Bought a house. House has a freshly painted but old wooden garage door with a vintage Genie door opener with no sensor, no keypad. The door is so loud that I'm afraid to open it after 10pm. After the door opens, it would slide back down by 3 inches or so. Obviously something needs fixing. Knowing nothing about garage door, I contacted two garage door companies that have 5 star reviews, one of which was Residential Garage Doors. The other company came quickly, and told me the following: - it's a wooden door and wooden doors are heavy - steel door needs 1/2 HP opener but my wood door needs 3/4HP if I'm keeping the door, but... - the new opener would probably breaks in 2-3 years - the reason the door slides back a few inches after opening is because of the old spring, which therefore needs replacement - 3/4HP is more expensive, and they carry the best, which is LiftMaster, retailing for over $900. He even showed me a website that shows that price. - I have two options: 1) new opener, and everything else, but keep the old door for $2500. 2) new door and everything else for $3500. Then Ray with Residential came. Told us the door is old, but usable. Told us we can buy our own opener at Home Depot and the quality is just as good. Told us the door retracting a bit after opening is not because of the spring but the opener. He will install it for a SMALL fraction of the cost stated above. So it's a no brainer for me. Can't say enough good things about Ray! Kids and I were on our way out and all of a sudden the garage door stopped working. One of the bolts flew out and the cable was completely tangled. We were super pleased with Ray's work recently. Our garage door (which had an antiquated single panel system), recently broke on us. This was a huge bummer as we were planning to do more extensive changes in an upcoming remodeling project. Just like the other professionals, Ray warned us that the manufacturer had discontinued the parts for over a decade, and it would be really hard to repair (versus just swap out for a new garage door).
