They are poor builders. The homes will need major work within two years of being built (i.e., chipping paint, roof issues, etc.). It's extremely costly and Rocklyn takes no responsibility for their negligence. I thought it was just my community, but I have friends that live in newer Rocklyn townhomes who are experiencing similar issues. Currently sitting here at closing and guess who can't close... Me because they didn't provide a certificate of occupancy. You can't move into your home without it. Not to mention, I've had issues since having this property built. They have lack of communication when it comes to your interests. I did my walk thru earlier today and alot of things seemed rushed especially the paint. The builder even stated it this on the walk thru and while at closing "these issues would be touched up". Also let me mention that my walk thru consisted of a painter there to paint my front door which should've previously been done. There is also no address number to tell the location. *update. The CoA had to be issued by 5pm or the closing would be pushed back. Well it's 5:15 and they call to say I won't be closing today. Thanks Rocklyn homes for ruining my closing experience. read more

Rocklyn Home's Customer Service has been negligent in completing a repair that was outlined on my 11 month inspection in August of 2021. It's now May 2022 and Rocklyn Homes has continuously ignored my emails dating back to 2021 through today in regards to fixing this repair. The subcontracting company Rocklyn Homes scheduled to repair my squeaking floors on 8/18/21 and 10/7/21 had two NO SHOW appointments- simply did not show up on these dates. When I was within my 1 year warranty, Rocklyn Homes would respond to my emails on issues and concerns I had within 24-48 hours. After my warranty, they responded 7 days to 2 weeks later, or not respond at all. Because all of my repairs included in my 11 month inspection weren't completed within my 1 year warranty, Rocklyn Homes extended my warranty, but as I mentioned above, after that 1 year warranty, they'd respond to my emails weeks later, or not at all to my emails. In the agreement, they are required to uphold any repairs specified on the 11 month inspection paperwork even if the repairs are scheduled after my 1 year warranty expiration date. It's been 7 months and they still have not rescheduled an appointment to have my loft area floors repaid. This is unprofessional customer service and negligence in upholding to the Rocklyn Homes/Home Buyer agreement. read more

Let me just tell you guys now...don't do it! My closing was set for 12 with my approval walkthrough at 11. This has been the worst f*cking experience ever! We came and pointed out all of the problems previously and they completely overlooked what we addressed and simply tried to patch and hide the issues! They then told us that we could not get something in writing in regards to the issue and when they could fix it because we refused to except 45 days ! I purchased my first townhome 1 year ago from Rocklyn and have had so many issues I don't know where to start. People bragged about them being great builders but they must have never lived in one of their constructed homes. They are made with theee cheapest materials. In fact, our Sherwin Williams guaranteed forever paint warranty didn't even cover it because they used the cheapest materials that were not covered (prime etc) and our warranty was forfeited. Inside the home we have had roof and gutter issues, windows leaking as they did not seal them properly. They built our particular community on top of massive ant and termite colonies so lots of issues with constant pests, and appliances trip the fuse box often. I mean I had to call an electrician often to get fuses replaced. Several neighbors had water pipes back up (and most everyone gets black stuff in their water) which the plumbers say it's because the pipes were not put in correctly and that the wrong size was used. As far as the community they did not complete a lot of promises like re-pave the private streets that were damage from construction traffic, did not move the call box to the center of the street (so people have to get out of their cars and walk in grass to use the call-box) absolutely terrible! We constantly have trouble with the gate at the front entrance because it was cut into the metal on the gate. Then the backyards - none of them are consistent or correct. In fact, I have so many drainage issues because the pipes were not properly installed and moved outside of the backyard. Then there is no space in the back of the units cause a safety hazard. Gates from neighbors are on the inside of our units because they were too lazy to carve out the back so that the gates could be placed correctly. We have no guest parking. I heard that they Robbed the HOA reserve fund blind, so we do not even have the funds to do the work ourselves. We've had our HOA board has reached out to them several times including sending letters but no response. They lied about warranties. Some items have 2,3,5 years on items they promised to repair or was told had 10 year warranties. The homes aren't even 10 years old!! It's horrible. The rain buckled up and gets inside of the house because of the poor seal job and it causes the hardwood floors on the first level to rot. I just can't believe companies are able to get away with building these cheap homes they've slapped together and sell them to people without being held liable for their craftsmanship. read more

