I don't rent from them but many of my clients do and you'd think they'd be grateful for the paying, steady client tenants we bring them. Half of the clients in one of their properties rent from them and have done so for years upon years. So whats the problem? The little interaction we have with the office is always unpleasant, not to be confused with the onsite managenent within the building, Debbie & Kevin are amazing, not to be confused with Debbie at Salem Management. If any of my clients have an issues with billing or payments the people there have a snotty attitude. Everytime. You're getting paid relax. My other problem is on the rent slips for years (and still does) it has the wrong return address printed on it which is in Emerson NJ, when all slips and checks should go to their Union, NJ office. Again they caught an attitude about that. How about not printing the return address on there for Emerson idiots. Its just lazy. I wouldn't say not to rent from them, but any interaction you have with Salem Management specifically is sure to be about as fun as jumping on a bed of tacks. read more

When I first moved in like 5 years ago, everything was good. Don't know what happened between then and now but the management has changed. Always paid rent on time and never gave them problems. Anything small that broke, I fixed. Whenever the tenant above me took a bath usually around 1:30 a.m. (after the children went to sleep) water would literally flow in the bathroom walls. I notified maintenance on 3 separate occasions. Their answers and solutions to the problem was that the children upstairs overflowed the bathtub. That was a sure lie and not a solution because the children were sleep and I kept telling that was not the problem. The walls were soft and started to mold on the inside due to the water running inside the walls and the top corner of the wall over toilet, electrical socket and tub started to produce water bubbles under the paint until the ceiling eventually ripped open and water would leak out. I called and wrote to no avail. I stayed with Salem management threw out COVID paying them on time all the while the maintenance issue progressively got worst while they fixed up the apartments around me to pull in new victims and all you see is tenant constantly moving out. Debbie, the office manager, is the saddest and nastiest woman I ever spoken to. She greets you with an attitude and threatens to hang up if she doesn't want to answer your question. I would be sad too if I was middle aged and working a minimum wage paying job to a bunch of slumlords. The building we lived in had spacious apartments but the building was run down. Also other tenants think they own the place as they constantly complained about my neighbors kid walking around "too loudly". Also a neighbor didn't like when he found me and "my roommate" were getting married so he made false claims against my apartment saying we were doing drugs and causing a nusance. They jack up rates whenever they feel they want to. The super is nonexistent in the building. Nobody returns a phone call or tries to help. It's always a matter of chasing them down to get things done. We read the reviews about these people before moving in but thought they were isolated instances. We were wrong!! I can't even put it into words how terrible this company is. It starts with unprofessional communication, filthy apartments in desperate need of updating with completely outdated appliances, cracks in the walls, mold, bug infestations, non-functioning pool, laundry machines from the 70s that they charge an arm and a leg for that don't work half of the time and can't even fit bedding, they raise the rent every year by completely random amounts, and the list goes on. Also, they do not show leniency, quite the opposite actually, if you miss any type of deadline, say instead of cancelling your lease 30 days in advance you do it 28 days in advance then you have to pay another year of rent and you don't get your security deposit back and if you try to reason with them you get attitude. If you are considering renting in NJ, I strongly advise you to steer clear of any Salem Management properties. read more

I have lived here for almost 3 years. This month I accidentally paid the rent twice through electronic payments. I asked them to refund one payment and they were very rude and said they don't return payments. I asked them to write a check which they also refused. They were more than rude and nasty. I explained I live on Social Security and this made me overdrawn by $200.00 until Sept. 3rd and I cannot buy groceries or meds. Their reply was I made the mistake so figure it out!!! I have had also had mice for months. They sent an exterminator who put bait stations out. Called the next month. The exterminator came again, he said they hadn't touched the bait so he would bring more. There was no point if it hadn't been touched. Called a few weeks later and they implied I'm making it up stating no one else has them and can I take pictures next time. Finally put ALL my food in plastic storage containers for months. In July I put the food back in the pantry and the next morning found droppings everywhere in the closet. They asked me to take pictures and email to them for the exterminator which I did. I have now put out my own traps and put All food in individual plastic containers which has cost me over $60.00! Sorry this is so long but potential tenants should know what they're getting into. read more

