I'm writing this with the deepest appreciation to recommend Himiko Sadiki, who recently helped us sell my sister's home after her passing. Losing a loved one is challenging enough, and navigating the sale of her home was a daunting prospect. Himiko made this process not only manageable but truly seamless and compassionate. From our very first conversation, Himiko demonstrated an incredible level of professionalism, market knowledge, and personal care. She quickly assessed the home's unique qualities and presented a thoughtful plan that suited both the market conditions and our family's needs. Himiko went above and beyond to make sure the home was shown at its best. She arranged staging, coordinated with contractors, inspectors, and handled every detail as if it were her own. Her instincts in understanding the market and setting the right price led to a swift sale at an excellent value. Himiko's negotiation skills were exceptional, helping us achieve the best terms with minimal stress. She was in constant communication, always ensuring we felt informed, supported, and in control. Her empathy, professionalism, and dedication helped us through a difficult time. In short, I am incredibly grateful to Himiko for her expertise, compassion, and dedication. I wholeheartedly recommend her to anyone looking for an outstanding realtor who truly cares for her clients and is committed to their success. She saw that my husband and I were stressed so she recommended an awesome place "WorldSprings: Mineral Hot Springs & Soak Experience" to decompress after such a stressful week of events. read more

My husband and I pulled the plug on selling our home In the Bay Area CA last October with absolutely no idea of where our next home would be. After months of living in VRBO rentals with 2 dogs, a 20 ft trailer and careful planning we finally decided on settling in Texas. We put in an offer on a house in Mesquite Texas and were put in contact with Himiko to represent us as our realtor. Because we were still in California we had to go solely off of photos before placing a bid on the house. We actually won the bid and Himiko walked us through via video the very next day. Long story short, I was definitely not pleased with the way the home looked or the neighbourhood that it was in. Himiko sensed that I was not over the moon about the house and went out of her way to show us other properties. Other agents probably would not have cared as much as she did so we consider ourselves very fortunate to have dealt with her during this process. What I absolutely love about her is that she is definitely not all about money. Himiko genuinely cares about making her buyers happy and we could see that she wanted to see smiles on our faces when we decided on a home. She introduced us to a neighbourhood called Devonshire in Forney Texas with brand new homes being built and we were fortunate enough to get our hands on one of the models that was set for completion in March 2022! My husband and I could not make it to our celebratory walk through because we were on our way to Texas but Himiko represented us and pin pointed changes that needed to be made before closing which we were extremely grateful for ! We arrived early March and closed on our home on the 16th March. We could not be happier with our realtor and will definitely be using her services again in the near future to find a 2nd home! I definitely recommend Himiko if you're looking to purchase or to sell. She is exactly what you need in a realtor and will ensure that you find exactly what you're looking for based on your needs and price point. She even brought us closing gifts to welcome us to our new home ! She is truly a gem ! read more

We cannot thank Himiko enough for finding us our perfect home! If you're looking for someone who listens, cares, provides detailed insight, bespoke strategy for your situation and most importantly closes the deal, she IS the person for you! Buying a home is one of the largest purchases one could do, such a large investment should result in the perfect home for your family or the ideal real-estate to build your investment portfolio. But in this market, nearly every story comes with HUGE compromises, compromises that in a buyer's market one would never think to do. That's what my husband and I were facing, in the year and a half of searching for a home in one of the nation's largest growing communities, Dallas Fort-Worth Metro. We found ourselves making more and more compromises as offers were rejected over and over again - eleven to be exact. With each offer, we found ourselves making compromises, from the size of the home to the condition of the home - "I guess we'll have to get what we can get," we concluded after our 11th offer was rejected. It was a hard reality for us. We also had terrible luck with our realtor's, we went through 4 highly recommended realtors until we found our lucky 5th, Himiko Sadiki. Each prior realtor pushed us to look for homes 30-40 minutes outside of our "Wishlist areas", pushed us to compromise on the quality of the home and even discouraged us from pursuing a VA loan, something we decided was not an option. "You won't get a home with a VA loan" they said. After being referred to Himiko by our loan officer Kam Grant at Big Valley Mortgage, it was like a huge weight of disappointment and anxiety was lifted. AND this is before Himiko even found us our home! - I asked A LOT of questions, to the level of overwhelming - Himiko was patient and thorough in explaining, pausing often to make sure I understood. - I'm more a person of brevity and quite direct - Himiko was kind and assertive but never pushy or tactless. - Given our painful home shopping experience, I had a lot of anxiety - Himiko listened with empathy all the while strategizing on how we would land our perfect home. - We knew what we wanted - Himiko never pushed us to compromise, rather gave us informed options for us to make informed decisions. - My husband on the other hand, is pretty opposite from me - Himiko was a chameleon and she knew exactly how to communicated effectively with both of us! In two weeks, Himiko found us our perfect home! Nothing was compromised, VA loan was in the bag! Two weeks folks! Himiko did what 4 highly recommended realtors could not do in a year and half in only 2 weeks! We cannot express enough the gratitude we have for Himiko. It would be a huge miss if you did not give her the opportunity to find you you're perfect home. read more