I just wanted to take the time to give Mr. Tommy Puckett at great review. Every time I called Mr. Tommy with an issue regarding my house he has always taken the time out of his day to assist me. For example, there was a piece of 3/4 molding missing near the baseboard behind my stove and since it is new construction it can easily be overlooked. Mr. Tommy went out of his way to come and fix that issue for me. There are many other great things Mr. Tommy did and I just want to make sure he gets the acknowledgment he deserves. Between the frequent gun shots , car break ins , broken gates , and barely any street lights in the community this move has been beyond frustrating and disappointing. My first home is a Rocklyn home. I've been in my home for a month now and so far, so good. Purchasing a home is a challenging decision and choosing the right builder is just as challenging. I looked at many places and I just wasn't satisfied, but as soon as I drove onto the property of my home, I felt that this was the place I needed to be. Every person working with Rocklyn from the Agent to the Builder was amazing. They answered all of my questions and kept me informed of every step along the way. Rocklyn Homes, builders of Renaissance at South Park do not up hold their warranties. In February 2020, I had a roof leak on a new construction home which resulted in having to have a hole cut out of my ceiling. They drug their feet on fixing it so long they refused to complete repairs, using Covid-19 as an excuse. I have gave them grace but every follow up with Haley, was an different excuse. First it was they were waiting on the CDC and government. They gave the go ahead. Then it was, they are going to decided when. However, they are now showing homes, allowing potential buyers to enter the office and new homes with them. When I brought this up, the new excuse is they don't have PPE. Had this been true and they had good intentions on completing the task, PPE would have been sought after in preparation, ready to go. However, it's obvious that excuse isn't the reason either. They can find it safe to sell but not uphold their contractual agreement. Rocklyn and I (along with many others) do not have a great relationship because their lack of professionalism, craftsmanship and refusal to up hold their warranty. I have had to fight with them to uphold other agreements. They are using Covid-19 to be vindictive because I reported them to the Better Business Bureau. You can find more details on mine and others complaints there. Not upholding their end of my warranty is retaliation. There is an equivalent of a trash bag over the hole that exposes the attic. This isn't safe, isn't sufficient for cooling/heating the home, it's been three months and they don't deem it important enough to fix. When Rocklyn gets your signature they turn on you. RUN!!! That's my advice. Customer service is absolute worst especially Stephanie H. who is now a manager. Quick to tell you what they won't do and have zero decency. If you decide to purchase make sure everything is fixed prior to closing because everyone involved will tell you, " oh don't worry about it, we'll touch up before warranty expires." They won't I promise you they won't! These people should be ashamed of themselves. Seems like blatant neglect in "certain areas" just take a look at the reviews you'll notice what I'm talking about. I decided to get fixed what I can and don't stress the rest because at the end of the day God don't bless people or businesses that don't do right by people. This company's employees are a master at lying. If they ever promise or postpone work til a later date, get it in writing. If they damage something in your home no matter how, report it (yourself) immediately via email and take pictures. Watch everything they do because they don't own poop even when you know they caused the damage. You might even want to take before and after pictures in some cases. The workers are careless. Basically, never trust anything any representative of Rocklyn Homes tells you, they get amnesia quick and be sure to read the warranty book. More specifically page 4-5, when to to file an arbitration complaint although their warranty company (2-10 Home Warranty) is not worth shit. They are looking out for Rocklyn's best interest. Understand what is covered at each walk through (pay attention to the nail pop out, caulking, painting, etc in the warranty book). So, don't purchase it for additional coverage because they Didn't rank in the 2020's Best Home Warranty Plans in GA. Go with Select or Choice Home Warranty. They were the top two! When you don't read the book, instead listen to the builders, you get screwed! Honestly, I don't think they know because they are new most of the time; Rocklyn seems to work with incompetent people so they can underpay them in comparison to their industry counterparts. my townhouse is a disaster. in less than 6 months garage has concrete cracks, bugs coming in through windows sinks and alleged caulking, my master bath is a total disaster. my wood in less than 1 year is splitting as it's glued on laminate not real wood. caulk not done backsplash. contractors turned off AC for no reason, light fixtures damaged and coat closet light fixture fell off. There were no qualified builders on site. there is no customer service a dishonest worker Haley Pendley made sure the warranty wasn't honored. Rocklyns owner lives in FL as this is a FL corporation. No one cares at Rocklyn in Georgia. Do not buy Rocklyn homes anywhere. They left the roads and driveways a concrete mess crumbling in less than a year. Bought my home in April 2020 and I was very impressed with the "upsell of a dream". My home is beautiful, but that is where the dream ends. Rocklyn promised a "carefully planned streetscape design with sidewalks, streetlights and beautiful common areas." My community in Stone Mill has no sidewalks other than the ONE walkway that is there from previous construction. Rocklyn had nothing to do with it! The few streetlights that are apart of my neighborhood were there long before Rocklyn arrived as well. These common areas are filled with patchy grass, dirt and hay. Not to mention an ENTIRE street that was promised to be renovated into another common area or parking lot. It seriously feels as though Rocklyn is entirely about their money and nothing else. If the job does not profit them, they are unwilling to rectify any situation and provide great customer satisfaction that will bring them more clients in the long run. And did I mention they used most of the HOA reserve fund, so we do not even have the funds to do the work ourselves.
