I contacted Rosalind Booker from Harold Carter Realtors Plano office. We were working with Home Partners of America (a legitimate company). They are a Rent to own business. You find the home you would like to purchase and Home Partners of America will purchase the home in cash, and allow you to move in almost immediately. You then enter a rent to own agreement with them to purchase the home from them when you are in a financial position to do so. Yes, you will pay more than you would have if you were able to obtain a home loan yourself, but Home Partners of American is an option for people that are tired of apt dwelling, and would like to live in a home, but are not in a position to currently purchase.
We set up an appointment with Rosalind for Saturday morning 9:00 am to see 3-4 homes. Not hearing from her, I texted her around 10:00 am to see if we were still on. She informed me that she had sent me an email informing me that she could not work with us after all. Her exact words:
" After researching and much collective & great thought, it is with such regret that I must decline entering into an agreement to represent you in the purchase of a home, in conjunction with Home Partners.
Their business model is not conducive to my core values and business principles that work in the best interest of my clients.
I do apologize. I am sure there is another agent who would be willing to assist you today. Best wishes in your home buying journey."
We were technically not her clients. Home Partners of America would have been her clients on our behalf. Home Partners of America requires us to work with a Realtor. The Realtor's job is to take us to see the property. If we find one that we like, the Realtor will let HPA know that we found a home that we liked and submit the offer to Home Partners of America who are the actual buyers. They then purchase the home and we move in. What is not conductive to her core values and business principles concerning this company? This company is a CASH CLIENT. Is CASH against her core values? If so, she needs to find another business. Everyone is out there to make money, and Home Partners of America is becoming one of the fastest Rent to Own businesses out there. They had 1 complaint out of 3 years with the Better Business Bureau and it was resolved.
It's no different then someone applying for a credit card or a car loan and their credit is not up to par. Even though they can find someone to grant them the credit they are seeking, they expect to pay a higher interest rate and they are prepared to do so. Is anyone policing them or are the car salesmen telling a customer, I cannot sell you a car because of my core values and business principles. These people are charging you higher interest rates and I don't think it's in your best interest to purchase a car, so I cannot represent you. If every sales person did that, everyone would be out of work.
Adults are intelligent enough to make their own decisions, and they don't need a Realtor like Rosalind Booker policing a company who is purchasing a home with CASH on behalf of their clients. Since Home Partners of America is becoming one of the fastest Rent to Own businesses out there, how many other people will she turn down who will be using HPA, to one day own their dream home?
We really regret wasting our time with her, because we were not able to find another Realtor to see the properties we had lined up with her on such a short notice. We may not get another shot at those properties and now have to start from scratch, when we could have submitted an offer today. Thanks a lot Rosalind Booker!!! read more
