The good: Rent is good and each unit comes with one assigned parking space, very nearly all covered carports. The owner's doubled down on improving the property in recent years with the help of the on-site manager. The 2 BR I'm in now got some welcome renovation before move in. The live-in manager is a cool dude and takes ownership for making it a better place to live. Responsive and timely with requests. They've also neatly fixed up older stuff in the courtyard and other common areas. On the whole all the tenants are good, friendly folks, too. In the day you'll sometimes hear the kids having fun in the courtyard or pool, but everyone's respectful of quiet hours and I never had a problem with noise through the walls. The bad: Nothing that's really any fault of the property. You do get only one assigned space, all others including visitors park on Homestead, and it's busy out there. It's also between Kaiser and a fire station. While that's nice peace of mind, my first unit right against Homestead would get occasional blaring sirens if the windows were open. Less of an issue at night, and not an issue for my second unit farther off the street. All that said, I think Homestead Gardens is a gem. Not to mention it's a short walk to the library, Safeway and Central Park. It's kinda nice in the summer being able to stroll down and join festivities without the hassle of parking. Check it out.

I met with the manager and he is very nice and easy going. The apartment is not new building, but they had remodeled it and changed all the new appliance for the kitchen and the bathroom. So it still looks brand new to me. The location is what wins this place since it is close to supermarket and bank. Also there is bus stop which can get to go out without driving. The bus can goes to Cupertino for Ranch99 and restaurants. One thing is con for this place is no visitor parking. But there are a lot of street parking. Just be careful when street parking since this apartment is located at a busy big main street so cars are fast and no crosswalk until you see the next light intersection. Overall, I like this place. Quiet family style. The neighbor around is very friendly and quiet.

From the start, my interactions with Lisa at J. Johnson Property Management were disappointing and discouraging. I came in multiple times showing genuine interest in finding a home through their company, but each visit felt like I was being dismissed or overlooked. I provided all the documents requested, including proof of income and my Section 8 housing voucher, but every time I met one requirement, another one was added. At first, I was told my proof of income was acceptable. Then I was told I needed three months of consecutive income, even though my Section 8 voucher itself qualifies as a reliable source of rent payment. It seemed like no matter what I provided, there was always another reason to delay or deny assistance. Despite having my deposit ready and being a serious, qualified applicant, I was never given a fair chance. Lisa was often short with me, unhelpful, and made me feel like I was bothering her by simply following up. I went to the office multiple times and showed real interest in available units, but I was told those units were suddenly unavailable or that my paperwork "wasn't enough." I left feeling that I was not treated professionally or fairly, and possibly even discriminated against--whether because of my Section 8 status, my credit, or something else, I can't say for sure. But I know I met all reasonable requirements and showed responsibility and initiative. This experience was extremely disappointing and made me feel like my situation and efforts didn't matter. I hope this company takes the time to review how they handle applicants, especially those participating in government housing programs, because everyone deserves equal respect and opportunity when seeking housing.

    To start with, they have an "F" rating with the BBB due to unresolved claims. I'm surprised I…read morecouldn't find any negative reviews online anywhere else. We hired this company to move us last month. I was lured by the estimate, the printed references, and the promise from the quoter that they take very good care of our goods because if not, "the first $1000 of any claim comes out of his pocket and he's going to make sure that's not happening". What he didn't say was that his way of making sure he doesn't pay is by not responding to customers trying to file claims for damaged goods. Our items were delivered five weeks ago, four contacts have been made, and I have yet to get someone to call me back so I can make a claim for what they damaged in this move. If you contact this company for an estimate, be sure to ask them what kind of coverage they have for items damaged due to their negligence, what the claims process is, who to contact, and get it all in writing. On moving day the driver showed up, then a truck showed up with four guys - it was tough to keep an eye on all of them. When one of the guys loading the truck thought he broke a leg from a wire stand, he stuck it in one of the bathrooms and closed the door. When I asked the driver about it, he said the stand was broken when they went to load it into the truck. I found the fourth leg sitting on our kitchen counter. The truck was almost fully loaded at that point so I don't know if they were planning to pack the stand at the time I found it or if they planned to mention the broken stand to me at all. The two positive things I can say is that the quoted price was just a couple of hundred under the actual cost and that the driver kept us informed of his position along the way. Other than that, our experience with this company has not been good. On delivery day, the driver showed up and three guys came in behind him to unpack the truck. Again, very tough to keep an eye on all of them. I'm very disappointed in the damages they did to our items, the fact that they took no responsibility for those damages, and even tried to hide them. Five out of six of our floor lamps were delivered bent and rendered unusable. The movers tucked them away behind a number of boxes so I did not notice them at the time of delivery. We had forgotten to pack one of the lampshades but the driver said that was okay. If he had not told me that, I could have tucked that shade into a box. I found the broken pieces of that shade sitting on top of a box after the movers left. We were told by the quoter that items would be taken apart at pickup and reassembled at delivery. We were told by the driver we had to disassemble our bed ourselves and they did not reassemble it on delivery. We found they broke a brace on the headboard when we went to set our bed up. They either dropped our LCD TV or stored it incorrectly because the screen is cracked, turning the TV into hazardous waste that we will have to pay to dispose of. Our washer and dryer are currently stored in the garage while we are waiting for the w/d in the house to be removed. I haven't had an opportunity to check these and sincerely hope they didn't get damaged as well. The one damaged item they acknowledged was the TV my husband saw them drop during unloading. The driver wrote up a report and said the claims office would be contacting us to submit a claim. That was five weeks ago and to date, we haven't heard from anyone. After waiting two weeks I called the main# to get some assistance. I was told the claims office would contact me the following week. When nobody called, I contacted the office again and was told the same thing. Yesterday I called for a third time and was told the claims office is a separate entity and they have no control over their response time. I asked if I could have the # for the claims office to contact them directly and was told this isn't the procedure, that a call would be placed to the claims office immediately and I would receive a call back on the same day. Not surprisingly, nobody has called. I sincerely hope someone from Homestead will make things right and I'm able to come back and update this review with something positive but things aren't looking good. I question how well they take care of anyone's goods if the claims office is so busy that nobody can call me 5 weeks after delivery to start the claims process.

From there it all went downhill. I had my property stored for a few months and when I tried to have it delivered it took them more than a month to arrange delivery. When they finally delivered it, about 40% of what they tried to deliver was not mine and that amount of my property was missing. It took them three months to finally complete delivery. Much damage including a broken TV, missing property that included irreplaceable family photos, sending local day laborers to my home and leaving them out in the heat of summer for hours after showing up many hours late, on & on. After they have your property they treat it as if they are holding it hostage. They feel no need to any longer treat you as the "customer", return calls or any of the other niceties of a business concerned with the customer's rights. If you do business with them you will surely regret it. I only hope there is a way to give them a zero rating!!!!
