    We love this place. We recently purchased a new sailboat and had previously visited RPM. We were favorable impressed during that visit and upon delivery of the sailboat we moved it to our slip at RPM and learned to enjoy the facilities. The marina includes all of the amenities you would expect, including laundry, showers, fuel, ice, a ship store, and a lounge. In addition there are two great restaurants in the marina and many stores within walking distance or just a short drive away.

    Was told by the dock master that you need to have at least a $150K boat to get an annual slip there.

I would not recommend this marina if you are not confident is your handling skills. The Marina itself is very nice with lots of amenities. They have multiple large, clean, bathroom/showers. They have laundry service and a business center but I did not make use of those. A nice pool that I made use of while there and a little marina store that sells ice and such. The staff were helpful and nice when I interacted with them. There are a lot of fun restaurants within a short walk of the boats.

These guys are so dangerous on golf carts, they are an accident waiting to happen. One was seen coming from the pier 22 restaurant and had to hard break to not collide with an elderly woman, in the process all the garbage in his cart came flying out. This would not of happened if he was paying attention to citizens walking. If you see a staff member with an orange bicycle, I would recommend using extra caution. He goes up and down the walking paths always expecting the right of way. It is only a matter of time before someone is seriously injured by these guys if it hasn't happened yet!

Every…read moreother engine repair experience I've had consists of dropping the boat off and it sitting for weeks without anything getting done and no communication from the marina. My recent experience with Manatee Landing Marina, Master mechanic Brad, his wife Lisa and their team was a completely different experience. Brad had to do a complete rebuild on my 2009 Yamaha F350. Someone on their team was in constant communication with me, explaining what work was done that day and next steps. They pushed to get the boat done as quickly as possible while going through the proper channels at Yamaha to ensure all parts and labor would be covered under warranty. The team at Manatee Landings Marina is top notch. I'll be using them exclusively to service my Grady White and other future vessels!

Was told…read morekindly by one employee to move our boat and that he would move a jet ski so we would have room to dock...this "boss" comes out with an immediate attitude and we explain the situation and she said we are not moving any jet ski that's not our problem that you don't have room to dock....and proceeded to remove our dock lines from the dock while throwing one in my face and calling me an expletive!!! I'm in shock that this person is in charge of anything she should be fired immediately if this business wants any type of future...maybe this is the reason they have so many openings available...

    Despite other boaters who are supposedly "grandfathered in", and any "wink-wink" agreement, this is…read moreNOT a liveaboard marina. The overall marina is very run down and in shambles, and not likely to be repaired soon since it is in the middle of a sale. Many of the dock were torn apart during a late season storm, which wasn't even close to a hurricane. They only have one gentleman who repairs the docks, and he is overwhelmed with too many repairs to make. The bathrooms are dingy and run down, and the associated restaurant closes at 9 p.m., so you can't even go and watch a game there. The food is overpriced, and happy hour is not very happy! George, the assistant dockmaster (and manager in the restaurant - watch out!), is a complete A-hole and has no business dealing with the public. When the dockmaster, Harley, is off on Mondays and Tuesdays, he harasses and threatens the tenants and acts like he's God, making all the decisions to kick out those people whom he dislikes. Harley is a likeable fellow, but leaves at 2 p.m. and isn't readily available. The guy who is really in charge of it all - supposedly - is COO Joe Rogers, who refuses to meet with the public although he's the one calling the shots above Harley. If the man makes a decision that affects me, I want the opportunity to schedule a meeting and talk to him about it! This is a huge property, and despite them having ample parking with three lots, they are extremely picky about who parks where, and hate having golf carts, scooters, and more than one car per boat. Considering that this is directly across the Cortez Bridge from Anna Maria Island - which is absolutely overrun with golf carts, scooters, slingshots, etc. (they rent them everywhere) - it's absolutely INSANE that they have a problem with this! This marina is absolutely not friendly to boaters of any type, for any length of time, and I'd definitely advise against. If I had the $10 million myself, and the estimated $3 million that needs to be put into repairs and upgrades, I'd buy it myself and turn it into the gem of the island! There are houses and a bunch of property associated with it, so if there are any prospectors out there, it's a great deal at $10 million! Come save us!

