It was safe, it was clean, it was quiet, and it was affordable. Both the residents and the staff were very friendly, so it was a nice environment to live in. The apartment is surrounded by woods on three sides, so it is a quiet and relaxing environment as well. When I moved in, my apartment was meticulously cleaned before I moved in, and everything was in good working condition. I did have one minor maintenance issue during my stay, but I let the property manager know about it, and it was promptly taken care of. They have 1 bedroom and studio apartments available. They also have excellent deals for those of you that are looking for a short term deal, and they even have some studio apartments available for rent that come with furniture, a TV, kitchen supplies (pots, pans, plates, silverware, etc), towels, sheets for the bed, pillows, and blankets (all linens were new). I literally only had to bring my clothes and other personal belongings. These studios also include your cable, internet, and utilities all in your rent bill, so all you have to pay for is rent. For those of you that are just starting out, college students, interns at CAT, or just someone looking for a convenient apartment, it was very nice and easy. Onsite laundry facilities are also provided. The apartment is in a more residential section of Peoria, but it is fairly close to major stores and just about everything else you need. It's a 15 minute commute to Caterpillar and downtown Peoria as well. There is plenty of parking provided, and it is free. Overall, I was very pleased with my stay at Woods and Meadows, and I would be more than willing to come back again. I had a good experience there, and I highly recommend it.

First of all Woods & Meadows only offers studio's and one bed apartments (and no balconies). I needed more space so unfortunately had to move out, otherwise I'd most likely still be there. The apartments are clean and cozy. Everything worked fine in the two I rented during my time there, and if it didn't, Richard the maintenance person came out quickly to fix the problem. The complex as a whole is very quiet. The pool is small but well kept and rarely got busy in the summer. The complex manager, Cindy, is wonderful. She doesn't stand any nonsense but is also very helpful, efficient and friendly. If I had anything negative to say - it would probably be just that the apartments are a little older and would benefit from better AC/heating units. This apart - Highly recommended if you're looking for a great value, quiet studio or one bedroom apartment.

I lived here and worked from home and the internet worked perfectly, I think they use i3 Broadband now because it kept up with everything. My internet now is terrible in comparison and costs $70 a month. Maintenance crews are out at work everyday improving something or keeping up landscaping. I loved having mail right by the walkway to the doors. The fact that every apartment has a lake view can't be beat. Why would I live in a parking lot by a mall when I can have sunsets over the lake. The geese are gross and annoying but come with every body of water in Illinois. The pool area is beautiful and always well maintained. Two huge pluses that I miss the most: FREE HEAT and WATER. I mean the free heat alone is a huge money saver! I just got my current bill at my new place and it's $225 where at Prairie Lakes that would be $225 I could spend on other bills. And free water when you have your own washing machine and dishwasher is amazing too. I always had stellar response from maintenance on any issues. I found mold in my dishwasher when I first moved in and within 24 hours I had a brand new one installed. (I have been waiting 4 months to have mold removed from the sink cabinet in my current place if that tells you anything about other rentals.) They never took longer than 24 hours to answer any requests, large or small. The front desk staff was always super friendly to me and when I moved out the only deduction was for kitchen cleaning because I forgot to clean the oven (and it needed it!). I would move back here in a heartbeat if I could, I just can't believe the difference in Prairie Lakes and what else I have found in a much larger city. I would probably need to pay $2,000/month now to get to live somewhere that nice.

