Most of the Google reviews are from an owners perspective. I completed my tour, application and pre My move-in walkthrough was completed with a leasing agent named RJ. He was very kind, knowledgeable, and responsive. I truly wish I could have continued working with him for the duration of my time with RWI. The first red flag was that the unit was not properly cleaned before I took possession. I do wish I had conducted a more thorough inspection during the walkthrough, and that part is on me. However, the condition was unacceptable: the bathrooms were filthy, there were dirty diapers in the kitchen drawers, and laundry was left in both the washer and dryer. Several issues were identified during the walkthrough, and I was specifically told not to submit work orders because they were documented and would be taken care of. After a few weeks passed with no resolution, I realized I needed to follow up. I attempted to contact the property manager, Danielle, who rarely responds without multiple follow-up emails. When she does reply, her responses are dismissive and passive-aggressive. She ultimately instructed me to submit work orders anyway. One positive thing I can say about RWI is that maintenance requests were handled in a timely manner. I would consider renting with them again if it were not for Danielle. While I'm not certain, I believe she may be their only property manager. She frequently emphasizes in her emails how many properties she manages, which often comes across as a way of minimizing tenant concerns and making you feel unimportant.

I was happy to meet him and work with him. However, he does not have anything to do with property management, and we never saw him again after the showing. The house we decided to rent was in an ideal central location, being in Midtown Tallahassee, and the layout of the house was ideal for our personal preferences. Upon the viewing, I did notice a few things that needed work on and thought by move-in, they would fix it up as they took a few weeks to get the unit ready. Although the interior of the house was decent, the condition of the exterior of the house was disappointing. For example, we could not get to the mailbox as it was overrun by bushes. We ended up cutting and trimming the bush ourselves. There was a lot of shattered and broken glass scattered in the back and front of the yard which was dangerous. We thought the landscape would be cleaned up before handing the unit over for us to live. The rest of the review is organized into categories: MAINTENANCE Apart from the first week, maintenance is not a provided service. Everything is charged for, but they do not clearly communicate the information to you. For example, we put in a work order for the refrigerator which was oddly making popping noises. After many follow-ups on my end (See CUSTOMER CARE), they finally sent someone out. He unplugged and plugged the cord of the fridge and said there was nothing he could do, therefore not resolving the issue. However, we were charged for this and not notified ahead of time. Be aware that you may not know ahead of time of charges as they may just pop up on your portal. This month, we took a check to the office to pay rent as usual, and thought all was squared away. No one said anything about the refrigerator fees. Later we found out we were charged for the fridge because they said that it costs gas to send out a maintenance worker, even though the problem was not fixed. On top of that, we were charged late fees for this because even though we handed the check to them in person, they did not say anything but rather put the charges on the online portal and we did not see it in time. CUSTOMER CARE In my experience, if you need to get in contact with them, they are very hard to contact. Whenever I call the office, I have to wait on a long hold to talk to someone. If I email, I have to follow up a few times to get any response. Danielle, the property manager, is very busy. I wish she would have made me feel like a valued paying customer, but when I informed her of an issue that I was facing, she replied saying that she was busy taking care of other issues. She wrote to me that she has "500 other tenants and properties to manage." I am made to feel like she doesn't care about me. MOLD and HEALTH CONCERNS There were severe mold issues in the house we rented, so much to the point we developed medically diagnosed rhinitis and pharyngitis. We put in a work order about having this resolved, but they never got back to us. This was a big deal, and we lost work days being sick due to mold. They ended up informing us that the property manager does not want to address the situation, so we had to live in moldy conditions until the end of the lease which was detrimental to our health. Overall, my experience with Rent with Integrity was not positive. I am not saying you will have the same experience, but I am only sharing what happened to us and our experience with this company. I have a positive hope that everyone is working to improve.

Work orders don't get done because she clears them. The pool is closed because they can't be bothered with upkeep. Overall, the property looks bad, the apartments for new move ins look bad, and the overall maintenance staff is very very subpar.

    If i could put 0 stars... I would. I just moved into the Oasis at 1800 August 30th, and it has…read morenothing but problems since. I have put in countless maintenance requests, and the maintenance team has only fixed a couple, been a no-show for most, and given me the run-around for the major requests. The apartment was NOT move in ready at all. The floors were filled with black dirt (that i had to mop 7x to get clean.) The air filter was not even changed, and the AC compartment was filled with black scum and dust. The kitchen sink was leaking, the front door lock was broken, the washer machine turns off mid-cycle, the bathroom shower drain was clogged, and even down to the toilet paper holder not being attached to the wall. I could not even buy groceries for the first couple weeks due to the fridge seal not being in tact and the door not closing- letting the cold air out. That request took 2.5 weeks, several office visits, and a call to the manager, and it still has not properly been replaced (just temporarily put together). The most recent problem has been a flood in the bathroom on Sept 17th. During a rainstorm the bathroom vent was POURING out water. We made a call to the emergency maintenance which was ignored. With persistent calls, they finally answered and completely blew off the leak/bathroom flood. Since then, the vent has almost caught on fire. I left it on during a shower, and it smoked up the bathroom and smelled like burning plastic. Overall, I have been severely disappointed with this place. I have only been here for 3 weeks, and it has been more problematic than anything. Hardly anything has been addressed, and this place was guaranteed to be MOVE IN READY. Maintenance only gives excuses, and the office girls, while very polite, do not escalate issues properly. Management is never in the office either. If you are willing to have to drop your job/school/daily life to fix your apartments problems or fight to have ANYTHING done, then this is the place for you! Otherwise do not move here :) I am not normally a Karen at all, so leaving this review is proof that living here for these 3 weeks has been a struggle.

