The property I lived in was under RWI for a year and a few months. I decent to rent with them because of all of the positive reviews on Google, I wish I had checked Yelp first. Most of the Google reviews are from an owners perspective. I completed my tour, application and pre My move-in walkthrough was completed with a leasing agent named RJ. He was very kind, knowledgeable, and responsive. I truly wish I could have continued working with him for the duration of my time with RWI. The first red flag was that the unit was not properly cleaned before I took possession. I do wish I had conducted a more thorough inspection during the walkthrough, and that part is on me. However, the condition was unacceptable: the bathrooms were filthy, there were dirty diapers in the kitchen drawers, and laundry was left in both the washer and dryer. Several issues were identified during the walkthrough, and I was specifically told not to submit work orders because they were documented and would be taken care of. After a few weeks passed with no resolution, I realized I needed to follow up. I attempted to contact the property manager, Danielle, who rarely responds without multiple follow-up emails. When she does reply, her responses are dismissive and passive-aggressive. She ultimately instructed me to submit work orders anyway. One positive thing I can say about RWI is that maintenance requests were handled in a timely manner. I would consider renting with them again if it were not for Danielle. While I'm not certain, I believe she may be their only property manager. She frequently emphasizes in her emails how many properties she manages, which often comes across as a way of minimizing tenant concerns and making you feel unimportant. read more

To start on a positive note, there is a kind employee who showed us the unit we rented in the year of 2024 by the name of RJ. He is cordial, caring, and understanding. I was happy to meet him and work with him. However, he does not have anything to do with property management, and we never saw him again after the showing. The house we decided to rent was in an ideal central location, being in Midtown Tallahassee, and the layout of the house was ideal for our personal preferences. Upon the viewing, I did notice a few things that needed work on and thought by move-in, they would fix it up as they took a few weeks to get the unit ready. Although the interior of the house was decent, the condition of the exterior of the house was disappointing. For example, we could not get to the mailbox as it was overrun by bushes. We ended up cutting and trimming the bush ourselves. There was a lot of shattered and broken glass scattered in the back and front of the yard which was dangerous. We thought the landscape would be cleaned up before handing the unit over for us to live. The rest of the review is organized into categories: MAINTENANCE Apart from the first week, maintenance is not a provided service. Everything is charged for, but they do not clearly communicate the information to you. For example, we put in a work order for the refrigerator which was oddly making popping noises. After many follow-ups on my end (See CUSTOMER CARE), they finally sent someone out. He unplugged and plugged the cord of the fridge and said there was nothing he could do, therefore not resolving the issue. However, we were charged for this and not notified ahead of time. Be aware that you may not know ahead of time of charges as they may just pop up on your portal. This month, we took a check to the office to pay rent as usual, and thought all was squared away. No one said anything about the refrigerator fees. Later we found out we were charged for the fridge because they said that it costs gas to send out a maintenance worker, even though the problem was not fixed. On top of that, we were charged late fees for this because even though we handed the check to them in person, they did not say anything but rather put the charges on the online portal and we did not see it in time. CUSTOMER CARE In my experience, if you need to get in contact with them, they are very hard to contact. Whenever I call the office, I have to wait on a long hold to talk to someone. If I email, I have to follow up a few times to get any response. Danielle, the property manager, is very busy. I wish she would have made me feel like a valued paying customer, but when I informed her of an issue that I was facing, she replied saying that she was busy taking care of other issues. She wrote to me that she has "500 other tenants and properties to manage." I am made to feel like she doesn't care about me. MOLD and HEALTH CONCERNS There were severe mold issues in the house we rented, so much to the point we developed medically diagnosed rhinitis and pharyngitis. We put in a work order about having this resolved, but they never got back to us. This was a big deal, and we lost work days being sick due to mold. They ended up informing us that the property manager does not want to address the situation, so we had to live in moldy conditions until the end of the lease which was detrimental to our health. Overall, my experience with Rent with Integrity was not positive. I am not saying you will have the same experience, but I am only sharing what happened to us and our experience with this company. My partner and I resided with Rent with Integrity for 3 years, I'm not sure where to begin with the amount of issues we've encountered. During the inquiry/move in process, communication was on par, management responded to emails and texts very quickly. Although Theresa was very rude and snarky, I did not see that as a red flag at the time. When it came to any concerns, especially during the move out process, Danielle the property manager would not return any calls, emails, or texts especially regarding the outrageous charges they took from our security deposit and then the overages. They charged us $300 for "Cleaning". They would not specify what exactly needed to be cleaned. After reading reviews from previous tenants, we moved our stuff out of the house 2 weeks prior of the move out date, slept on an air mattress, cleaned and scrubbed everything down to ensure we would not encounter the same negative experience as previous tenants. The only thing that would cause the house to need cleaning afterward was the dust from ducts that needed to be cleaned, and BLACK MOLD that we were made responsible for. Mold accumulated so fast in that house due to the windows that were so old there was a constant draft, and was the reason we had to move. The mold issue was brought to the attention of the staff, to which they said there was nothing they could do about it. We were charged over $900 for the paint job, again, was also not specified, but I can assume it was for patching nail holes, and natural accumulation after 3 years that is to be expected when you use flat paint. The homes that Rent with Integrity manage are thrown together as cheaply as possible. Cheap flat paint, old windows, soft spots in floors for some homes, and inefficient HVAC/windows (causing high utility bills). I can say that is not just in my experience, but after seeing some of the other homes they manage, it shows they are proficient in the "Landlord's special" with a lot of their properties. Please save yourself the money and the headache and continue your search for a home elsewhere. read more