Now that I moved out, the experience is terrible once more. One of my previous complaint in the past review was that there was an issue inherent to the unit I was living in (the toilet was loose and leaking moisture underneath, causing the vinyl floor to discolor), and I made it known to maintenance, but was accused by management that I was the one who caused the damage and therefore liable to pay for the damage - after the review then back and forth, they sent a maintenance person out to inspect and it was finally concluded that it was not my fault and that there was indeed a moisture leak beneath the toilet. After that was addressed, I revised my review to 4 stars. I lived here for 2 years, then moved out partly due to the above average annual rent increase on my 1 BR unit (13%!). About 3 weeks later, they sent me a bill for "damaged countertop" and "damaged carpet", withheld my security deposits and ask for $1,063.89 (my security deposits already included) to fix those alleged damages. I emailed their corporate & asked for the inspection report and was promptly sent one. It was a pretty barebone, simple 8 page report that consists of only pictures along with a short description. All 3 photos literally said: "Matted carpet from tenant wear" In their own inspection team's words, this is from wear and not any actual damages. I made that known in the email, and their response was just refusal to acknowledge. First of all: there is ZERO mention of a stain on the carpet in the inspection report, only that it is "matted from tenant wear", nor is there any single visual evidence of any stain. See my attached photos taken from their inspection report. (fyi, these are thick and plush carpets, the 'dark areas' are not stains, they are exactly like that in any unit and can be smooth over to the other side for a consistent appearance). I have never spilled anything on these carpets, not even water in the 2 years I lived here. Secondly: it says, quite clearly, 'tenant wear' in their own inspection team's photos note. Thirdly: Carpet matting in high-traffic areas and worn traffic patterns are textbook examples of normal wear and tear, not damage So they bill me $527.18 to replace those with brand new carpets. Essentially making me pay for THEIR maintenance cost. The second issue: countertop stains. I don't know what material they use for their countertop, I think it is laminate (they refuse to elaborate), but it is very easy for colors to diffuse into - at least the one in my unit (not every unit is the same, some are older, some are newer than others). For example, if I place even a bag of Walmart with stuff in it on the countertop for 30 minutes to an hour, the blue and yellow colors typical of Walmart plastic bags will literally imprint onto the countertops and it will be quite difficult to get rid of unless acted almost immediately. In some cases I could even see almost the whole word Walmart printing onto the countertop's surface. However if you don't catch them quickly and it sits, it gets difficult and almost impossible to clean off by hand. That happened with one of the usual kitchen item, a Reynolds Kitchens Quick Cut Plastic Wrap from Walmart. I placed it on the countertop for pretty much in the same spot for the entire 2 years I lived there, and sure enough, the bottom blue color of the box imprinted itself on the countertop, which they billed me for (see photo). I have literally never seen any countertops do this before. The choice of material they choose for their countertops that is very susceptible to color chemical diffusion is not a consequence of my choosing, therefore, I consider this normal wear & tear. +$1,042.85! I tried to politely communicate this to them, and whoever was on the other side gave me quite a bit of sass and attitude: "Thank you for the response and opinion on our countertops." Then refused to communicate with me further as their opinions are "final", subtly threatened me to pay or be sent for "further collections". I am also pretty sure an entire replacement of the countertop for these 2 small stains, just to then bill me for it, is entirely overkill. There are several recent reviews on Google & here with similar experience after they moved out. Stay away from this place.

I've been really impressed by the great community feeling the complex has, everyone seems nice, there's pool parties, and the staff are very kind and actually care about you (very refreshing!). They'll take care of you should anything pop up. Haymeadow does a few things very well: their service, their pricing, the quality of the apartments, and the area. Okay maybe more than a few. The only downside I can think of is that you have to pay for laundry, and it can be tricky to direct people to your specific building because there's so many within the complex. Overall it's a phenomenal place to live for a solid price point, we feel that we found a diamond in the rough. Before my wife moved in for the first time she shopped around and scoured the comparably priced apartments in Peoria, Haymeadow stood clearly above the rest and we'll likely be here until we either buy a house or relocate. Great place to live.

