Management needs to learn how to be a good person and do the right thing. They put me in a unit that was infested with roaches, after three months of complaining about the roaches and having to put over 3 work orders in for one thing to be done they let me out of the lease and kept my deposit. They do not care about the residents, my daughter stopped sleeping in her room because the roaches were crawling everywhere. I had to deep clean when I moved it and I deep cleaned when I moved out. I had to clean up all the dead bugs when I first moved in. I had to request them to replace the cabinet because the previous owners punched holes in it. There are leaks as well that the only thing that was done to fix them was caulking. There's a horrible mildew/mold smell. There utilities billing is very questionable, charges that should be the same month to month are always increasing. I would not ever recommend this place. These building are falling apart and filled with mold. The management doesn't care. We have no flooring in sections of our apartment and have only had full access to 1 of the two bathrooms we've been paying for for years now. The vents from the dryer were so backed up that when I FINALLY got ahold of the corporate regional manager and she got a crew out to clean it the crew said they've never seen one backed up that bad and it was a miracle a fire hadn't started. Sooooo I'm betting multiple apartments are essentially a time bomb just waiting to start a blaze. The security here is an absolute joke. Maintenance doesn't even properly lock empty apartments so there are random homeless people living in them at night, sometimes in groups. Myself and another neighbor reported the apartment next to us being broken in by the same homeless man multiple nights. Thank goodness someone moved in. The night they moved in the homeless guy was back with 6 more people planning to stay there, they then hovered in the group talking about trying the other doors to see if they could get into an apartment. I would have been absolutely petrified that they'd try my door if I didn't have a 100lb dog. These apartments are completely unsafe and I do not so much as walk out my front door in the dark without bringing my dog with me. Please please please do not move here as a single female or with kids. Or at least get a scary dog. You'll need one for the coyotes that roam around all night. read more

Me and my fiancé leased in April literally the same move in day we started seeing roaches but we gave it the benefit of the doubt since we thought we could always get raid. It doesn't help the roaches are so bad here it's disgusting. We had them on our drying towels, kitchen, rooms, bathrooms, and I just seen some in my freaking purse tonight!! We are very clean people I make the effort to clean the kitchen and sweep and mop with bleach every night hopping that the roaches will go away. We report to the front office for a pest control he comes and literally was here 5 minutes with gel which didn't help anything !! I'm pregnant and setting up my sons nursery and seen roaches in the other room when no one is even in there . Everything is getting shaken down or thrown away once we move and unfortunately we signed a 12 month lease. Roaches aren't even the only bugs here our door has cracks in it so it's always rolly pollies and spiders that make their way in here because the door doesn't fit correctly you can see daylight through the cracks of the door when it's light outside. I have to constantly kill and sweep up dead insects from behind my couch and just on the floor period. Plus when we first moved here our air conditioning didn't even work then once we finally had maintenance come and fix it like a couple of weeks later the air conditioning started leaking WATER all over the floor which they claim they didn't install it correctly the first time which made our bill $200 the first month when we barely used it.Then don't get me started on the neighbors across and above me, the ones across from me were so dirty and left trash outside literally everyday which only made the bugs and other insects worse. But by far the worse thing that comes from the neighbors is the smell that they give off, it's so bad it makes our house smell like literal trash in the living room , kitchen , and in my sons room when there isn't even trash here. The upstairs neighbors constantly stomp at all hours of the night when we've made multiple complaints then once we do we're told " the building is old so we're suppose to hear creeks and hear them stepping and screaming. We've also had a leak in our bathroom that has mold now and when we told the office again they replied with " that's an easy fix" and they " didn't wanna move us " after we wanted to be moved or have our lease shorted because of all the crap that's gone wrong just within these two months. With that being said maintenance patched the mold and leak up with some type of bubble that is now melting off with each shower we take and we can CLEARLY still see the mold because it's another hole in the ceiling. The floor boards have all types of gaps between them in the bathrooms where the roaches run right up under when we try and kill them. The office ladies suck as well when my fiancé went to report all the disappointments we've had and the roaches she had the audacity to say " you brought them.." and speak to him with complete disrespect and an attitude which is crazy because from the MOVE IN DATE we seen bugs.Between the move in fee , security deposit, first and last months rent plus the administration fee and all the other fees that added up to about 1,200+ just to move in this roach infested place it's not worth it at all. I'm beyond disgusted and even shocked that they still advertise this dirty apartment complex to the public and cannot WAIT to move out !! I pray this place gets torn down immediately. DO NOT I REPEAT DO NOT COME HERE UNLESS YOU WANNA LIVE WITH ROACHES, terrible neighbors, and bad office and maintenance workers. read more

We've had so many leaks, the plumbing here sucks. One of our toilets we can't even use anymore because it overflows every time we flush. It's way too expensive for what we get and every time we have renewed our lease they end up adding all these random bs charges. The only thing I like about it is the location is very convenient and the sunflowers that grow along the creek. Also, the people who work here have been pretty great so I will give them that. But the building itself needs to get the pipes fixed. read more