They charge you for all these different kind of services and issues that did not occur when you were living in the home for over 5,000. Rent with integrity staff is racist and the maintenance team doesn't like to do their job. any time someone is requesting for something to be fixed they blame the tenant and charge the tenant for fixing the issue. read more

Wouldn't even give it 1 star. My parents went through Rent with Integrity, and we would never work with them again or recommend. Property manager Danielle was very unprofessional and rude while managing my parents rental property. All of my parents household items ranging from bedding up to furniture were discarded without permission. My parents rental was advertised as a "furnished townhouse," renter signed in agreement, and this company just said "oops" when my parents checked on their rental and saw all their furniture destroyed outside by the rain. At the end of the lease agreement, my parents requested just garbage, fridge items, and a mattress be removed and they received a message back from Danielle stating she would not take the time to piece through every item in the house (again a furnished townhouse with even a outside shed full of brand new yard equipment and antique dishes that were passed down from my grandma). So my parents arrived at their townhouse to it containing only a tv on the wall and 2 lamps. Everything else had been "trashed". My parents didn't even get a chance to fight for their stuff. She doesn't have the right to choose what should be thrown away. The business owner Kenley would never return calls, and Danielle was very hard to reach also. Coming from a family that has owned businesses and also rented and had rentals I have NEVER heard of such a poorly ran agreement than this. All negative reviews on their page will be covered up by fake positive comments. Their "background checks" for their renters are inadequate. The person that rented my parents place had multiple names they went by, and owed multiple companies money. read more

I've been renting with RWI for over 3 years. I don't know what happened with Ms.Teresa she was very kind and understanding, also had great customer service. This new lady, Ms.Danielle is so rude. She called my phone and asked me if I had a daycare center, told her I had kids. Then said this is what was reported to her by a neighbor who's been harassing me since she moved here over a year ago. Then Ms.Danielle had the nerve to apologize. Then accused me of a fake noise complaint by the same neighbor. I put in a maintenance request and Danielle brought up this fake noise complaint instead of looking into this maintenance request. Told me if it was the breaker that I would be charged for it, Very unprofessional people. read more

