And it is the quietest apartment I have ever lived in- I am on the 3rd floor, so I realize that makes a difference... but never, ever hear my neighbors- except in the hallway sometimes. Has a fireplace- which I have never seen in an apartment. The staff is friendly, but sometimes makes it seem like you are a bother to them. A lot of the services are extra fees and the amenities are hard to use because of their hours open, etc. The rent increase is getting ridiculous. Not sure how much longer I will be able to afford to live here at the rate of increase. Lots of crime entering this area. Do wish background checks and security deposits were a little more strict. But other than that- moving in was a breeze. Low security deposit, pets welcome, low pet deposit, etc. The grounds are lovely, parking is spacious. There are a lot of other cool amenities like garages and storage units to rent. Pool is kept clean and lifeguards are nice. Packages are welcome to the office for safety, if needed. Maintenance is lightning fast. They do a lot of maintenance I havent seen before in other complexes- like annual carpet cleaning, fireplace cleaning, vents and more. Kid-friendly areas available. Good office hours and very easy to work with.

You won't receive any of those things. What you DO get is SLOPPY management from a SLOTHFUL "mgr" Sue Via is the most disgusting personality I've had the DISPLEASURE of engaging. She's seems to be empathizing with you and willing to make you comfortable THAT IS until you learn SHE'S DOING NOTHING TO ACCOMDATE YOU! Once you call her out on this BS. She tells you there's NOTHING ELSE SHE CAN DO. Several people moved into my once peaceful bldg with Marijuana habits that effected my well being, my safety and eventually my ability to breathe clean air as the odors permeated the walls. Her LAZY response was "WELL I SENT THEM A LETTER" I have an envelope full of her letters to Everyone after each complaint. NOTHING WAS DONE. After living there for nearly 7 years I was BLESSED WITH AN UNEXPECTED exit. I don't know where you'd find an individual so INEPT as to DO NOTHING for residence, sit all day, blame ANYONE BUT HERSELF and not even have to decency to SHAMPOO HER FILTHY, GREASY HAIR prior to arriving to her workplace. If you refuse live in GHETTO CONDITIONS, wake up and go to bed SMELLING WEED COMING THROUGH YOUR WALLS and TOLERATE SURLY OFFICE PERSONNEL and a JOKE OF A MANAGER, RUN and RUN FAST.

RE: Mice Infestation This letter is regarding the mice infestation. This began with a dead body in the dumpster outside the building in June of 2019. The stench of the dead body was so bad it attracted two vultures. I called the police, they didn't care. (I have pics and video that I have sent to Regional Mgmt/Mark Ford and Dlewis via email) So when the fall began 2019 we had mice. For two years I have been contacting Garden Village and Regional Mgmt on a daily and weekly basis. (During a Pandemic) The contractors only come on a Tuesday. I would call Garden Village and would still have to wait for Tuesday. Many times they did not show, and then I had to wait a week again. If I called on a Friday or Monday or earlier many times I was not put on the list for Tuesday. I had to begin calling again and again to make sure I was put on the list. When they would show up it was on their time. I work at home and for Two Years this has been a constant interruption of my work. When I am not on the computer phone, I am not getting paid. When they would come the contractor would pull out the stove say he was putting poison and then leave. (Also to date they have never put the stove back properly, as many times as I have asked them to. I have pictures which Regional Mgmt/Mark Ford has been sent, I am in danger of burning myself every time I use the oven, it will not open, not even half way and that is AFTER asking them countless times to put it back) I am not an exterminator; I did not know that more should be done. That went on and on. As time went on I was getting more and more upset and distressed. Not only do I have to wash my clean dishes before I eat off them, but I am constantly cleaning up mice urine and feces, and losing financially with all the interruptions, and emotionally as it is frustrating and distressing to constantly call the office and get no results and mice clean feces and urine constantly. I began calling the Reginal Mgmt office and spoke to Mark Ford. Still with no results. The contractor put sticky pads around, with no results. The contractor finally put spring traps where the water heater and furnace are, with no results. The mice go everywhere. They are on my furniture, in every room, on my couch, in my drawers, all over the kitchen stove and counters. Not until January 2022 did the in-house pest control bring traps that trap the mice and kill them. To date I have accumulated 25 mice. Including the one mouse that finally did fall victim to the spring trap but I did not know about it for some time, as pest control do not check there ever when they do show up. When I recently spoke to Mark Ford to complain again about them not treating the entire building, though pest control has been in my apartment up to six times to look for holes during a pandemic I've had to suffer through them coming in week in week out. I Told him this and he BULLIED me, he said, 'OK I'm writing that down that you won't let us come into your apartment to look for holes again'. So I let them, again, during a pandemic. They plugged with dry wall two holes that were already plugged up. The same thing they do time and time again. Plug up the same two holes, move the stove out, not put the stove back. (I have pictures, the stove is 5 inches from the wall in a 2 x 2 walking sized kitchen). Around March 2022 I began having breathing problems. I have been seeing a doctor and nothing was helping it, it was just getting worse. Then On Friday April 8th 2022, I was cleaning my fan that sits in my bedroom that I run all night every night in a closed room to drown out the noise of the other tenants screaming and arguing outside.... and there was a dead mouse in it. I then knew why I was having breathing problems! I called my doctor, and am on medication until I can see a pulmonologist and a cardiologist to find out what damage breathing in a diseased dead mouse has had on my health, which takes months to get an appointment for either. So I am suffering financially, emotionally, and now physically. Same day, I called Garden Village and Regional Mmt/Brett Mastropieri (Ford was not in). I was crying and shaking speaking to Brett. Still no one responded!!! I have repeatedly told by email Mark Ford and Garden Village that my apartment smells like dead mice. Still I get no response. tHISIS all i could fit there is so much more AND AFTER ALL THAT THEY WILL KEEP YOUR DEPOSIT AND TRY TO RUIN YOUR CREDIT

