MOLD in AIR I genuinely enjoyed living here -- until a serious mold issue revealed how this property handles health concerns and transparency. After visible mold appeared in my unit for the 2nd time, I requested they solve the issue by bringing in a licensed inspection and asked for the inspector's license number. I verified that license with the Texas Department of Licensing and Regulation and contacted the inspection company directly to understand what a proper inspection includes after the complex provided limited information. According to the company, a standard mold inspection always includes: 1. A full visual walkthrough 2. Moisture readings of walls and surfaces 3. At least one lab-analyzed air or swab sample 4. A detailed report delivered within a few business days The apartment complex told me none of those steps were done. No testing. No readings. No report. My interpretation of this means the complex either: 1. Lied to me about what happened 2. Is intentionally withholding the report 3. Or never followed through with a proper inspection at all For privacy reasons, the hired mold company could not confirm with me if the inspection occurred because the apartment manager's name was on the inspection appointment, not mine. So I changed my approach in that conversation to ask about what their standard inspections look like rather than the specifics to my unit's inspection. Despite multiple written requests, they refused to provide the inspection report. Eventually, they stopped replying to emails altogether -- telling me over the phone that they didn't want to put anything else in writing. That alone raised serious red flags. I conducted my own lab-grade mold testing on both air and surfaces. Results in a comprehensive analysis report showed multiple molds still present after their internal "cleaning" & inspection was conducted including, but not limited to: 1. Penicillium viridicatum (linked to ochratoxin A production, harmful to kidneys and liver) 2. Penicillium glaucum (produces respiratory-affecting mycotoxins) 3. Mucor (can cause lung/sinus infections, especially in vulnerable individuals) 4. Aspergillus niger (commonly associated with black mold-related health effects) Management verbally explained the unit would be held for monitoring after I moved out -- yet I confirmed 2 days before my lease ended that the exact unit was publicly listed for lease just 11 days after I returned the keys. I documented everything thoroughly, including photos of mold test kits, all relevant emails, notes from conversations, and recordings of verbal discussions that management refused to have in writing. I also saved communications with the licensed mold company, who confirmed what proper testing procedures consist of when they conduct them. If you're considering living here, I strongly recommend getting everything in writing and doing your own research. The deeper I looked, the more contradictions I found. We leave in that place for 5 years, in the begginig maintenance is fine, but we start with silver fish in closets and from carpet, because this apartments no change carpets like other apartments, we reciieve a old carpet , they just cleaning, and we live on first floor , so we have termites on most all the one side of dinning room and living room, and our neighbors upstairs have a problem with cockroaches, and just exterminate that apartm but no the all building and the cockoaches moving to our apartment, we call to the office they send people but never works and decide to move. I lived at this property for 4 years, and here was my experience. Issues: - [ ] Dog waste trash bins almost always full and overflowing - [ ] Dog waste bags frequently out - [ ] Miscellaneous trash that was blown around from the two trash days never picked up. - [ ] Front office "listens" to issues but does nothing to fix them. - [ ] Residents who are known to being problematic with noise or animal waste aren't held accountable. - [ ] Residents frequently pull moving trucks onto the grass in common areas to move with no recourse. - [ ] Pest control is a huge issue. Some pest control people care, most don't, leading to ongoing pest issues (roaches and termites). - [ ] Water main ground boxes are dug out and below ground level, but no warning is anywhere in the area, leading to sudden step downs at night since you can't see them. This is a liability in the making. - [ ] Gates rarely work or malfunction very regularly (why even have them or keep them operating??) - [ ] The one trash area always disgusting. - [ ] If you pay for covered parking, expect to deal with people parking in your space. When you report it to the office, expect them to tell you they can't do anything about it for 2 days. - [ ] People parking in handicapped parking with no handicap plaque. - [ ] Police are on property pretty regularly. read more