I would rather live in a cardboard box than rent from them ever again. Their customer services skills are the absolute worse. I tried to explain to them that I was a government employee and got caught up with the shutdown, I had also just had a baby and was behind only two months before they took me to court. Their attorney claimed he understood but the office manager wanted almost everything up front for me to stay. The judge ruled in their favor after going to court twice with my 3 month old at the time. I left before the time I was granted to stay to get things in order and now they want to sue me over a year later but the judge put on paper that I didn't have to pay them. One of the worst management company ever. The supervisor assistant was so rude and unprofessional over the phone. All I wanted was a simple explanation to my concerns but they could not answer that in a nice and using a low tone voice. They said I could not even speak with the main supervisor Mr. Arthur Taylor because he only has a fax # but whatever. Phyllis was literally yelling and screaming over the phone. Learn to give respect, than speak to your customers who has to pay for your crappy services. No wonder they have such a crappy reviews. I will never again rent from this ruthless company. I would not rent from any property run by this company. I lived in millvillage for two and a half year and management was a nightmare. Their view on everything requiring maintenance is just to patch it or put it off. This gets even worse when the apartments are so old that just walking on the floor of my upstairs unit would cause my downstairs neighbors to report loud stomping and banging. It took us both nagging management to just get them to look at the apartments and then weeks longer to get any contractors in. I even told management I would vacate my unit for a whole week while I went out of town, moved the furniture and everything. When I came back, still nothing had been done, no call not communication nothing. The very next day when I went into the office all of a sudden they could have a contractor to the property that very day. Sadly, not even the contractors could fix the floor and my neighbors decided that going to property management was useless so they decided to verbally threaten me to be quiet and followed that up with trying to physically fight me outside our front door stating "we are tired of talking". When I complained to SMC about not only the neighbors but the fact that had property management just fixed the floor instead of saying the buildings are old for 2 months, I might not have to avoid fight club with my neighbors. However, Karen from SMC was very intent on arguing if management had any roll in this at all and that the did all they could. She suggested we just "talk it out" with our neighbors, she then hung up without giving me any of the info I requested so I could file a formal complaint with the company. That is my entire impression of this company, you will hear from them when rent is due or you owe them money, if its repairs or work done on your apartment its probably going to get done once you move out. read more

I've not had to deal with the home office, I've lived in one of their apartments in Washington, NJ for almost a year and I have not one complaint. If zero were an option I'd choose it. After being an exemplary tenant at Brakeley Garden Apartments I was treated horribly when I had to move out of my apartment. No one could give me straight answers and I was told that the only way to speak to a manager at Salem Management is "by letter." The staff is unprofessional and unable to give clear, concise, correct answers to questions, so in other words you get the run around. Prior reviews are correct about broken laundry facilities and poor building maintenance. I had a $2000 chair ruined because it literally rained in my apartment. If you have a complaint you are told once again to "write a letter" which will go unanswered. Don't expect to ever get your security back, they will find a way to keep it. Salem Management has just taken over our building, previously known as Meridia Water's Edge, in Rahway. We had high hopes, being that the Meridia Management company was absolutely HORRIBLE. They charged us for parking spaces that weren't even their's, added outside electricity to tenants bills, and never responded in a timely fashion. The craziest part was that Rahway Police Department were the ones who informed us of all of this. Seeing a sign (since we were not even informed) that the building had been taken over by Salem Management was a blessing- so we thought. It seems there is a pattern of unprofessionalism, delayed or no responses, and horrible overall management with Salem Management as well. I've contacted them as soon as we were informed of the acquisition, and STILL have not heard from them. I call, fax, e-mail and it's all useless. The receptionist are miserable and clearly hate their job. I can't wait to get out. ps- I've never EVER taken the time out to write a review, but I felt the need to warn. read more

I recommended a friend to live here who was then insulted by the property manager just few weeks of her moving here. In addition, my experience with resolving bill issues have been burtal. I wish there was a zero star rating for the level of unprofessionalism I've experienced with this company. I signed a lease and was given keys, after returning with all of my things I found that my key fob that was supposed to let me into the building did not work. It was after leasing office hours so I could not contact anyone to get in. I'm from out of state so I had to move all of my things back into a hotel room because I couldn't get into the building. Then after staying there for only 2 nights (had only moved in a couple boxes and an air mattress) I had to return home due to illness and was advised by my doctor not to move back for the time being. I called and expressed the situation to this property management company to try to see if I could cancel the lease...I told them they could keep the deposit and the months rent that I had already paid. I received nothing but cold, bureaucratic responses (e.g. You signed the lease and it's a legally binding contract) and was informed there was no way to break the lease, even when I offered to provide medical documentation. I would not recommend signing a lease with them. read more
