Outdated 1990's apartments that they keep raising the rent on with no upgrades. Even the appliances are from the 90's. If you need a decent place to live this is good on a temporary basis but long term I would not recommend it. The property manager here is awful. She is always rude, raises her voice to tenants for no reason, and just doesn't care at all. Never in office, always sending out nasty emails warning that there will be outrageous charges for every other thing. She routinely tries to have cars towed from parking spaces that tenants are guaranteed in their leases because she "hasn't seen them move" and then tries to blame everything on maintenance when questioned. She makes everything absurdly difficult when it really shouldn't be. Going to get a package that's been dropped off at the office? Too bad, no one's in. Finally catch her heading to her car before the posted closing hours on the office? Too bad, come back tomorrow, she's going home and won't be getting that for you. I honestly do not understand how the company sees fit to continue employing her, and has seen fit to do so for so many years now. She is downright nasty and has been for years as can be seen from past reviews and current ones. There is no understanding here, no compassion, no kindness. If you complain to her, you are the problem. She will start doing anything that she can to force you out: locking your payment account for rent and forcing you to go to nearby stores and pay in cash with numerous fees, sudden random inspections of your apartment that she says are "routine" or that are supposedly for pests that you do not have, putting notes on your car that it's going to be towed in less than 24 hours if it isn't moved with no other warning. She is accountable for nothing and seems to be actively trying to make the lives of everyone who lives here just as miserable as her own. There would be a hundred more bad reviews if people weren't afraid that leaving them would cause her to retaliate and get them kicked out of their homes. Our thousands of dollars per month in rent never go toward anything helpful or nice. Not a single improvement has been made in the almost 10 years that I've lived here. One year everyone was asked to dig up any personal flowers that they had planted because the improvement was to be "landscaping". They planted things that immediately died and then sent out emails requesting that the tenants water the dying and unwanted plants. The trash compactor breaks down every few months and tenants are told that they will be fined if they bring trash to it, but will also be fined if they sit their trash out on their balconies or patios. Effectively, everyone is told to keep their trash piling up in their tiny apartment because management cannot find a lasting solution to a constant problem. The parking lot is never shoveled, plowed, or salted when it snows in the winter. Everyone is left to fend for themselves and just figure it out. This place is a nightmare. DO NOT RENT HERE. My boyfriend and I rented here for 2 years. We always paid our rent on time. We never complained or caused problems with our neighbors. Does that encourage the property manager to treat you with any more respect or courtesy? No. River Valley Apartments will do ANYTHING to take your money. Outrageous non-refundable pet fees on top of pet rent, fees for finding a cigarette butt outside your front step, fees for your children climbing a tree on the property, fees for leaving up your Christmas decorations 1 week after the holiday, fees for breathing incorrectly. You should also know that whatever the "sticker price" of your apartment is, that is nowhere NEAR what you will be paying them each month to live there. They add hidden fees and charges each month and there is no way to see what you are being charged for on their rent paying app, which is conveniently the only acceptable format in which to pay your rent. We pay almost $200 above what we were quoted during our warm and bubbly apartment tour. On top of that, the complex itself is cramped and unsafe. There are no assigned parking spots so there is often no place to park your car that is remotely close to your apartment. They don't even plow the parking lot or attempt to salt and shovel the sidewalks when it snows. Our cars have been broken into multiple times and RV just sends out an email saying to "make sure you keep valuables out of your car." I truly cannot express enough how horrible our experience has been while living here. The property manager will say anything to get you to sign that lease and once it's signed, you are nothing but a cash cow for T&R Properties. I hope this review keeps some young student/couple/family/etc. from making the same mistake we did. read more

My husband and I have been living here for close to a year and have nothing but good things to say. Everyone who works here is friendly and every service we have needed has been completed so quickly. For example, our hot water wasn't working and we put in a service request and within 36 hours a brand new hot water tank was installed. They keep everything very clean and taken care of from the parking lot to the pool to the landscaping. We would recommend this apartment complex to families, young adults and anyone in-between. We have really enjoyed living here! read more

This place is awful. I moved all the way from New York to live in this shit whole. The property manager is very rude. Several tenants including myself has been screamed at by this woman. She clearly hates her job. I went to her about someone walking their dog and not picking up after it. I did this to PREVENT trouble/ a fine. Two days later the whole building complex had a note on the door and we were all charged. We all were very upset. Unprofessional if you ask me. And not to mention they never are there on the hours posted. Maintenance is actually wonderful just management sucks. Can't wait to leave this place. read more

This place really doesn't deserve a paragraph from me. The property Management is unprofessional and rude. Thin walls. Limited parking spaces. Theft on the back porches. ABSOLUTELY NO CONFLICT RESOLUTION. I think the manager is definitely unqualified because she has no problem raising her voice to her tenants, and has no care AT ALL for how much she can impact someone.(especially if they suffer from a mental illness) Can't trust these people to resolve issues by simply talking. I had an absolutely horrible experience here. I've got a mental illness that needs caution approaching but the property manager just raises her voice and talks over me with no regard of how it affects me. What she doesn't realize is how bad I shake after our encounters because of the amount of anxiety she causes me to have. And because I had raised my voice back at her I am no longer allowed in the office. I have taken the time to write her a VERY LONG explanation of how my mental illness works and how she can handle it better but I don't think she cares because she hasn't responded, which is sad. In fact, I feel very alienated here. And because I got on her "bad side" I have to deal with her cold attitude for the rest of the year. Either that or she will find a way to get me out. The maintenance and some of the staff are nice though. But it can turn to hell real quick if you find yourself with an issue with the management. Would NOT recommend for someone who suffers from a mental illness like I do. read more
