During my 3 months stay in Residence Wiertz, in the Blue Studio I did not have a good experience for the following reasons:
The kitchen that all the tenants share has a mice problem. The landlord was informed about this, but he doesn't seem to have done anything to address the problem.
But the main problem is not with the building, but the landlord himself. Although he may appear nice at first, he is a really difficult person and in general unprofessional. During my stay he accused me of things without knowing whether I did them or not, and acted rudely towards an acquaintance of mine who was thinking about renting out one of his studios (after getting cursed at by the landlord, she decided to look elsewhere). At the end of my stay, he started acting rudely towards me as well, and barely sent a part of my deposit back (read on for more information). His favorite insult is "grow up", and we are talking about man who is probably only in his 40s.
Beyond his rude demeanor, he also charged me 179 euros for the cleaning of a carpet which I accidentally spilled some coffee on. Besides the exorbitant cleaning fee, I was also apparently charged for the cost of cleaning detergent, a carpet cleaning machine, and two people who supposedly worked on the stain. However I have yet to see a bill or receipt for these costs, and so I question their validity.
The aforementioned 179 euros were taken out of my deposit (350 euros) for the apartment, and the remaining amount took months to arrive in my bank account. First, on the day we left at the end of November 2022, the landlord said he would send it within 24 hours. Then, when I messaged him about it, he changed his mind and said he needed to calculate the cost of the cleaning and that he would send me the money by December 21st, 2022. However in the end he didn't send it until weeks later, on January 4th 2023. I have only now received the money, on January 6th.
My other problem with the apartment is safety, since after staying in Residence Wiertz for a while I have seen the main entrance left wide open on multiple occasions, and at all times of day anyone on the street could just walk in. This includes homeless people who frequently sleep very close to the residence, at the European Parliament. Again, this door was left open repeatedly. Beyond this, the locks on the apartments are very old fashioned and weak, and can be easily picked.
The landlord does not treat every tenant equally, requiring some people to pay a deposit beforehand, while requiring others to only transfer a part of the rent beforehand (and pay the rest when they arrive). Similarly, some people are charged for a final cleaning of the apartment, while others are not. I was informed by a girl who was staying there at the same time as me and renting out a studio for 3 months that she did not have to pay a deposit, and that she also wasn't charged for a final cleaning. I can only assume that he asked for a deposit from me (and not her) because I am from Romania, a fact which could be considered discrimination.
When I asked the landlord about the deposit (which as mentioned earlier was delayed by several weeks), instead of an apology or logical explanation, he sent me a bunch of videos showing the state of the apartment after I left, including the clogged sink (which already wasn't working when I first arrived), some things that needed to be thrown out, and a carpet that needed vacuuming. I was confused by these videos because I understood from our agreement that the "final cleaning fee" was meant to cover these types of labor. Why is there a mandatory final cleaning fee of 30 euros if tenants are also expected to leave the place spotless?
I personally would not recommend this place. I don't understand how someone can be so unprofessional when providing a service. I will be back in Brussels in the future, but will not go to this place again. read more