Danielle was there every step of the way for me after my divorce, helping me find a safe home after my move to Tallahassee. Please stay away from this company. They charged me a $250 cleaning fee for blemishes, indentions in the carpet, and dust. They also charged me $75 because I left a bag of chips in the cabinet. They are unprofessional. They also claimed I damaged the property because I changed the locks on the door due to me losing my house keys. I provided the police report and they still charged me $159. By all means rent with someone else!!! 9/16/2022 I emailed Kenley Stringer telling him my concerns. No response. 9/21/2022 I followed up via email. No response from Mr. Stringer. 9/27/2022 I followed up via email. No response. 10/6/2022 I followed up via email. No response. It is now 2/7/2023 and I have not heard back. I'm a property owner and this company is disorganized. I lost money and time trying to fix problems they should be able to handle on their own. Their background checks were not adequate and bringing in a bad (underpaying tenant) cost me thousands of dollars. I've never left a review before. I created a Yelp account just to make this review. Before putting in my application, I called and spoke to a gentleman who told me no other applications had come in for the property and that they run on a first come first serve basis. I applied ($40) and was told to contact them to set up a tour via text. I called, again confirmed that I was the first application, and was given a tour date for a Friday. He said they do not even run your application until you tour, and that I was the first tour as well as applicant. He reassured me not to stress about the tour being until Friday, as I was still first in line. They contacted me on Friday to reschedule for Tuesday. Then on Tuesday, before the tour, they text me and tell me the location has been rented. I immediately texted back asking how that could be possible when their employee told me I was first in line for first come first serve.......she told me an application came in at the same time as mine. I know this is a lie because I confirmed twice with the person on the phone that I was first. To have INTEGRITY in your business name while bold face lying to people just to get a $40 application fee is WILD. I have been working two jobs, saving every penny I have to start a better life for myself and these people just scammed me because they could. I would imagine if this is how they act during the application process that they probably do not make great landlords so do with this information what you will. read more

My experience with Rent with Integrity, and specifically Christine Van Etten has been beyond satisfactory. She is always so quick to reply and resolve any issue I may have and is seriously the sweetest most pleasant property management I've ever had. This will be my 3rd year living in a property managed by them and I have zero complaints. It's so easy to get in contact and actually get a response compared to most management I've had. You can also pay rent and put in maintenance requests online which is super convenient. Awesome company! read more

SCAMMED. If you don't read any more of this review, take from it that Rent with Integrity only looks in their own best interest and will happily take your money without batting an eye. I moved out of a property off of High road a month ago and presented the keys to the leasing agent upon closing. RJ said everything checked out and I was pleased with how things were handled so I even went out of my way to leave the future tenants with spare air filters for the AC as I was replacing it anyways. This was my last time in the property, on July 15th. Fine, no problem. A few days later I get a text from Kimberly, one of the leasing agents who worked directly with me through my time in this property. She inquired that the new tenants were looking for a "guest pass" and I reassured her that there was only one ever given to us (after we had a car towed and were not reimbursed for). Fast forward to Wednesday, Aug 14th 2019. At 2:42 PM, while I'm at work, I receive a text from Kimberly addressing an email she just sent about the security deposit that I was anticipating in return. The text is "urgent" and requires a response in two hours. Of course, I'm at work and am not able to respond at this time. I get off shift and read the email, they're charging us $440 to clean an apartment LESS THAN 900 SQ FT and another $100+ FOR A DOZEN LIGHT BULBS. I'm livid at this point and try to get into contact with her. Nothing. I spoke to another leasing agent over text but this does not help and they don't answer their phones. The next day I try to follow up but again, nothing. I was given the false promise of contact with the leasing agent, Kimberly, but nothing happens. I give it one more shot on the Friday after the email is sent but nothing. At this point I just drive over to their office and explain how I am completely unhappy with how they decided to handle the move out but Kimberly insistent that they were "helping us by not charging for everything". She claimed that their office approved the invoice for a $440 "deep clean" in an apartment that needed to be swept and wiped down. I took the time yesterday to call around to other cleaning services and each of them stated that was outrageous and I agree. On top of this, the email was sent to me almost a month after closing, AFTER the other tenants had moved in. How can they prove that we were the ones who even made that mess? Rent with Integrity should change their name immediately because integrity is the one thing they don't have. Numerous times during our stay at this location, my roommate and I would cater to the needs of the home owner as well as the leasing office when they'd ask to come by and do work. They scheduled many tours for our place at random times during the day when we were not going to resign because of graduation and we stepped out of the apartment every time they had guests viewing it. At one point, I even have pictures of the leasing agents allowing the potential residents to reach inside the cage of my animal. They have a complete lack of respect for their tenants. If anyone would like to reach out to me, I will GLADLY SUPPLY YOU WITH PICTURES of the $440 worth of work that they claimed they needed to do to the apartment. I'm ashamed to have worked so closely with them in the past and would never go out of my way for another leasing company again. Truly a pathetic display of professionalism on their end and I hope this doesn't happen to anyone else in the future. I'm currently filing a dispute with their company regarding this issue. I understand that I had a responsibility to sweep the place up and wipe it down, and I wouldn't have been mad if it was a reasonable price to clean but I'm not letting them take advantage of me with this outrageous bill. I have been working with Rent With Integrity for the last 7 years now and my experience with them has been nothing short of great. I have been mostly interacting with Kenley and Kimberly, and I am quite happy with their attitude towards me and towards the tenants. They managed my property with great care and they have been very attentive to any problems I or the tenants have encountered during these demanding times due to COVID-19. Whenever things do not go perfectly, I know I can trust them that they will be solving any problem with my property as best as any manager can. I have observed their performance during last 7 years and I cannot be more stasfied with how they have taken care of my former home. In my opinion, they are the best management company in town and I congratulate Kenley for building this sucessfull business. They make my life easy and I wish them even more sucessfull years ahead! read more

