But each time with stayed, the same was the kindness, courtesy, caring, efficiency, professionalism of each management team. Every need that I have had whether it be a sink that won't drain or something it's not working quite right has been taken care of immediately. And with cleanliness and professionalism. I couldn't be happier with the maintenance. And when it's winter the efficiency of the snow removal is perfect. I so appreciate this. I have lived here five years. (That's nearly as much as their 2-bedrooms) -Raising the rent or changing something about the terms of tenancy. Violation: -ALL of the SPECIFIC units I've expressed interest in (B304, G307, D203), they've specifically jacked the price up from the ORIGINAL price it was at AND even beyond/higher than the normal "range" of their similar apartments Violation:-On Sat Sep 9, 2023 we went to go look at an apartment, and Cam opened the door to let us into someone else's apartment while they were still living there. This was illegal and EXTREMELY uncomfortable Violation: -Bo told me I HAD to "apply" ($40) AND pay a $200+ something fee in order to hold / reserve the unit for "30 days." Violation: -Aug 22 I applied and put money down to hold the unit for 30 days. I had 30 days to decide if I wanted to keep the unit. I made it very clear that if I should decide to move in I would let them know by the 30-day mark, and that I would also sign the lease the day of move-in. -Aug 24, I get a strange email from them stating, "You are currently scheduled to move in 09/01/2023. Please remember, if not e-signing your lease, you will need to make an appointment to come in prior to 09/01/2023 to sign lease, provide final move in amounts and obtain your keys." This was very unusual I thought, because they clearly told me I could put the unit on "30 days," and I made it clear that I hadn't made any 'set' decisions yet, and that I simply had 30 days to decide. I never set a "09/01/2023" move-in date EVER. I applied 8/22 for the apt to have it on HOLD through 9/22. -Aug 24, They are PRESSURING me to sign the lease, and very EARLY (Again, I was said to have "30 days, ie, through 9/22" to simply DECIDE if I even wanted to live at the complex) -Aug 31: They reach out to text message and harass / pressure me AGAIN to sign the lease -9/6: They Pressure me AGAIN saying, " "Hi Emily it looks like you still haven't counter signed your lease. If you could go into your resident portal and review the lease and counter sign for us then we can make sure everything is completed prior to move in." -9/15/2023: They PRESSURE me AGAIN emailing me, "Good morning, We would like to see the lease signed at least a few days prior to move-in." (I had already made it CLEAR I had UNTIL 9/22 to even DECIDE if I wanted to move in, and that if I did, I would sign the lease the DAY OF!)-9/16/2023: Would NOT answer My Question whether I could sign the lease the DAY of moving in, AND tried manipulating and pressuring me into signing AGAIN. I got a call Saturday Sep 9/16/2023 asking me to sign (Despite me clearly saying I would be signing the day OF move-in) UPDATE: They JUST took away the "2 month FREE" rent from me! They completely 100% LIED stating I'd have to sign an "11-month" agreement for this, FULL WELL absolutely KNOWING I agreed to a "9" month (due to interest in finishing My Doctorate's Graduate School Degree). So not only did they take BACK what they 100% PROMISED, but they outright underhandedly JUSTIFIED and LIED cold-face LIED about it. The property manager also told me that if I decided to leave after the first 2 FREE months, or ANY time after, I would ONLY be responsible for paying carpet cleaning and a "buyout" fee, which was 2.5 months of rent, $4100, in TOTAL -- And then they completely fraudulently changed the TERMS on me to say that I would have to pay BACK the "2 FREE MONTHS" ($1800 x 2 = $3600!) (What a JOKE!) *** PLUS *** the $4100 BUYOUT! = NEARLY $10,000! WHAT A JOKE! They are absolute LIARS! When I was there inquiring about units, literally 3 separate residents in LITERALLY 10 minutes came in extremely angry and complaining about broken air conditioners, and this place is BRAND NEW!!!!!!! Also, parking is a HUGE issue here, and there is very LIMITED to NO parking AND they charge an additional $35/mo for it! The apt complex says no smoking but allows smoking outside...not happening, cigarettes, MJ and vaping. No one goes to the smoking areas outside! Many, many retired residents, I am one. If you choose a 2nd floor "You will have noise from above". I just asked mgt to talk to the resident above...No, they want me to record and video the issue. I cannot do that...no help from Mgt. Maint is the best part of the property. Asked about getting a Concept 2 rowing machine...I was put on ignore. Gym is nice. All carpet is going away...plank flooring coming...My apt is wall to wall carpet, I love it. Look at Pine Valley or Liberty Lake for your place to live, near shopping and Pine Valley has no traffic and close to shopping...No Traffic at all Forget River House...Pine Valley is the best...listen to me!

Which we did...so we thought..But they somehow still managed to take our entire deposit and charge us an extra ~$600 for expenses that most of which made no sense whatsoever (: Do yourself a huge favor and turn around if you ever find youself looking at living here. Parking is a major issue and instead of changing a useless grass round-about into proper parking they leave as is and tow vehicles at 8am every day if you've parked there. Our front door is rusted out and completely freezes over in the winter on the inside. Zero maintenance assistance after several requests and instead a pompous arrogant maintenance worker argued with my boyfriend about how "when it's cold outside and warm inside it creates humidity which freezes", gee thanks you ninny! Still doesn't change that we literally cannot open our door on this shitty made building. Pool closes early in the season around September when it's still 85+ degrees and opens late into the summer season. This spring they gave notices to everyone with a grill or bbq to be removed off premises immediately just as we are going into bbq season. They have an outdoor grill area at the clubhouse but it's always filthy and never maintained. Garbage is always overflowing. The grass outside our building has had a pylon sitting on it for over 2 years and there is no replanting of dead shrubs or grass. We will be getting out of here as soon as humanly possible and will absolutely recommend no one ever lives here.

What I have appreciated most of late is the quickness and courteously of the maintenance team. I have had a couple of typical issues come up in my apartment, and they were both addressed swiftly, e.g. calling to set up a time to come out within hours of submitting a service request and diligent workers that get the job done as fast as possible. The staff was decent, maintenance was always right there for you when you needed them, and I really enjoyed the people I met there only problem was it said 55+ and it was more like 70+. Since I was much younger it was not a good place for me to really be. Although it was perfect for my mother's last years. But again I loved the people my mother and I met there and several became close friends. The only problem with the place...it is haunted. My mother and I experienced several random paranormal occurrences. I can't say there was anything bad that happened just a few annoyances. Like my bedroom window opening a crack on 2 occasions when neither of us opened it, car lights would flicker on and off in the parking lot, shadows in the parking lot. Water turning on in the kitchen then shutting off two minutes later. I also witnessed a flesh & blood ghost walking across the parking lot in front of the line of garages while I was sitting in my wheelchair, looking out of the 3rd floor hallway window. When he just vanished in front of me! It was winter. He was a man in his mid to late fifties, dressed in dark blue pants, and a dark jacket with dark hair. I watched him walk across the parking lot in front of the line of garages, headed for the sidewalk, next to the white fence. Just before his right foot was going to step onto the curb of the sidewalk he vanished before my eyes! After relaying my experience to one of the staff members. I found out there was a man that lived in 308 that shot himself in the head years earlier. Very sad I happened to live in 307! Just read recent reviews. Sounds like this place is really gone downhill since I lived there. What a shame. Make sure you read the reviews before you move into this place. I'm sure glad I don't live there now.
