After sharing my concerns, Mr. Kakoian contacted me directly via email and threatened to sue me if I did not remove this review. That threat only reinforced my concerns and made me question the overwhelmingly positive reviews on his profile. It made me wonder whether other clients felt pressured to stay silent or remove negative feedback. When I first hired Mr. Kakoian, he appeared attentive and professional--quick to respond, eager to get started, and prompt in collecting his retainer. Unfortunately, that level of responsiveness changed shortly after signing the agreement. Over time, I felt that meaningful progress on my case stalled while billing continued. Communication dropped off significantly, and I had to follow up repeatedly just to receive basic updates. At times, I genuinely questioned whether any substantive work was being done on my file. Frustrated by the lack of progress and his practice, I filed a complaint with the California State Bar and submitted documentation outlining what I believed was serious mismanagement. If you're working with Mr. Kakoian and feel something isn't right, I strongly encourage you to advocate for yourself. The State Bar exists to protect clients and hold attorneys accountable. This review reflects my personal experience and honest opinion. Based on how my matter was handled, I would not recommend Mr. Kakoian. There are many attorneys who communicate clearly, manage cases diligently, and treat their clients with transparency and respect.

The tenant was brought in by another tenant without our knowledge and refused to leave after we had evicted the main tenant. The tenant was only obligated to pay for one room in a house, so they were getting the entire property for next to nothing. While we spent many months going back and forth with the tenant trying to resolve the situation, and getting not-so-great advice from other lawyers, a family friend recommended us to Anthony Marinaccio. During our first consultation, Anthony found a very clear strategy that he believed would work to gain possession of the property again. He was very attentive to our needs, and took time out of his busy schedule to explain all the legal steps in the eviction process as we proceeded. His staff consisting Natalie and Delmy were also really good at keeping all of our information and affairs organized. The team took care of serving all of the proper papers when it came time to give a 60-day notice. They then were able to handle all the paperwork and court proceeding related to the unlawful detainer. We didn't have to do much of anything. And they were always very transparent about the fees and what they were charging us for. After about 4-5 months, which is lightning fast if you have ever been through this type of legal maneuvering, we were able to acquire possession of the property and now we are able to begin remodeling the property and getting it back to a good footing.