Also tried the fish dip which was good, a spinach salad and clam chowder which was excellent!

    I recently made a contract to purchase a Back Cove 29, which, unfortunately, was being brokered by…read moreMassey Yacht Sales & Service employee Jose Torres. Mr. Torres was, in my opinion, not very well versed in the business of yacht brokerage. In addition, I asked him a number of times, and very pointedly, if I could expect, upon closing, to receive a bill of sale signed and notarized by the seller. After some strong language to get a reply, he admitted that I would only get a bill of sale signed by the broker by power of attorney. I found that interchange to be shifty on the part of Mr. Torres - so I pulled out of the contract. I wrote the following to Mr. Ed Massey: I am having a terrible time with Mr. Torres.  At first he would not send me a copy of the pule signed and notariarchase agreement until the deposit was paid; but he overlooked telling me about this requirement until I asked him directly if the seller had signed and if so where was the contract. Now I have had to ask him multiple times about my requirement to eventually receive a bill of sale signed and notarized by the seller.    He eventually told me it would come via a power of attorney and not directly from the owner.  Mr, Torres informed me further People hire Massey to not deal with the Buyers. Mr. Torres talks down to me, for example: Massey is a reputable company with over 40 years in business. We are all licensed and bonded brokers and agents in the State of Florida.  In any transaction we serve as Agents to our clients.  This is done for our client's protection as well as for your protection. As such, we have protocols that we have to follow for our industry in Florida. This means that all communication between seller and buyer is managed through Massey. I am sorry if these procedures do not meet your expectations. If you are not comfortable with the transaction, then I will send you a Rejection of Vessel Document to sign. Once signed, Alice will be contacting you to get instructions to return your deposit. Please let me know how you would like to proceed. I am a lawyer with ample experience buying and selling yachts.  I have lost faith in Mr. Torres and his swagger and his lack of forthrightness, and I am about to rescind this deal. In sum, can I get another broker? Mr. Massey replied as follows: I spoke to both Jose Torres and Alice Winter to make sure I understood your requests. Jose has given you the correct information regarding how we must proceed when listing or selling a yacht. The state of Florida licensing department and the IYBA, International Yacht Brokers Association mandates a series of steps and the sequence in which the communication, documentation, escrowing deposits, sea trials, surveys, acceptance or rejection of vessels must follow. Your requests, while genuine, has not allowed us to follow that protocol. I am sorry we were not able to satisfy you but we must follow the rules regarding all our transactions. I'm setting the return of your deposit via wire transfer now. To this, I responded as follows: Mr. Massey, everything you say must be correct.  However, you fail to address the specific concern that I had.  That is, I wanted a bill of sale signed and notarized by the boat's current owner.  I do not believe that either the State of Florida or the IYBA prohibits such.Yet, you are telling me just that.  The form bill of sale provided by the U.S. Coast Guard provides for the signature of the boat owner and for such signature to be notarized.  Maybe you are unfamiliar with this document so I have attached a copy for your review.  Please relate to me the specific law of the State of Florida or rule of the IYBA that prohibits an owner from signing and notarizing a bill of sale.  Thank you. Mr. Massey has not replied....... In my opinion, one should be very careful when dealing with Massey Yacht Sales & Service.

After doing my title and rego checks online one the hull number was provided it come to my attention that the title was canceled and in a completely different number to the one provided. I emailed Susan expressing my concerns and asking for clarification, she refused to answer any question via email and would only talk over the phone, this was the first red flag.. I was then instructed my deposit of 10% needed to be paid in cash or cashiers check only.. second red flag. After 2 days waiting for simple clarification via email Susan continued to sms msg me asking when i was coming with the deposit. I had not been provided and signed copy of the agreement from the seller, no deposit details for making payment and no other information requested besides a few pieces of paper with advertised info. WORST EXPERIENCE WITH A BROKER THUS FAR... DONT WASTE YOUR TIME OR MONEY