I am writing this note to provide my highest recommendation for Himiko Sadiki. It was truly a pleasure to work with her in selling my two homes, one in California and one in Texas. In addition, she assisted me in purchasing a new build in Texas....all at the same time. She exceeded all of my expectations in delivering an exceptional level of service and expertise. From the moment I engaged her as my realtor, she demonstrated an unparalleled level of professionalism, market knowledge, and dedication to her profession. She took the time to understand my specific needs, and consistently provided me with valuable insights and guidance throughout the entire process. Himiko is truly an agent that invest in the properties, she doesn't just list them! What I found truly impressive was how she went the extra mile to ensure both of my properties I was selling were staged appropriately to make them desirable to potential buyers. I could not be in two places at once, so in my absence she met with contractors, inspectors and other individuals to ensure my homes were prepared and ready for the sale. Her ability to understand each of my property's features, potential, and the market value was spot-on. She provided honest and insightful assessments which enabled me to make informed decisions along the way. She was patient, attentive and readily addressed any concerns or questions I had, ensuring that I felt supported throughout the entire process. In addition, Himiko exhibited exceptional negotiation skills. This enabled me to get top dollar for my homes, with the best possible terms and conditions for each of my properties. Beyond her professional competence, she constantly demonstrated exceptional communication and customer service. She was prompt and responsive by communicating via phone calls, emails, or text, and she always reassured me that I was always a top priority. She was always available to provide guidance, address any of my concerns, and provide regular updates on the progress of each of the transactions throughout the entire process In summary, I cannot thank Himiko enough for her skills, dedication, and integrity as my real estate agent. She is a top-tier professional and I would wholeheartedly recommend her to anyone seeking an outstanding realtor. Her commitment to achieving client satisfaction sets her apart to others in the industry. Thanks again! read more

This is such an overdue review. Being a fellow realtor myself I work and come across many agents. Himiko is an extremely knowledgeable, resourceful, and ethical agent. I had the opportunity to work alongside with her and she helped make the entire transaction go as smooth as possible. We encountered some out of the ordinary circumstances with the property of interest but still Himiko kept her word and just overall looked out for everyone's best interest which is rare in this industry. So because of this, I tip my hat to her and rate her 5 stars. Anyone who works with Himiko is in good hands and will achieve their real estate goals. read more

I recently bought a house and I must say Miko was great to work with. She was extremely responsive and was very patient with me through the process taking the time to explain things step-by-step. Her main concern was that I was happy which made the process less stressful than buying a house can be. She is now going to be my realtor forever and I would suggest anyone looking for an excellent level of service from your realtor to consider Miko as your choice. read more

Himiko was a pleasure to work with from the start and was able to get us an offer above asking in less than a 10 days. She expertly navigated my husband and I through the process of selling our first home and even counseled us through the emotional terrain that goes along with letting go of something that is more than just a piece of property but rather a place that had become integral to who we are as a family. Himiko is personable, professional and, most importantly, experienced and knowledgeable in her field and I wholly recommend her if you're looking to buy or sell. read more

When I was on the hunt for my next home, a friend referred me to Himiko. And from our very first meeting she impressed with her preparedness and professionalism. I'm a very (very) picky person, especially when it comes to something as important as a home purchase. At our first meeting, Himiko patiently listened to my needs, finances and goals, then she went to work. Over the next several weeks, daily she scoured my target zip codes then tirelessly emailed me listings that fit my criterion. Then she drove me to countless potential home visits. She was so "in tune" with me that by the end of the process when we found "the one", she knew I'd make an offer on it before I did! I'm writing this review from my new home office, and I couldn't be happier. Especially since my home has already appreciated... as Himiko thought it might. Not only is she a great and tireless agent, she's also professional and friendly. I highly recommend her, and I will definitely work with her for my next real estate purchase. read more

It was my first buying home experience in US, and I knew nothing about the process. I even started the process without having a buyer's agent - based on the previous experience in my home country - so you may see how dump I was. But I was lucky enough to contact Himiko Sadiki, and then the magic started. She arranged for looking couple of houses in Mountain House right the next day after I had initial call with her (late night on Friday), and we loved the very first house we saw - even though Himiko showed us other options. She drove us through the entire process, pinging each and every party (seller, seller's agent, mortgage provider, title company, and - what is the most important - myself) in order to get things done. I believe, that "get things done" is the best description for Himiko's service. This month was very special for us - like it is very special for anyone in this country during the first home buying process, and Himiko made this process as smooth as possible. There were countless times when she provided us with psychological help - when lender was keeping silence for several days at the very end of the process. And she was open to my panic calls any time of the day, 7 days a week. And after we closed the deal and moved to our house she provided all the help with getting to know Mountain House life, nearby shops and restaurants, service providers, etc. Without her we would be lost in this Great Valley area. Himiko is super-professional, and I really recommend her as a go-to agent if you're considering buying a beautiful house in MH. Thank you Himiko! read more

As a first time home seller, I felt like a fish out of water going through the process. Himiko was great about not only leading us through the selling process, but also educating us along the way. She ensured that we understood the costs/fees up front as well as always making herself available to generally "make things happen" anytime we ran into a snag. Himiko was recommended to us by a family friend, and I'd strongly recommend her as well to prospective buyers/sellers. read more

