contractor. One of the best things about the 203k program is the consultant who helps you along the way and I slept easier knowing I could always call on Aaron for advice. Plus I could always count on Aaron to come through - especially when we had time crunches to get documents signed or payments mailed. read more

I made a huge mistake in picking SameDay 203K. They cashed our check pretty quick, but we needed one simple modification and it took them 2 months to do. During escrow, every week counts and I was being ghosted via email and phone. This delayed delicate escrow another 45 days which was completely unnecessary. The seller walked away due to so many delays and we lost the house. read more

Same Day 203K Consulting is by far the best 203K Consultant in the Los Angeles Area and I would recommend them again and again. Aaron was able to step in on short notice to assist me with my 1st draw request for my loan while my 203k consultant was out of the country. Upon inspection of the property, he immediately spotted issues in the structure of my home that had gone unnoticed previously, provided a recommendation on the best way to address the issue and worked with my General Contractor to make sure we were all on the same page as far as the mandatory work needed. I am so grateful to Aaron for his experience, thoroughness, attentiveness, and professionalism when dealing with a 1st home buyer. Aaron is the best around and in a league of his own. I was consistently underwhelmed by Same Day 203k throughout the process of my renovation. The lack of attention to detail and lack of communication cost me a portion of my original scope of work (with associated budget) and lots of hair pulling as I approached my 6 month deadline. I had to make 2 revisions to my scope while finalizing the mortgage, all additions to the prior scope. Instead of updating the most recent scope, the consultant used an old copy of the scope which was missing items from the most recent revision. I did not notice in time (which I acknowledge was on me), so the scope was finalized without all of the items I had requested. I ended up having to pay for that work out of pocket. I was also displeased with my final draw request. After sending the consultant all my paperwork after his final inspection, I heard radio silence for 10 days. Finally after another follow up, I was told that the paperwork had been sent to my mortgage company. However the mortgage admin could not find any email from my consultant. It took Same Day 203k 8 days to respond to my email requesting a copy of his original email. Finally it was determined that he sent it to the wrong mortgage company. I had told him the correct company during my 1st draw since my mortgage had been sold immediately after closing. With less than 2 days to my deadline, I was finally able to forward his email to the right company. While I understand that mistakes happen, he did not follow up with me nor on the original email to ensure it made it to the correct destination which I found unprofessional. While scheduling inspections usually only required 1-2 follow up calls and the consultant does seem to know contracting, I would not recommend working with Same Day 203k on the whole. read more

I selected Aaron Baldwin from a list of approved home inspectors through the NACA home buying program. I was extremely pleased with Mr. Baldwin's professionalism and knowledge. He was very accommodating as I had to reschedule several times. He was forthcoming and conducted a thorough inspection. Unfortunately, I had to cut the inspection short. Mr. Baldwin went so far as to discount his original quote for the inspection. This was a lifesaver for me as I felt I would be wasting my money. read more

Tyler came out and did our inspection. He was very thorough and detailed. His report was easy to understand and did not leave anything out. He answered all of our questions, and the information he provided to us will be very helpful as we begin to prioritize what we want to repair and replace first in our new home. Tyler took great pictures that really demonstrated what he observed which was really helpful. It was over 100 degrees the day Tyler did our inspection, but he still took his time in checking everything. We are buying a home through NACA, and Tyler is one of their approved home inspectors. He knows the NACA process well, so we didn't worry at all. He was able to schedule us for the next day, gave us a better price than another company we were considering, and he returned our inspection report to us that evening. PART 1: To put it simply, if it had not been for Aaron Baldwin of Same Day 203K Consulting and his wealth of knowledge and contacts, it would not have been possible for us to purchase our beautiful new home. My husband and I began the home-buying process many months ago w/ a different lender and 203K consultant. However, after meeting the first consultant and deciding that he was not a good fit for us, we continued our search and found Aaron and 203K Consulting. From the very first conversation his twenty plus years of experience was evident as he put us at ease with his calm demeanor, vast amount of knowledge, and willingness to educate us about the 203K loan process. His assistance eventually became invaluable when - at the eleventh hour, the week of (our first) expected closing - we were notified by our previous lender of an issue beyond our control that threatened our dream of becoming home owners. Aaron quickly referred us to another lender, Jeff Touchstone of Prospect Mortgage, and Jeff was able to not only save the deal, but to help us close in about 2.5 weeks! We are now at the beginning of the remodeling process and Aaron has "held our hand" every step of the way. His quick response to our calls and emails and solid advice, has given us confidence that no matter the issue, he will have our backs and has our best interest in mind. Thank you so much Aaron and we look forward to posting a "PART 2" review once our remodel is complete! :) read more

A few months ago, I got the notion to do a whole home remodel and addition; although, we are still in the early stages in the game, Aaron came out to the property, conducted a 203K evaluation of the existing dwelling, and advised me based on my vision for the project. Aaron advised on contractor relations and assisted with contract review. He has truly been of service every step of the way. I am totally new to this whole home buying thing and especially the 203K process. From the moment I contacted Aaron to schedule the appointment for the initial walk through, he was extremely informative and provided information for reference, so assure I could get some sort of understanding.
