However, I don't live in the area and over time it became an albatross to keep up with. I wasn't even sure how to go about getting it sold. We reached out to Thomas after finding him on the internet and within a few days we were on our way. I was amazed to discover how much he thought we could get for the place and how his team went on to ensure that it happened. They have a great set of subcontractors they work with who quickly got the place in great shape. Thomas's team made sure the costs stayed low and that the changes we made were actually necessary. The home was ready to show in just under a month and had interested buyers before it even went on sale. The open house last only a weekend and resulted in multiple bids, leading to a significant profit. From start to finish, the home was sold and the money was in our pockets within two months. Amazing. I really can't say enough good things about this real estate group, but I will highlight a few outstanding points: they have someone assigned to each aspect of the selling process so it's really hands-on and they keep you in the loop every step of the way. I really appreciated that they listened to my particular questions and needs and always aimed to please. They can also assist with every detail: we needed storage for some items and appliances and they provided it free of charge. They even hauled some things away for donation! Another time one of the members drove about almost an hour away to get a key for the community gate that was needed to show the property. What I'm getting at is that every person is so welcoming and committed to their job - you can tell they like and believe in the company. Lastly, hands down, Thomas knows his field. I predict that his company will keep expanding into other regions and is bound for even greater success.

He confirmed he was interested, asked for property details and said he would provide a comparable market analysis the following day to determine the value of the property. That was a month ago and although I provided my email address and phone number, I never heard back from him. I completely understand that vacant land sales are not that profitable for realtors; for example, if the property sells for $10,000 and the listing agent it entitled to 3%, that amounts to $300 which is not worth the trouble for most Listing Agents, but to leave a potential customer hanging, is unprofessional and unacceptable. After all, I may have other residential and/or commercial properties to sell in the near future but would not consider doing business with this Agent. Fortunately, I received a referral to another Agent and we worked out a $2,000 flat fee arrangement to handle the sale. Received a full price offer in five days with a 10-day escrow.

He guaranteed that we would sell our home for more than what we were offered and backed it up with an investment offer that we could choose should it not sell for more. It was difficult just to schedule a showing because the seller did not want to move, which already made things complicated. On top of that, communication from Bri was very poor/ little to none. She was SLOW to respond to my realtor and often delayed getting back to us, which made the process unnecessarily stressful. Once we submitted an offer, we were told there were multiple offers on the property. (LIE) Shortly after, the seller significantly raised the price.(20,000$). The entire situation felt more like a game than a professional transaction handled with transparency and integrity. It honestly felt like we were being pushed to increase our offer without clear evidence of other active buyers. Ultimately, we decided to move on and pursue another property, which ended up being a much better/cleaner fit. Interestingly, once we canceled our offer, the home went right back on the market and continues to show as available. That definitely made us question the "multiple offers" we were told about. She doesn't care about veterans or military/law enforcement. Buying a home is already stressful, and clear communication, honesty, and professionalism are extremely important. Unfortunately, that was not our experience her AT ALL. I don't recommend using this flashy mindless realtor. She also tried to threaten the open house and bribe me to not have the open house for me to pay more. If I could give her ZERO stars I would. Her name is big and all hype if your serious with money and want something with quick response time stay away!!!!

I teach QFD (Six Sigma Master Blackbelt) and know one or two things about meeting versus exceeding customer expectation. After carefully filtering about 20 agents I zeroed in on 3 candidates. She was the more aggressive of the 3 candidates in regards to how much she could sell the property for and how quickly she could do it. I was a little worried about that but she seemed very well prepared and had sold properties in that area before. After 3 weeks she pulled in an offer which was within 99.01% of my asking price. She wrapped up the sales in 4 weeks and 4 days. Sofar, she had met my expectation to be a very good agent. But she also did this: 1. Created unexpected value for the customer: She almost forced me to go to the county office to register the house as a 3 beds, two baths ( it showed on tax roll as 2 Br and 1 bath). She found the correct office, prepared the paperwork for me and told me exactly what to say and do. This created 20% more value for me. 2. Takes the initiative without asking whose job it is: A LOT of permits needed to be finalized. She called the plumber, the electrician and the HVAC contractor to perform the repairs at really reasonable prices. She oversaw the repairs and inspections. When the inspectior gave us grieve with no reason she went all the way to the chief in down town LA. The supervisor called me and apologized for the inspector. She oversaw the termite work and negotiated a 30% lower rate. Who's job was all that? MINE. She did not even ask that question. She always would take the initiative to create value for me. 3. Almost reckless selflessness: At one point she suggested that the buyer may not give me the best deal and suggested to back away from the deal when her own contract with me was near the end. If I had backed away, she would have not gotten her commission AND I might have fired her. In conclusion: She did such an amazing job, that I now changed my plans and I will reinvest my money in that area and I will have her buy and sell properties for me.