Moved in April of 2021 when I signed my lease I had to leave for a week I came back to no A/C. I put in a work order to get it fixed they came and "fixed" it within 2 weeks it went out again also roaches started to appear I called them to spray my apartment for them to which they lied and said they finished but I had cameras on my apartment and had proof of them lying. Then there was a flea issue that never got resolved I had a leak in my ceiling during this time my A/C still had not worked I have Multiple Sclerosis and I made this known to them if I overheat I can be hospitalized throughout the summer I had A/C maybe a day or two at a time in up to 98-degree heat. I even called Timberland Partners and they were less than helpful and kept routing e to management who were the problem even when I requested not to be. Update : since the summer heat has been going our A/C has stopped working 3 times since May & it's July currently no A/C I've lived here for about a month , and I've had the brown roaches BAD and I've done everything i can on my end to get rid of them , from buying raid and spraying the apartment myself as well as putting cereal in a different container & I've called them SEVERAL times to see if i could have my apartment sprayed and no one ever seems to answer me , the roaches are so bad they are in my FRIDGE I'm now having to throw everything out , due to the fact that i have a 2 year old and don't want him getting sick , as well since I've moved in my master shower has rust all in the drain , our bathroom cabinet is coming off of the wall , also saw a mouse the 3rd week i was here and had to put traps down myself ! This is a HORRIBLE place to live. When we moved in, July 2020, within days we were each covered in bites and welts. Several attempts to first detect and then treat whatever was biting us, we finally ordered a mite test kit and it lit up like Las Vegas. We contacted the office and even after the exterminator sprayed noxious chemicals all over, the mites kept biting. They're in the carpeting, which was not new when we moved in, only "recycled" from another apartment. Not cleaned, at least that we could tell. The fixtures on all the faucets are broken and worn to the point that they cannot be cleaned. The cabinets - ALL of them, are particle board construction and have been water-damaged so many times that they're warped and rotted. Also, these apartments ARE NOT CABLE READY as they advertise. We had to call Cox out twice just to get internet and the second tech strung cable across the floor in front of the front door. I've been living at this complex for two months now and the staff are amazing people. They are attentive, kind, responsive and go above and beyond to ensure your quality of living is stellar. The property manager is a complete rockstar. She puts so much effort, time and care into this place and it's coming along amazingly. My apartment is the newer unit with granite, all new stainless steel appliances and new washer and dryers! It feels amazing to live here (which I highly recommend leasing) and I'm happy to call this community my home. It's quiet, diverse and clean. I love that they also have their own security patrol and he's here at all times. It's definitely one of the best places to live in this area. I made a maintenance request and they came the same day! And now they gave me a pay or quit notice because they say I was late again when the check I gave them on the 29th was dated for sept 1st and my fiancé's parents have the records because they have written the check for it every time! They are trying to evict me when they have no right to! They refused to walk through my apartment when I first moved in they refused to let me view it prior to move in and they refused a check list at move in! My ac unit hasn't worked since I moved in mind you I'm in a upstairs apartment that faces east it gets extremely hot up here and I have a heart condition which makes the hard on my body to be hot! So instead of fixing it they give me a tiny window unit that has tripled my electric bill which now I can't afford! They refuse to fix anything else broken in my apartment! This apartment complex does not respond to maintnence requests at all, if they do, it is very rarely and takes them weeks to get to it. My kitchen cabinets were and are still falling off of the wall which could potentially be very dangerous. I have had a request filed for 3 weeks now and nothing has been done to take care of it. The property manager, Jody, has told me twice that it would be taken care of that day that she told me this and it still has not been handled. The maintnence personnel also lied on their work order saying they had completed everything on my list of things to be fixed. When I finally had enough I caled this issue into their "urgent" phone system and then minuets later I walked into the leasing office only to hear a leasing agent speaking of my request and saying "it's not an emergency, you don't have to handle it." This is the kind of apartment that I pay $599 a month for? For this kind of service. Once my lease is up, I am out of here. These apartments are a SCAM. When we moved in we were told our rent would be $550/month, and then when we went to sign contracts they raised it to $599 with no warning. Water bill is outrageous, they add up the total amount of water used by an entire building and divide that by the amount of people living in your apartment. Not uncommon to have a $150 water bill! Everything is made to fall apart so that you will not get your deposit back after moving out, and there are arbitrary "cleaning fees" such as a $20 fee for dust on the mini blinds. Since moving out I've been harassed by debt collectors trying to say I still owe money to these apartments, 6 MONTHS after moving out and have heard nothing from Riverchase or their owners, Timberland Realtors! Office is rum by people with no clue what they're doing who text and vape all day, maintenance never responds to requests, area is riddled with gangs, drugs, break ins, and assaults and they will do nothing to help you. Once I was charged double my rent because of an error on THEIR part that they even admitted to, and yet I still had to pay the extra $900 they were charging me. Overall this is a HORRIBLE place to live, avoid it and other properties owned by Timberland at all costs! It's not worth it! read more
