    Todd is an exceptional agent…read more I've lived in several major metropolitan areas in the U.S. throughout my life, and service in Dallas has been more hit and miss than in any other major city I've ever lived in. Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. Todd has an incredible depth of industry knowledge and general housing experience that he draws from that he used to guide my wife and I throughout our first home purchase at the beginning of September. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size. While I don't know for certain, I think I'm pretty safe in guessing that Todd is quite well off. He's not desperate for business and he does a significant volume of large transactions annually. This is extremely important when considering a real estate agent because the more desperate they are, the more likely they'll do whatever it takes to close a deal, even at your expense. At the same time, you don't want to work with an agent who is too absorbed in their own success that they can't bother to spend any time with you. Todd is truly that rare mix of humility, integrity, experience, and detail orientation that makes for the perfect real estate agent. I started this homebuying process thinking real-estate agents are just people who pick up the phone, talk a bunch of nonsense, and collect a handsome check after doing effectively nothing, and left on closing day absolutely certain that I would not have been able to do this without Todd.     4 long hours at a coffee shop, listening to Rick talk about himself, his home, his car and all his…read moreimpressive business achievements. I decided to move forward with him. He was arrogant, but I was convinced he did know the housing Market. This next part, you'll see for yourself. He will address you as "Sir", to the point of being obnoxious, but it doesn't mean anything when you are repeatedly disrespected. This guy literally ended phone calls without a word and then the next conversation, no apology, or mention of it. Multiple times he texted that he'd call me later and then never did. Finally, we were supposed to go look at houses, 3 weeks after pre-approval came through. The pre approval which I got through HIS mortgage broker, as he wanted me to, even though I already had one. He told me Tuesday or Wednesday. I told him Tuesday would be better and sent a list of houses and looked forward to seeing what he thought and any homes he might have found to add to the list. He responded "OK, I will look" Days went by and finally Tuesday came and I never heard from him. What a monumental waste of my time and effort and you "sir", well I hope this review loses you an ounce of your precious credibility.

Our home is in Windsong Ranch in Prosper and we were in the process of planning for the move to our new home when Rick started sharing his insights. After meeting him I sent him this note "First of all you are are a pro. Totally appreciate your commitment to your craft and the research that you have done." After Rick's thorough explanation the decision was very easy. He covered all of the points and timelines etc and what we should expect. Even though we had a purchase offer in hand from a friend of one of our neighbors to buy our home without Realtor commissions we realized that Rick was correct. The REAL money was holding onto the home as Dallas continues to explode with growth we would be FAR better financially. Rick handled everything to perfection. My wife saw the magazine quality photo spread that he and his photographer created to market the home that looked like it was going to be listed for sale and she said that it was stunning and joked about staying. Before listing we had a concern that some homes in Windsong Ranch were sitting for 50 , 60 days and longer before being leased. NOT WITH RICK! Rick listed the home at what was a fairly aggressive price of $5,500 per month and in just 15 days we had two offers. One wanted to haggle and Rick suggested to stick to our guns. The second was a grand slam home run and we had a signed lease and money in the bank in just 15 days!. No discount on the rent plus a TWENTY month lease until June of 2026. The Tenant will pay us $104,000 dollars in rent which is FAR more than we could have hoped for in this market. Bottom line if you want someone who treats your money and your home like his.......Call Rick. He is a total professional with from start to finish with a keen eye for details and negotiates like it is his money.
