    I had damage in my home from an exterminator company that did not inspect before applying a termite…read moretreatment that involves drilling 3 foot deep holes at 12 inch intervals around the base of the foundation and then pumping termidor pesticide into the holes in the ground. Due to the negligence of the exterminator, the pesticide ended up being pumped into in the lower level of my split level home, not into the ground. I called ODR to mitigate the damage. Basically, about 1/2 of the downstairs ceiling, carpet, floor planking and drywall had to be removed and properly disposed of. They did an amazing job with the mitigation and removal of the damage. However, the real value ODR brought was in the 18 months they stuck with me as I had to sue the insurance company that represented the exterminator. They are experts in the world of insurance damage claims and detailed estimates with all of the proper coding for sinks, drywall, carpet etc. They also provided subject matter expertise that allowed me to make the decision to move forward with the lawsuit as the insurance adjuster was a despicable person, paid to delay and block rather than resolve my claim. They went above and beyond my expectations at every step, I felt I had an expert partner I could call to assist with the myriad of questions I had in what was for me, uncharted, dark water. Disaster recovery often involves a lot more than removal of damaged drywall, you unfortunately might have to fight with an insurance company. Pick a partner like ODR who can give you the tools for the fight.

    I signed a contract with them around the time COVID hit and soon saw prices escalate substantially,…read moreso we decided to hold off. Over a year later we saw mortgage interest rates were about to sky rocket, so we decided to bite the bullet and build. We had a small window of time (dictated by my locked interest rate timeline) and when I reached out to them about the build, they let me know they had several projects ahead of me. It became clear that they were not going to be able to meet the timeline we were under to get a bid contract to our mortgage company and start the build soon after. This was completely understandable. It was a fairly short window and they were busy. No problem. The issue is, they then sent me an invoice for 3,120 dollars. When I had initially met with them I put down a 1,795 which I later found out was "non-refundable" and would not even be applied toward this 3,120 bill. In my view 1,795 is much more than enough money for the two meetings I had with them and the couple of hours at the very, very, most, it may have taken them to cut and paste some photos I had provided, into their "Funktional Space" design book document. When I stated this to them, I was threatened with, "We can put a lien on your property, you signed a contract." This contract was for the funktional space book which was never done. When I asked them to provide the work done that justified this cost, they provided a document that only had the few cut and pasted photos which I provided to them of tiles and things I wanted in the home. There was absolutely no leg work done by them to source these materials or figure up square footage, or anything. It was a simple cut and paste of some photos I'd given to them and they charged me 3,120 on top of the 1,795 I had already paid. This felt extremely unjust. I recognize it was definitely my mistake in signing a contract and putting down a non-refundable deposit which they would not even apply to the invoice I received from them. I definitely believe people should be paid for their work. I acknowledge that the two meetings I had with them and the bit of time it took to put some photos into their build book document, took some time. However, it was no where near 5,000 dollars worth of work. Not even close! I went ahead and paid it because I did not want to deal with the "fight". I'm sure they count on this and threatening people works for them. I would just seriously caution anyone against using them. I find them highly unethical. They would not budge, even when I wrote several emails describing why I didn't feel that cost was fair and they were never able to clearly justify the cost at all. They just said I owed it. It is not ethical to charge people for work that was not done and then threaten them with a lien on their property. I write this only to help others. I wish you the best and unfortunately, I would definitely recommend going with different builders and designers, not BA Restored or their other company, Funktional Space Design.