    Some pros. But for the price you can do much better!…read more It is a fairly quiet area for what it is. If you put on some white noise, like a fan or air filtration system, you can drown out the loud video games, from all day dwellers and boom boxes throughout the evening. The Cons. Lots and LOTS of drugs! Both backhand smoke and the making of, within the dwellings around you. The ammonia will burn your eyes, the smoke, unless you are used to people smoking all day and all night long will tear up your throat. We've purchased 2, (900 sq ft air purifiers) and keep the ventilation fans on w/in this place and nothing touches it. It is in the contract that you agree to no smoking, vaping or marijuana smoking within the housing. It's as thick as if you hit 12 skunks on a back woods road somewhere. And it is ALL DAY a brief break once they've knocked themselves out and starts back up again. The good news, MD is a part of the Clean Air Act. You can actually try and do something about moving or breaking a lease if you have to. We ended up here for a job transfer. But It's over priced for what it is and could be tolerable if it were not for the drugs seeping in to your bathrooms, bedrooms, washer/dryer laundry, oven and closets. Would never recommend, unless you came by accident and could tolerate the stank.

    Fresh Air? Not Here--Just Fresh Weed Every Day…read more When I first moved in, I was looking for a quiet, clean, smoke-free apartment. And for a while, it was. But over the past year, it's like the entire complex has gone full-on marijuana. Now my apartment smells like weed all day, every day. Windows open, windows closed--doesn't matter. My clothes, my furniture, my belongings... everything reeks. Even my coworkers have started making comments. It's embarrassing and frustrating. Forget air fresheners or candles--they don't stand a chance against the constant stench. It's like living in a giant hotbox. If you're a non-smoker or have kids, think twice. The smell follows me--I leave my apartment and even my car smells like weed. Just know what you're really signing up for.