However, since the change in office staff, I have nothing but negative things to say. I'll start out with complaints about the complex itself. The units are old. Very old. The appliances are old, the pipes are old and the HVAC units have NOT been well maintained. The whole apartment shakes when our A/C is running and my floor and wall shakes when the downstairs neighbor's is running. It sounds like a pressure washer when the upstairs neighbor is running theirs. I can't even run mine at night because it's so loud when it turns on that it wakes me up. The pipes are just as loud as the A/C units. You'll know when your neighbors are taking a bath as opposed to a shower, you'll also know when they're brushing their teeth or when they've flushed their toilet! I've lived in apartments with thin floors/walls, so you could hear a toilet flush, but it's not the actual flush you hear in these units, it's the water running through the pipes. I'll hit on one positive just because the remainder of the review is full on negative. That positive is the maintenance. Those guys have their work cut out for them because this property has been neglected and everything in the units is old. They try their best and they are always friendly. Unfortunately the only other halfway positive is the location. It's pretty quiet and has some wooded areas. Now, on to the negative. We were told verbally that subleasing was allowed and emailed the property manager at the time about lease buyout terms. We emailed her about a lease buyout a bit after we moved in just so we had the information. She responded via the company email that they had a lease buyout and gave us the specifics (more than 6 months left on the lease, the buyout was 2 months of rent, less than 6 months, it was 1 month of rent and there's a 30 day notice). We tried subleasing first and had someone very interested. We sent her to the office to apply but never heard from her again. My husband went into the office to talk them about that and was given attitude by one of the girls in the office about how we needed "permission" to sublease. Okay, I would think sending her to the office to apply was enough permission (especially as we were told before that they just had to fill out an application). He was also told that they showed her some other apartments and she decided to go with something else. Why are they showing her apartments when she was interested in OUR apartment? Seems very underhanded and sneaky. He then talked to the current (new) manager who told him that not only is subleasing different (I was told that it was more of a lease takeover, she told him it was a straight up sublease and we would be responsible if the subleasing tenant didn't pay), but that the email from the previous manager about the lease buyout terms was not valid. If they cared at all about the reputation of their business, they would have honored the previous manager's email (which my husband showed her from his phone). Instead they refused. Apparently we aren't the only ones who were told two different things in regards to breaking the lease. Check the filtered reviews. The worst apartment management I've ever seen and I've lived in a LOT of apartments. Never have I had a management company flat out lie to me and refuse to honor information given to me by one of their employees. If you know what's good for you, STAY AWAY.

We had less then a week to find and sign with an apartment, and Cape Cod Village caught my eye. We made the several hour drive out to the area to look at a few other apartments, but once we stopped at Cape Cod, we knew this was were we wanted and signed within 2 hours. From the beginning, the staff has been absolutely incredible which greatly contrast the landlords of a college town. While with the latter I felt I was being deprived of any amounts of cash for this and that with little support, I feel that Cape Cod has genuine concern for all the residents and are extremely proactive in maintenance and care. Rather than just repairing issues, Cape Cod continually contacts us in advance and ask if there are any concerns we have or if they are going to update anything around our home. They just repaved the entire parking lot, and still continue to make improvements around our home including updating our AC to a smart controller. The club house amenities have been deeply appreciated this year with COVID as they opened the pool to residents over the summer and had it staffed full time to check temperatures and be cleaned between guest. The gym which is surprisingly nice has also remained open to us and cleaning supplies have been provided to sanitize equipment. While there are not bars or benches with free weights, the gym is very well equipped with machines and dumbbells with space for stretching and warm-ups. While it may not be enough for hard-core gymrats (there are full gyms in the area to be a member of if so), it has been perfect for my wife and I to frequent several times a week and is just one more perk that pushes Cape Cod over the top of perfection. If you are more into running, the complex sits right on the Morton bike path which gives plenty of options to get out and go. The area feels very safe, quite a bit more then East Peoria, and our friends in the area regret not living here when they have come to visit. They would move if they didn't already have contracts elsewhere. One thing thing that you must keep in mind is that the apartments are pet friendly which can mean dogs can occasionally be heard barking across the lake and there is always someone out walking their dog at any time of the day. While I have a low tolerance of pets and I have allergies, I've had no complaints as others seem to keep great care of their dogs and we've gotten on well. There are two types of apartment buildings here, old and new. We live in a new one and are so happy with the living space. The walls and ceilings are thick, we cannot hear the neighbors or music and the electric bill has stayed very low as there is great insulation. We pay about $30-70 a month for electricity which is very reasonable and actually less then we expected keeping the heat and AC at 68-72. Be sure to program the thermostat though to fluctuate if you're not home in the days and this will help keep the bill lower. Moving in to the third story took some physical effort with couches and furniture as the floors are very tall, but the stairs were deep, wide and the walkways are as well. There was no difficulty in getting things moved around as the outside is very spacious and well lit. I know that we will miss this place when we have to move due to work, and we both think that we will not be able to find a place this nice for this great of rent. Cape Cod has spoiled us. Every day when I come home it feels like coming to a lake front condo. I cannot recommend this apartment enough! Love the space, love the staff, and really hope you can as well!

