This was just a few weeks before we were going to put the home up for sale. Charles and his partner Sabrina Gee Shin represented me as a seller for my condo in San Francisco. They're a fabulous team. Charles is the get-it-done, negotiator-that-you-want-on-your-side, and Sabrina is the person that makes sure all the details get taken care of properly with the highest level of integrity (fun stuff like disclosures, HOA docs, title docs, CC&R's, transfer docs, etc). Charles acted as designer, project manager, stager, and sometimes even as a personal counselor. He has a strong relationship with a contractor and managed all the work that we needed to get done in order to maximize the net return on the home. He and Sabrina presented me with detailed comps, with line-by-line estimates and price ranges that we could expect with various levels of improvements. At the time, I was not in the market to purchase, nor was I ready to do so, but wanted information on how to use the VA Loan and learn more about the home buying process. Fast forward to June 30th/July 1st 2021, my landlord called me and said that he and his sister decided to sell the house I was renting and would give me the opportunity to purchase it. I quickly reacted and contacted a realtor through Zillow. The next day (July 2), I interviewed the realtor and asked about her experience with buyers using the VA loan. As soon as this realtor told me that most sellers would choose and prefer an all cash offer versus a VA Loan, I became more skeptical and thought that she and her company were not experienced or knowledgable enough about this type of loan. Then, I remembered that I had Dan saved in my bookmarks and contacted him immediately. I spoke to Dan on the phone and told him that I was already in contact with another realtor.