    After having to apartment hunt several times in life. I really do appreciate an honest review…read more When I moved into 1305 Dock street I booked this remotely never having seen the area all the way from Texas. I got very lucky because I do not recommend renting without seeing first but I had done extensive research and read many reviews about 1305 which is why I want to leave an honest review for the next person in my situation. This is one of the buildings located in Harbor East (a very nice part of town). It takes me 4minutes to walk to Whole Foods. I run along the Harbor all the time and I have a waterfront view... Although my blinds are down most of the time between the hours of 11am-3pm due to extensive sun coming through my floor to ceiling, wall to wall windows. I appreciate an overcast day so I can put the blinds up and appreciate the beautiful view all day long on the weekend. Right now (2022) they are constructing a price tower in front of our view, I'm told it's two 3 stories building so hopefully wont block too much of the amazing view that almost everyone in this complex gets. They were previously owned by Bozzuto and recently changed to Kettler management. I haven't noticed a difference between the two management company, they have both been very communicative and easy to reach. I don't have any problems with the appliances but I'm a small person and having a 2 in 1 washer/dryer that is within my unit is perfect for me. It does take a long time to do just one load but again I'm small and so are my clothes so I can wash a lot of things in one load so just keep that in mind. I'm in a studio, the appliances are small to fit the unit. It is perfect for me. The bathroom is surprisingly very big for a studio which I appreciate. I use both closets because I have a ton of clothes. Noise level: very quiet. I only hear people when they bring down their blinds or pull it up but otherwise never hear any major noise. On some weekends there is a festival outside our building and it's loud at like 11am-5pm while the festivities are going on but it never bothers me. At night it is very quiet and easy to sleep. The walls are thick so other than the blinds coming down (I guess that section is thin?) I never hear my neighbors talking or playing music or tv. Elevators are always working. The building doesn't have too many amenities like a gym but to be honest I like to run outside and ...be outside so that doesn't bother me. I would never use that amenity. Parking is 165$/mo with a third party that the management will set you up with. Its' premium parking which regulates all parking in this area. It is also within walking distance to Fells point. Overall, for the price, location, and safety I love living here and am sad to have to leave. If I was going to be local I would continue to stay here. When my lease ended they were able to give me an extra month at a reduced price which I was so appreciative of. So overall this was an excellent place for me.

    Apartment not move in ready. I was stuck and I feel they knew it. Maintenance lackluster apt most…read morelikely not even painted. Had crickets. Still do after two treatments. Door still needs replaced. Have some kind of storage room next door. Painter said something about it being his stuff. Dissed by management. So far not what I expected. Right now making Door has a gap in it letting in bugs and cold air. Told we are investigating it. My back screen would not open. Who ever answered the phone did not say her name and told me that it was not an emergency. Been a week, no one came. Good thing the fire department came and assisted me. People masquerade as friendly. One matenence person commented on me having my heat set where it was. I woke up and the place was cold I had it set to warm the place. I don't think it was his business to comment. Nothing is wrong according to them. A gap in the door wide enough to see out of certainly cannot be contributing to the cold draft. Been here a short time and already feel this was a mistake. Let's see just how much more documentation is needed to get things done here outside meters are wide open and exposed the utility room door is broken and will not stay shut. I watched a squirrel go into it and come out the other day. Maybe if they chew a wire and start a fire something can be done. Hopefully no one will get hurt messing with the meters. Let's see what kind of retribution I get. Maybe another reply saying we care..... we want our tenants to be safe and happy I thought maybe here was some improvement here.....smh. Maryland allows this? Management will spray for bugs over and over again yet not repair holes or entry ways like gaps in doors or holes in walls. You pay rent and get nothing not even a little courtesy.

I just moved out and I had to pay a carpet cleaning company $207 to clean the…read morecarpet after living here for 4 years, just to find out that they removed and replaced the carpet. I asked for a refund and I was told that the price would have been depreciated from my security deposit and probably an extra charge if I didn't pay to get it professionally cleaned. I was never informed of this before I moved here. Also, you'll get two water/sewage bills after you move out as well. This has been the most stressful move out process ever. Regarding my stay here as a resident... Maintenance can be slow sometimes but they always show up eventually and they always do a great job. My biggest issue here are the crazy squirrels. I've had squirrels break into my apartment twice and one actually ripped open my screen protector on my window and I recorded it on my phone. In my building we had a flood from a pipe burst, so I would not recommend living on the bottom floor, but the top floor usually have squirrels running around the attic, so I'd recommend living in the middle. The neighborhood is relatively safe now since the shooting twice in 2020, but it was the same location until the target was taken care of. I had a very drug dealer in my building but the neighbors kept complaining about all of his parties. My Amazon packages kept getting stolen by his clients because they left the packages in front of the mailboxes in the hallway. Management couldn't do anything about it, so that was frustrating. Lastly, when you move out, you have to pay a professional to clean your carpet out they will take it out of your security deposit. That I highly disagree with, no matter how long you've lived here. Mine was $207 for an 690 sq ft 1 bedroom and I was very annoyed about that while trying to move it. The staff is friendly and of course that's how they are going to sell this place to you, however, again I would not recommend living here they can and will change up policies to get more money out of you.
