Fairly typical apartment complex. My husband lived here in a one bedroom for almost 4 years and…read morethen we moved into a two bedroom apartment for the past year. They seem to do a good job updating things. The two bedroom especially had nice floors that were easy to clean. The location is great. In the NW school district which is nice if you have kids, and their is a park and playground right across the road. Very close to Aldis, the outlet mall, and all the shops and restaurants along Military Road. Very close to Reservoir park as well. The office staff our really great. Easy to get a hold of and always friendly and helpful. We haven't had too much need to get a hold of them for things breaking, but the few times we did they were very prompt in working to fix the problems. My favorite part about the complex though is how above and beyond they go to really try to build a sense of community. For example, today they are having a solar eclipse viewing party complete with snacks and drinks and glasses. In the past they've had paint nights and other picnics. They've also had door decorating contests voted on by the other tenants that gives you $50 off your rent for the month. A great way to build community and also make the hallways a little brighter.

We were able to "upgrade" to a larger apartment within the building after a year, which was made very smooth by the leasing agent, Katie, and well worth the slight increase to our monthly rent. We also enjoyed how rent could be paid online, maintenance requests could be placed 24/7 through an online ticket and emergency maintenance needs were handled quickly and properly. Beyond that, the apartments were just the right size, the laundry facilities were always accessible and there was plenty of parking. We would still live there now if it weren't for us moving out of state, and by comparison of where we are currently renting, Whitmill gets flying colors! Thank you for making our first apartment together a wonderful experience!

I completely wished I didn't know of the horror of living here. I moved out in November into a…read morehouse but went through three years of a horror show living in the townhouses. You think it's great at first, three bedrooms, full basement with plenty of storage, decent size, and reasonable rent. First year our basement flooded along with all of our neighbors, so every rain storm all the tenants are emptying water from their basements all night. Our basement windows where covered with ply board, we had to fix them. Our tub wound up peeling within two months and we refinished our bathtub. If it wasn't one thing it was another and maintenance there if you could get your work order filled, which was a big IF, where worthless. The last straw came when the fence around the dumpster fell apart. Our place was behind the dumpster. Needless to say fall came and we got mice. Not just one or two, we caught ten in 1 month. Talked to our neighbors they all had mice. They where in the walls. I have a complete phobia of mice to the point I went to my parents to sleep at night. We started house shopping right away and left. Tried to do it the proper way. We put the request to vacate on line. No number to call them, found a number but voice mail was full every time we tried which was numerous times. Tried to contact maintenance to let somebody know, there was never a response. We later found out from a neighbor that heard them talking they where furious because we didn't tell them we left. HOW! Bottom line somebody moved in literally ten days after we left. Not enough time to take care of the mouse problem, so I wonder how the new tenant liked sharing her new place with rodents! Don't rent these places; they are going to run them into the ground and before they become condemned make a quick sale.

YOU HAVE BEEN WARNED!!! DO NOT rent in WILDWOOD ACRES OR ROYAL PARK or any of their Niagara Falls…read morelocations. If you meet with Patty the so called property manager RUN RUN RUN!!! She is pleasant atleast until she collects the deposit/1st month rent then she transforms into the meanest witch ever. Complaints are IGNORED!! The apartments are quickly fixed to look nice to show them, then they fall apart as you start living there. The basements flood and parking could be hard although there is a parking lot for tenants...well good luck when the lot is full and you find yourself parking on the street. Ever heard the saying if it looks to good to be true it probably is? Well you have been warned!!!

Well when I first moved into these apartments I got lucky. I had only seen pictures from the…read moreinternet and the first day I saw the apartment was the day I moved in (I moved form California). The apartments are a bit old and the outside could use some work as far as the building. The recently repaved the back parking lot and fixed some serious problems with it. For an extra 50$ you can get a Garage as well if they are available, unless you don't want your vehicle out in the weather I wouldn't get them again. They are old and they are a good 300ft away from the building. The apartment is repainted and shampooed between tenants, and the paint job is okay. The major problem is that the cabinetry is old and they don't seem to be in a hurry to replace them. The heat is included and you do have control over it, and it keeps you warm in the winter. The air conditioners are old however they keep the decent temperature in the rooms, and running them all night and having a 46" TV and 860 watt PC running all day will give you an electric bill of $100 a month. The windows are old as well and if you don't shrink wrap them your going to have a breeze coming in from outside affecting your heat in the winter. The apartments are managed by MJ Peterson (mjpeterson.com), and they have online payment for rent as well as maintenance. Never had a problem with payments, and the maintenance was usually next day to 2days when it wasn't major. They do do a credit check for the apartments, they are looking for 600+, and if between 500-600 they require co-signer or double deposit (deposit is one months on normal). And, they do allow small pets up to 20lbs. Final thought, although they are old and your paying around $850 for 2 bedrooms, your in a good neighborhood and I never worried if my family was safe when I was at work. There is also a bar on the next corner if you want a drink, and a Daycare for kids right across the street. Also Walmart and major retailers on Niagara Falls Blvd. and Sheridan are less then 5-10 min. away. For this apartment I feel your paying 40% for the environment more then the apartment. They require a 12 month lease, and 60 days notice if you are not going to renew. If i didn't need to move for work reasons, I'd still be there.

We had someone come to fix it and it didn't do anything! All of our windows were also installed improperly and let all the cold air in. It is -17 today and our thermostat is turned up all the way to 90 and it's reading at 55. It's warmer in our hallways then in our apartment. They are supposed to have 24 hour maintanence , yet every single maintanence person is on a 1 hour break. I'm glad that we pay almost $800 a month for rent that is supposed to include heat to not have any! Also they are horrible on keeping up with the snow. Our sidewalks haven't been shoveled and ou cars are plowed in any time there is snow! Again, never and I mean NEVER, rent here!