You don't want to live here. Most apartments are money grubbing anyways but for the price point under the guise of being a "luxury" apartment, you'd be better off literally anywhere else that isn't charging 1500 for a 1b. Gated community? The gates probably worked ~60% of the time and were often just left open or stuck closed. I'd opt out of taking the gate key fob entirely cause ur gonna lose it and they're gonna charge u $50. Safety? My downstairs neighbor was allowing her 30 something grown son to live there, he had FELONY charges as I later found out, harassed me and was banging on my door in the middle of the night claiming to have a gun, of course the apartments "couldn't do anything". Oh, my AC didn't work for a week when I moved in, in 90 degree heat. All the appliances are old and outdated. Anything that looks like real granite or wood in the showing apartment is actually cheap decal that's pealing in your actual apartment. The windows are 1 pane glass on top of that so between that and their ancient HVAC units, expect a high electric bill. Don't expect to get your deposit back, it miraculously cost them nearly $300 to clean my completely empty apartment that I lived in cleanly for 1 year. They tried to tell me I couldn't put things in the dumpster (nothing crazy I wasn't like trying throw a bed or a couch in there) and made up some bs $charges when it clearly said in their own guidelines I could throw shit in the dumpster on the property that I pay to live in and pay for trash service so they took back their made up threats. The maintenance guy Keelan is cool though, and the front desk girls were nice outside of the trash incident. They probably put more money into cutting their shrubs and maintaining outside appearances than into the actual apartments though, find somewhere more reasonably priced, you'll get the same thing either way, maybe even better. read more

The apartments are nice, the staff is friendly. I've seen a lot of reviews about the staff trying to rip people off after move out, but I did not have this problem. I was worried about it at first, but they sent my deposit back with a only deduction for some cleaning which I'll admit needed to be done because I didn't leave the apartment 100% as I was moving out in a hurry. I never got involved much in the community lunches or anything, but for the most part the people that live there seem pretty laid back. I never once had any issues with parking, or my vehicles being hit/scratched, loud annoying neighbors, etc. If I ever live in Grapevine again I'll definitely consider Royal St Moritz again. I only moved out because work required me to move back east to Mesquite. read more

This establishment has the most unprofessional leasing agents that worked with me over the past few weeks. 1) Knowledge of the property inventory is poor. I was shown an apt that was only equipped for a handicapped person who required a stand up shower for a wheelchair. Paulina who took me to this apartment did not even know it was not equipped with a bathtub. Paulina called the next day and informed of of the shower and I let her know that would not be preferable. 2) I informed Paulina that I would come by later in the week to tour other units that may be appropriate for me and my budget. At that time I gave them my name and contact information. They proceeded to assign that apt to me without my approval or without an application, 4 check stubs to prove I even qualified for that apt. I came back on my next day off which was over the following weekend. I looked at another apt that met my needs. I brought my daughter back the following day to look at it and discuss figures. This is when the fun began. Trisha proceeded to change figures, move in dates and even suggested I not mention I had a dog so I would not be required to pay a pet deposit. When I told Trisha I would not be able to move in and pay 3 extra weeks of rent to move in when my current lease is up she became upset. She then referred me back to Paulina to remove me out of their data base and take my name off of the handicapped apt that was issued in my name. Paulina grab my private information off the desk, would not return it. All the while we are videotaping her actions. She said she would not remove my name or return my property until Monday when her manager returned to the office. At this point my daughter and I left the facility. I returned on Monday to report my findings and video with a member of Royal St. Moritz corporate team member. She was appalled at their unprofessional attire, tone of voice and lack of ability to follow corporate guidelines. She stated she would discipline this companies employees and she apologized to me for the turmoil I experienced due to their lack of professionalism. She also stated I would receive an apology from Paulina and Trisha for the way myself and my daughter were verbally abused. We have yet to receive a formal apology. This will be my 3rd tour with them, off and on, and back. #1) These are apartments, not your Mother's house. #2) Fleas?, and you have dogs...hmmm...probably the apartments fault (not) #3) Bedbugs? Try washing your sheets and keeping your home clean #4) Gates Broken? Show me apartments, with gates that never fail #5) If you want spotless fixtures that YOU will fix, buy that house, and all that entails. Some people just wanna whine. I am not writing this review spitefully but in case you need some help deciding DO NOT MOVE HERE. You can find other places that are similar in price with way better layouts and a nicer community. They offer valet trash and that means you have to take it to the dumpster or the the curve so you still have to take the trash out to another location. Not Valet Trash! The first day I moved in the place was disgusting. I emailed the pictures to the office and the next evening we were offered to get a cleaning person out soon but for one we had already started cleaning did they expect us to be in filth and put our stuff on dirty places? The model they showed us looked way nicer. Then there was left over poop or period blood on the toilet, oxidized and dirty sinks and counters, the floor was grainy, the fan was almost falling off every time you turned it on you could hear it about to break off. The fire alarm was hanging down. I reminded them when we gave our notice about the state we received it in and to keep that in mind. We left it clean with scrubbed bathrooms and toilets. Mopped floors and vacuumed clean carpets. But we still got charged like crazy. Don't live here. Go somewhere else. read more

