After much disappointing work from my old long-time agent team, I started looking for a more modernized, more put together alternative. Preferably without the 6% pricing. I got all that, and more. Digital signatures sped up the process dramatically, and were available within minutes, instead of days. Moreover, the documents were formatted correctly. No more filling stuff out 3x to "get it right". As an added benefit, I was able to offer buyers (I am primarily a seller now) a comprehensive home warranty, at about half the cost I had been paying previously. Transaction coordinator and Escrow was a flat fee, pictures are included in the listing fee. I ended up selling the rest of my houses with Kenan. Not only did he have his stuff together, his transaction coordinator, photographer, escrow officer, etc were all PROFESSIONAL and timely. I cannot stress enough how pleased I was with not only Kenan's ability to execute, but also the industry pros around him that he chooses to work with. I sell in-depth flips, often times including teardown to the studs and insulation. Kenan himself does flips, so it was great to be able to talk shop and share resources with a realtor who understands not only the selling aspect, but also the buying and overhaul, and networking for other opportunities. Communication was good, calls were either answered or returned in a timely fashion. Offers were filtered so instead of me reading and email and digging through the details on 10 items, I was presented with the summary and needed only review in depth the winning candidate offers. This saved me a lot of time. Negotiation was excellent, even in the face of questionable appraisers (which can be bullheaded and overly defensive). Kenan was aggressive to address issues, but respectful with other agents. Altogether, I have ran over a million $ in listings with Kenan. I was able to save about 25k over the cost for a traditional agent arrangement. My single greatest disappointment is that I had not found Kenan sooner. It would have saved me a lot of time, hassle, and money.

This woman was both honest and direct when advising me on the sale of my home on Claro Way in Palmdale, California. She has a great rapport with her clients and is a seasoned real estate agent who knows exactly what needs to be done to sell your home quickly. I listed my home the previous year and it went stale and did not sell. I had some unusual circumstances where I did not have a front or back yard put in. So, my home needed a little something. I had a great patio cover with a spectacular view of the whole Antelope Valley. Yet, because of the exterior and the interior my home did not shine. The only thing the inside had going for it was some nice carpeting, that's it. The kitchen needed something and Rhiannon suggested that granite counter tops would make the difference. So, knowing that I would probably not get all that money back and also knowing that I needed this house to sell right away, I invested in a kitchen upgrade. She put me in touch with a contractor who did some work on her home and I could not have been happier with him, as he was one of the best contractors I have ever used. The patio cover needed some work and paint and he made it shine. The house sold in five days. We listed it on a Thursday, had open house that weekend and got an offer Monday night. She also helped us navigate with leasing for our business. This was a new experience for us, and I am so glad we had her help!  She started as a customer in our own business, and I loved working with her. I noted how she remembered and stayed connected with her previous clients who became friends and how on top of it she was with existing clients. And she does all of this while still being present for her family!  Curveball #1 happened in 2020 when my dad passed away in the middle of complicated family entanglements that required quick action. I called Cassie, and she never missed a beat. She came alongside, did not judge my need to put his house on the market so quickly after his passing, moved in sync with my flow, and moved quickly when she had the green light. That's huge in the real estate world...getting to know your clients and their needs when they are not sure themselves. Knowing when to move, when to wait, when to advise, when to allow for grieving that may look different.  Curveball #2 happened this year. As my husband's health became a concern, I realized that we needed to think about his retirement earlier than planned. I called Cassie to discuss the possibility of selling. We chatted for a bit. She listened and shared insight about the market, pros and cons, etc. She said she was here for me whichever direction I went with. Once my husband and I decided to sell, she again moved in tandem with us and worked hard in every aspect. And talk about pricing...she was spot on!! No need to reduce. We received offers quickly even in the shifting market. She was very strategic and knew her numbers. We trusted her judgement, and she did not disappoint. Putting on my business owner hat, if she ever decided to quit her "day" job (we know they don't just work during the day!) as a real estate agent, I would hire her immediately! However, I don't live in the area and over time it became an albatross to keep up with. I wasn't even sure how to go about getting it sold. We reached out to Thomas after finding him on the internet and within a few days we were on our way. I was amazed to discover how much he thought we could get for the place and how his team went on to ensure that it happened. They have a great set of subcontractors they work with who quickly got the place in great shape. Thomas's team made sure the costs stayed low and that the changes we made were actually necessary. The home was ready to show in just under a month and had interested buyers before it even went on sale. The open house last only a weekend and resulted in multiple bids, leading to a significant profit. From start to finish, the home was sold and the money was in our pockets within two months. Amazing. I really can't say enough good things about this real estate group, but I will highlight a few outstanding points: they have someone assigned to each aspect of the selling process so it's really hands-on and they keep you in the loop every step of the way. I really appreciated that they listened to my particular questions and needs and always aimed to please. They can also assist with every detail: we needed storage for some items and appliances and they provided it free of charge. They even hauled some things away for donation! Another time one of the members drove about almost an hour away to get a key for the community gate that was needed to show the property. He confirmed he was interested, asked for property details and said he would provide a comparable market analysis the following day to determine the value of the property. That was a month ago and although I provided my email address and phone number, I never heard back from him. I completely understand that vacant land sales are not that profitable for realtors; for example, if the property sells for $10,000 and the listing agent it entitled to 3%, that amounts to $300 which is not worth the trouble for most Listing Agents, but to leave a potential customer hanging, is unprofessional and unacceptable. After all, I may have other residential and/or commercial properties to sell in the near future but would not consider doing business with this Agent. Fortunately, I received a referral to another Agent and we worked out a $2,000 flat fee arrangement to handle the sale. Received a full price offer in five days with a 10-day escrow.
