This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

We contacted Invitation Homes for repairs around the property and they sent a plumber to our house in the morning (10/19), I asked him which of the work order he was here for and he says, (The Water Faucet upstairs in the guest bathroom that's not running and the leaking Shower Handle downstairs) Nothing out of the ordinary, he fixed the faucet in a mere minute because the aerator just has hard water build up overtime, so then he went downstairs to the bathroom and took a look at the shower handle, and tried to unscrew it, but then he stopped because he told us he's waiting on Invitation Homes to get back to him, after about 40 mins he got a hold of someone he told me he won't be able to fix it because they denied the repairs, he was visibly upset because they quote "Wasted his time" and I apologized for that, and he left. We all didn't think much of it. 10/27, We received an email attached with a bill for $186.43 for repairs ... Mind you we HAVE NEVER PAID for any of the repairs done here before even when the ceiling collapsed in the garage last year due to the heavy rain. We spoke to Dylan on the phone, and I explained the situation to him, he took down notes and said someone will reach out to us and I've also mentioned this to their in house plumber who came to fix the shower handle as well. I was reassure someone would contact me the next day, it is now 3 days later, I called once again and was given the same speech. Our rent is due on the 1st and that bill is lumped together with rent. If I had known the issue was a worn out aerator in the faucet I would've fixed that myself for $5. How irresponsible it is for them to fix something as small as thing and charge us $186.43?! The worse part is Invitation Home listed it as we broke the sink, so therefor we need to pay for it.... What kind of company just do a repair without letting us know the cost before? Also it wasn't that serious we could've just waited for their in house plumber to come and fix it, bad decisions making on their part and now they're trying to slap us with this bill, saying its our fault the hard water eroded the sink away, if you are so concerned with hard water build up and damages done to install a watersoftner than. After a couple phone calls, I met him in person when I flew in to Vegas to move some things out of the home, and he checked every box, just a genuinely smart, knowledgable person. He went above and beyond at every step, hiring the contractors to clean the home, handle landscaping, and photograph it for sale. He literally got on his hands and knees with a bottle of Goo Gone to remove a bunch of carpet tape marks left in the kitchen! Who does that?? As for the sale, we ended up with multiple bids right away and it closed above asking.
