The TL;DR: I've told every person I know about how great it was to work with Lauren Neuschel and strongly recommend her to anyone considering home buying in the area. We've been in our house a little over two months and we've spent pretty much the entire time thinking about how lucky we got both finding our home and finding Lauren, who ultimately is the reason we ended up here. It's hard to be succinct in describing the home-buying process and what made it so great with Lauren and her firm, but I'll do my best. First, she very clearly laid out the process to expect in our very first meeting. It was organized, strategic, and extremely insightful. I got more out of that first meeting than I did in the 4 months prior "working" with an agent we met at an open house. ("Working" in that case meant he simply forwarded us links to houses and helped us make one offer, which was a chaotic, confusing, and opaque process. Wouldn't wish it on my enemy.) Back to Lauren: soon after the first meeting, she sent us an exercise that involved reviewing recently sold homes and selecting the ones that we would have purchased at the sale price. That exercise and Lauren helped us understand what was in the realm of possibility. When it came to looking at open houses, she was organized, efficient, and attentive to our feedback. She even indulged my husband's jokes on those occasions, which was a bonus for him (though I'd rather not encourage it). When it came to determining home value and what we're willing to pay, she walked us through a comp exercise comparing the price per square foot of living space. For me, that was one of the most helpful metrics in the whole process, and Lauren did the math on a whole bunch of places to help us make those comparisons. But the best part of the whole process was (spoiler!) finding our home, getting our under-asking (!) offer accepted, and then a closing process that left me feeling calm and confident thanks to Laren's competence and thoroughness. Full disclosure...Ruth has been a personal friend of ours for many years. So we already knew that we could not do better when it came to finding a selling agent, and we were thrilled that she was willing to take on the sale of our Pacifica house even though it was outside of her usual marketing area. Our house was built in 1986 and it showed. Right from the start, Ruth had a good idea of the renovations and modernizations it needed to maximize its sale value without going overboard. Within a few weeks of our signing with her, she had the plan in place and provided us with a cost estimate. This included roughly two months of work, which she planned to start in January with the goal of getting the house on the market in mid-March, at the peak of the season. When the work was completed, she and her team were exactly on time and even a bit below budget. The communication throughout was excellent, the Krishnan team kept us informed every step of the way. This minimally included weekly status updates, but they would also reach out to let us know about key milestones and to solicit any decisions she needed us to make. They were always and immediately responsive to any questions or concerns that we had. Ruth also took the time to walk us through the various documents that we needed to review or sign.