TLDR: Himiko Sadiki goes above and beyond the standard real estate agent. She will sell your house quickly for the right price. She will find your dream home and close the deal. If you want expert real estate advice and a smooth transaction, get Himiko. Details: I bought my home from Himiko Sadiki in 03/2012 and thought she was a good, strong real estate agent. She was thorough, worked with the builders and always had my best interest in mind. When I sold my house in 08/2015, I learned Himiko Sadiki is a phenomenal real estate agent. She sold my house within 2 days for asking price and had a back up buyer. Selling a house is nerve wracking but not with Himiko. She was in constant communication as to where we were in the process and what to expect. I learned to trust her experience and expertise. When I changed course on her and told her I needed to sell AND buy a home, she worked twice as hard. After a few visits to different areas and houses, she dialed in exactly what I wanted in a house and property. In less than two weeks she helped me find 3 perfect houses. Then Himiko went to work to get me the right house, for the right price to close the deal. I hope to not move again for years, but I know who I will call if I do need any real estate help. read more

My family had been on a quest for a new home for several years. It would not have been possible to purchase our first home without Himiko. When I wanted to purchase my first home, I was looking into new construction and buying directly from the builder and didn't think I'd need the help of a realtor. My friend referred me to Miko and I decided to get her involved anyway and that was the best decision I could've made! She constantly checked up on me, made sure everything was going smoothly, showed up at all my appointments, was constantly letting me know how things were going to work and always calmed my nerves. Towards the end of the process, I was having issues closing my loan and I do not know what I would have done without Miko. She was consistently there to help me put out fires and she was SO knowledgable. She was able to give me more information and explain things to me better than my loan officer ever could. She went above and beyond in so many ways and I am so thankful to her for that. I will be moving into my dream home in two days and I can honestly say I don't think that would be the case if I didn't have Miko's help along the way. read more

Himiko sold and bought a house for us in unbelievable time and efficiency. Her negotiating skills is where she truly shines. She sold the home for way over asking price and got our offer accepted on the new house even though we had the weakest offer of the three the sellers were reviewing. She was very creative and thought outside of the box to make it all happen. The process was seamless and very fast. We highly recommend her! read more

Himiko was awesome! We were brought to her through a broker who recommended her services in the area we were looking for housing. From the beginning, she had a sixth sense about what we wanted and needed given our situation. She gave us information on the housing process before we even knew we needed it, so when the time came to go through a certain process, we were ready. She was very professional and thorough in all that she did. Something I was personally impressed with was how she was able to remain positive and calm in the face of a sometimes crazy process with all parties involved... And she passes that calmness on to the client. We always felt assured someone had our back and everything would turn out fine. My husband and I would whole-heartedly recommend her services! Thanks Himiko! read more

This is a long over due review for Himiko. She is absolutely the best in the business! I was lucky enough to have met someone like her when I was going through a divorce and had already moved out of state and needed to sell the condo that my ex and I owned. She is the epitome of excellent customer service as she worked with my ex and myself during this difficult time and was efficient, proactive, checked in frequently with status, did an amazing job getting our place cleaned and beautifully staged and ultimately sold our house in record time. I've appreciated all you have done for me and I will be forever grateful for your help and compassion. Thank you! read more

This review is way overdue! My fiancé and I met Miko over a year ago, when we were house hunting. Being that we were both from the bay, he was skeptical about moving to Mountain House! One day we took a drive to check out the area, and ran into Miko who was showing a house. I was impressed the minute I met her. She took the time to talk to us and show us around even though we did not have an approval letter, nor was she our realtor. Very friendly and very helpful! After meeting with her the first time we were set on wanting to live in Mountain House! I really liked the fact that she was a local resident, she knew her area and did not sugar coat anything. She was very patient, took into consideration what we wanted in a home. On our third trip back to Mountain House, we found our dream home, all thanks to Miko! Not only did we find our dream home, but we made a life long friend! So, if your looking to find a home and want someone that takes pride in her work, give Miko a call you won't be sorry! read more

I have used Himiko for two transactions in the last two years. Each time she has sold the properties in less than a week, and each time she got me more than the asking price. Himiko Sadiki is the best Real Estate agent we have ever used. We stumbled upon her at an open house after being totally ignored by a different agent at a different open house. "Miko" (as we grew to know her) was ready to help. She paid attention to what we said we wanted and helped us find just that. She didn't waste our time showing us homes that was not what we wanted. We came to her with a 3 page list of "must haves" in our home and she found it for us. Miko treated us like family, not just another client. She walked us step by step through out the whole process and even beyond. She is very resourceful as well as knowledgable and had the answer to all of our questions. I would never use another agent again. I strongly suggest that anyone wanting to purchase a home use Miko as their agent. In our past experience, I have learned that the "family feel" relationship you will build with Miko throughout your home purchase will far exceed the service you will get from another agent. I wish we could rate her more than 5 stars but since we can't; on a scale of 1-10, we rate her a million because she is a one in a million real estate agent. Thank you so much Miko. read more