The grounds are impeccable and located right by the bluffs/forests, hence the name. It feels like a horse farm in the South with it's long, pretty white fence and nature infused green as all heck setting. One tenant regularly operates a modified vehicle that creates extremely loud engine noise and aggressive acceleration in the parking area, disturbing nearby units. This has been happening consistently for months. I have documented the issue with video, timestamps, and decibel readings, and have reported it multiple times. The lease's Rules and Regulations section clearly prohibits behavior and vehicle use that disturbs other residents. When I raised this directly and asked management to explain how this ongoing situation does not violate those terms, they did not provide an answer and instead avoided addressing the issue. No meaningful action has been taken, and the disturbances continue. If you value a quiet living environment, this is something to seriously consider before signing a lease here.

All that being…read moresaid, I can look past most of the cons I listed because it just comes with the territory of apartment life, which sucks even at the best of times, and penny-pinching residential groups. However, the final and most important reason for my rating is regarding safety, and unfortunately, earned this property an automatic 1 star when it was normally closer to a 4, all things considered. When the pipe burst in our building in December 2022 on Christmas day, I had just left our apartment less than half an hour before to spend time with family. I experienced no issues with the sinks or showers or pipes leading up to 12/25/22, nor did I have any problems unlocking/locking our front door. Shortly after I arrived at a family member's house in East Peoria, my partner received a call from one of the maintenance guys asking permission to enter our apartment since we weren't there; supposedly, his master key wasn't working, so our front door was forcibly opened by a battering ram by the fire department. In place of Santa's sleigh, two firetrucks were on site when I drove back to the apartment from family festivities to see what happened. It was a theatrical scene and distressing for all involved. Thankfully, our cats hid under our bed and didn't escape. Not surprisingly, our front door and deadbolt were noticeably damaged, as well as the interior door trim and adjoining drywall (see photos). The broken door trim, hardware, drywall pieces, and screws were also left in our entryway to step on and clean up. To top it off, apartment staff forgot to turn our water back on within our apartment after whatever pipe issue was resolved on Christmas, so we were unnecessarily without water for a couple days; we weren't updated about the water or front door situations on apartment management's end, so I had to call for an update, only to resort to leaving a voicemail since no one was answering. I bought 10 water jugs and a pack of water bottles from Hy-Vee so we could use our toilets, have water to drink and brush our teeth, etc. and purchased a door security bar and body wipes from Amazon. I submitted maintenance tickets to have record of both the water and door issues, which seemed to confuse/annoy one of the maintenance guys when he had showed up to turn our water back on after I had left my first voicemail (one of several). Long story short, it took way too long to have proper security for our apartment, and the door was never replaced; maintenance installed a new deadbolt and hastily painted over the damaged door; I have no idea if it was ever replaced after we moved out in May 2023. We live a few minutes from a Home Depot if staff didn't have parts on hand or the "door was on order" or any other excuse for not addressing the door and lock issue sooner.