Worst apartment ever, the apt was located on the very back and getting out of the apt every time that was raining was a lake in front us, when we left we left the apt really cleaned we don't have pets, they send us a bill telling us that we have to pay 309.00 because they have to change the carpet, really!!! No pets we barely were there!! besides they kept the 250.00 deposit. Is a ripoff. If you move in, prepare to pay extra and no deposit back when you move out... by the way Melanie is so un respectful, she can't solve any issue and her voice is so annoying, I just glad I don't have to deal with her! read more

Fleas fleas fleas and bedbugs! We lived at the St. Royal Moritz for 2 years and our poor pups had fleas for a year. We tried everything and could to get ride of them. We finally moved and have never had fleas again. The entire complex is infested with bees, fleas, spiders and bedbugs. Don't live here. read more

I have lived here about 1.5 years. I think that the rent is pretty reasonable for what you get. Staff does a good job up keeping up with the grounds and common areas. Our actual apartment is nice and spacious. Staff is pretty friendly and maintenance is timely. The manager has recently been following up on service requests which I really appreciate. The front gate is pretty much always out of service but that doesn't bother me too much, the complex seems pretty safe. I'd give this place a shot if you're looking. read more

1. This apartment complex has some of the worst management around. I called about unannounced power washing on my patio (yes, all my furniture was powerwashed with it) -- and the property manager nevers calls me back. 2. This apartment complex also has very flimsy pipes. The pipe below my sink burst when I pulled on the hand sprayer and flooded my kitchen and living room --- did I mention this was the SAME day we moved in. We had to have the entire carpet in the living room pulled up, several fans for more than a week as well. The water damage also occurred in the wall by the sink, so they needed to come and drill out the wall and re-plaster and paint it --- but this didn't happen for A MONTH until I had called so many times that they finally sent someone over. 3. The apartment above us had a lot of construction going on, and all of a sudden we get a knock on our door from one of the maintenance guys saying they hit a pipe and so they needed to go into our bathroom to see if it was leaking into our apartment. It was. And it flooded the carpet in our closet. We had to have a humidifier in our bathroom for almost a week because this happened on a Friday and they wouldn't come back until the following Wednesday. I called about compensation for this, and nothing. 4. If you get an apartment on the first floor, beware of the lawn people that come to this complex. They will, with no doubt, blow all the leaves and dirt onto your patio. Also, the lawn people WILL blow things in the direction of your car. Overall, I am spending WAY TOO MUCH MONEY on an apartment that is CRAP and management that is CRAP. I advise you to look elsewhere. read more

I don't think I have ever lived in a complex this disorganized and ignorant towards their tenants. To start off with the office staff is a nightmare. Seems like employees drop like flies, because every time I go in the office i see completely new faces. It wouldn't say it's any fault of the new hires- but unfortunately none of the office staff is on the same page about anything- ever. In my 6 months of living here the office has ""lost" my rent check 3 times, and my apartment flooded due to negligence of the maintenance/landscape workers TWICE over the course of 3 DAYS. And the management offered absolutely nothing to compensate for essentially tearing our apartment apart over the course of two weeks during the flooding- and basically refuted any responsibility. I just am so severely disappointed with the overall management - and the lack of care or flexibility given by the staff. Unless you enjoy things in your apartment constantly breaking (and never being properly repaired by maintenance), and having your place flooded multiple times I'd suggest staying the hell away from this dumpster fire of a complex. read more