I used Rent with Integrity and they certainly don't represent their name at all, they have no integrity. At the end of my tenants lease they failed to collect the last months rent and used the deposit to cover my last month rent. The tenants destroyed the paint and failed to clean along with other damage to my property. So all of the repairs had to come out of my pocket since they failed to collect the last months rent and the deposit was used to cover my rent. In speaking with Kenley their head manager he said they never collect a last months rent and use the deposit to cover that. When I tried to talk with him he laughed at me and accepted no responsibility. I contacted this company regarding an apartment. I immediately filled out the application and paid the $40 application fee. They assured me that my application would not be a problem and to proceed with picking out a property. Once I picked out an apartment the again assured me that they would call me back. They never did. After 2 days of attempting to contact them I finally got through. They informed me to check my e mail. Eventually after checking my e mai I located their turn down letter. We rented from Rent with integrity for about 4 years and I was starting to give up on landlords and reality companies before we met them. Anytime something wasn't working they came right away to fix it un like most of the other places. We have had so many bad experiences with other landlords not giving us our deposit back after we did everything we were supposed to do clean the house better than when we got it & fixed anything that was broken and we have never gotten a deposit back until rent with Integrity they really made me trust again I was about to give up on reality companies until we met Kimberly and Kenley. We were so lucky to be able to meet them they are the nicest & most honest company and it's unfortunate we couldn't find something else to rent from them we ended up having to move to a different school zone because of my son being in school but we just could go on and on about Kimberly and Kenley @ rent with Integrity & their name really does say it all. Thank you again for showing me that not all reality companies are bad. You guys would have been my last house that I would have ever cleaned and done my check list. We lived with Rent With Integrity this past year, and overall had a decent experience. The thing Rent With Integrity does to screw you is they have you move into a house that they don't clean before your move, including holes in the wall. Our house had about 20-30 holes when we moved in (which WE repaired before move out), crumbs on the kitchen floor, and black mold throughout the kitchen sink and bathrooms. Then they tell you they won't charge you for cleaning as long as you leave it the way you moved in, but instead they charge you insane cleaning fees regardless of how the house's condition was when you moved in. the "dirt" they found after our move out included a speck of dust in a corner, and a single grain of sand in the kitchen which they decided was worth $400. Rent With Integrity isn't the worst landlord, but be prepared to pay $400 in cleaning fees regardless of how well you clean the house. read more

worst experience ever , THIS COMPANY IS A FRAUD. they will EAT ALL your security depost and pay you nothing when you leave their property. we moved into one of their properties , the properties had broken cabinets , there were no blinds , the carpet was uncleaned , missing bulbs ,the bathroom was leaking and stuff from old tenant still sitting in one corner. we were told all the repairs would be done in few days , but it wasnt done for months & because of the leaking in the bathroom it cost us hundreds of dollars in bills . and we did all the repairs ourselves , after the expiration of the lease when we decided to leave the property they made us pay for all the above plus all unescesaarry charges , DONT TRUST THEM AT ALL, i would rate them below 0 if i could . horrible !! customer service will be fine as far as you pay them , but when you ask them for your security deposit back they turn into crooks!!!! read more