This is by far the worst apartment I have ever lived in. The office staff is very rude except for one girl, who proved herself to be the only person working in the office that actually cared about the residents. DO NOT move here they will screw you over. Need to get bugs under control-it's disgusting. Air conditioners are old, outdated, and suck! My electric bill is out the roof and I cant even get the temperature to 70 degrees. I say this with all honestly do not move into these apartments they are overpriced and under budgeted horrible location the front gate is always broke my best friends girlfriend had her car window shattered and all of her belongings stolen I had a gnat infestation for over a month and they never fixed it we caught bed bugs and had to pay over 500 dollars in pest control fees then the medicine they sprayed ruined our furniture and stained the brand new sleigh bed I bought two months prior to the situation said they weren't responsible for the damages... The stove caught on fire three times was never fixed the maintenance men couldn't even put a drawer the right side up not once but twice... I had it I bought a house and got out as fast as I could after all said and done I was charged 700 dollars to replace the carpet and padding and was told everyone has to pay that when they move out too bad when we moved in all they did was clean the carpets never once replaced them just putting money in there own pockets!!! If you are in one of the buildings close to the office great! otherwise be careful too amny kids running and screaming out of control, and the rest of the grounds/buildings are not maintained as well as the front of the property. I hadn't lived in an apartment complex in a very long time, so I did a lot of research before moving to Royal St. Moritz. I wanted to stay in Grapevine where I'd lived for over ten years and admit to some pretty serious sticker shock when I started looking for a new place. I decided to sign a lease here at the St. Moritz as it was close to all the things I love about Grapevine; near the schools, had easy access to multiple highways and shopping, and close enough to DFW airport without being under a jumbo jet's glide path. The manager, Brandy, and her staff have never failed to be pleasant, attentive and invested in their jobs and responsibilities. When I go to the gym during business hours, they frequently say hello and address me by name, which is a nice touch in a property this size. The grounds are well maintained with plenty of mature trees which line the buildings and parking lots. The property sits in a mixed use area including nearby commercial and other apartment complexes and is mostly quiet. Mail is delivered to the boxes in the front of the property and delivery access via UPS and FedEx is routine and easy. Although my unit was freshly painted when I moved in, the units are somewhat dated and not particularly energy-efficient, so you will pay a little bit more in energy costs vs. living in a contemporary home. I've had two minor maintenance requests since moving here and they were handled promptly and fully. On weekend's resident and guest parking is near capacity but is sufficient for the number of residents who live here. I was surprised to see the volume of (smaller) commercial work trucks parked in the lot which apparently are associated with fellow resident's jobs (FedEx, cable companies, etc.,) and was concerned that they might be targets for theft, but after six months of living here, I haven't seen any sign of problems. There is a good mix of people who work here including some families. Occasionally a neighbor or two may be a bit noisy late at night, but nothing unexpected for a complex this size. Ideally, I'd like to see trash collection upped to three times a week vs. the current two times a week policy, as it would cut down on residents who put out their trash a day or two early and ignore the option of taking excess trash/recycling to either of the large trash and recycling bins at the back of the complex. Aesthetically, the place would look more appealing if management increased its enforcement of the trash situation as well as taking note of the occasional resident who use their open balcony for storage of unauthorized items. When you sign your lease, you will be given a couple of names of sales reps for local utilities and television and Internet. Electric rates change frequently but I picked Ambit and they've been reliable and have an easy to navigate website and e-pay options. I would STRONGLY recommend avoiding Frontier/Fios and their representative (currently Robert (Mike) Jones). Following an electric storm some residents lost Internet, TV and phone and after nearly a dozen phone calls, myself, and others here went without Internet, phone and TV service for more than two weeks! When I called the rep he was pleasant, and promised to help, but did nothing for us, so a couple of neighbors and me patiently (ok, not really patiently) waited on three different occasions for Frontier/FIOS to show for scheduled appointments, and they never showed up or called. Not cool. If you go with FIOS, I would call them directly rather than use the agent who may/may not be commission-based and may have your best interest in mind. The rents are at the top end of what I believe is reasonable for this part of Grapevine, but I look forward to at least a few more years, as long as the rent remains competitive. read more

These apartments are not good! The office manager Brandie is really rude and the maintenance workers are sloppy, they leave a mess and don't bother to clean. I requested that no one enter my apartment when im not home and on multiple occasions I came home to the maintenance worker already there. One specific time they were supposed to be fixing my tub but I walked in on the maintenance worker leaving my kitchen where I had important paperwork. Why are you in my kitchen if you are supposed to be fixing my tub? one time they didn't even leave an entry note. And also that same day I noticed my dog limping severely and I seriously believe that the maintenance guy hit or kicked my dog. I don't trust them! and the office is just out for the money they could care less about anything else...well Erica is the only nice one there! I will give her credit! The apartments are okay but I promise you can get something way better for the same price and the same type of area and also better management.