    Update We moved out several days early and spent almost a…read moreweek cleaning the place from top to bottom. We painted over holes, had the carpets cleaned, replaced air filters, swept/cleaned the porches, scrubbed baseboards, windows, etc. This place was spotless when we vacated the premise. When we finally got our deposit, with almost all of it deducted. We were told we could dispute the charges. We did exactly as we were instructed, writing a letter and getting it to them within 15 days. We reached out 2 weeks later asking if there was a time frame in which we should expect a response, or just a rundown of their process. No response. We have sent, in total, FIVE emails simply asking for an update, with Malloree Boynton and Patrick Darden both included, and have received absolutely nothing back. It has now been 4 weeks since we turned in the letter and 12 weeks since the end of our lease. This has gotten to the point where we have now gotten legal help in order to move forward and end this three month long battle. They have been the biggest pain to work with. I am constantly shocked at their lack of customer service skills and blatant attitudes towards customers. All we want is an update. They take advantage of young students who do not know their legal rights. They skirt around laws to where "technically" what they are doing is legal, but not completely. They have no integrity as a company. They are dishonest. They don't care about their tenants in the least. The number of bad reviews is shocking and to be honest, I'm surprised they are still in business. Home owners really need to take a deeper look into how their properties are being maintained (or NOT being maintained) and how many properties are still vacant because people just really don't want to work with Darden.

A small student housing unit was occupied by students who left it in terrible condition yet they returned security deposit's without even checking it. To put icing on the cake, Jamie, the manager sent pejorative emails because I was unhappy. Threatened to sue me for the utilities that they inadvertently left on. They put the A in amateur.

Oh and they apparently don't document the state of properties with photos or itemized receipts. They do a abysmal job of maintaining properties and try to keep every penny of the deposit plus charge you if they can. Even for things they should have fixed prior to your move in. Donna is condescending and rude to renters. She doesn't give you all the information and will lie to your face. They gave us an "as-is" lease but kept not what the standards were and would never give us a straight answer. Not sure how the previous occupant didn't have to pay for the damage to the yard or carpet before we moved in.

    DO NOT RENT FROM THESE PEOPLE. The worst real estate company I have ever been in contact with…read more First of all when my mother moved into her house from this company, it had bugs (roaches which we had to get rid of). The tile on the floor was cracked. The place needed painting (which we had to do). The dishwasher was broken and for the entire year my mother lived there, maintenance never fixed it even after numerous request. The refrigerator malfunctioned. And instead of replacing it with a new one, they kept trying to repair the old one with no success. The air conditioning unit broke and it took them almost 2 weeks to come out to fix it. And finally last but not least. My mother's lease was signed on January 5, 2017 ( a one year lease). She was told they were not renewing her lease and she had to vacate the premises by December 31, 2017. Not on January 5, 2018 like her lease stated. Then they told her for everyday she was not out of the house after December 31st, she was going to be charged $37.50 per day, something that they told her and did not put down on paper. THESE ARE A BUNCH OF LYING CROOKS WHO TRY TO GET OVER ON THE EDLERLY AND ANYONE ELSE THEY THINK THAT IS VURNERABLE. I beg anyone who is thinking about renting from these individuals, please rethink your options and rent from someone else. On a grading scale they get an F-!!!

First, Christie is very knowledgeable. She is from Tallahassee, and she knows everything about the local real estate market, and she offers great feedback about individual properties and their resale potential. She also knows everything else about Tallahassee, and can provide great recommendations for restaurants and cultural events. Second, Christie is very skilled at helping buyers navigate the process of purchasing a house. Buying a house can be overwhelming when there are hundreds of homes on the market. Christie helped narrow the set of homes for me to consider by listening carefully to what I wanted and needed in a home during a first phone conversation. From the list she provided, I was able to choose a dozen or so properties that were of interest to me. Third, Christie is very helpful and accommodating. I was living out of state during the home-buying process, and so I arranged a three day visit to Tallahassee to see the properties in person (this was important to me, but for other buyers who choose Christie to represent them, I know she is willing to assist with remote viewings). Christie was able to ensure I saw all the properties in which I was interested during my short visit. At the end of the first day of viewing properties, we thoroughly debriefed, and we were able to determine my true preferences for a home in Tallahassee. The next day I saw a different set of homes based on the feedback Christie expertly solicited, and it was such a successful day that I identified multiple properties I would be willing to purchase. I also worked with Christie's assistant Callie on my visit. Callie is very helpful and professional, and both she and Christie were more than willing to find answers to my idiosyncratic questions (e.g., does the HOA allow composting?). Both Christie and Callie are very responsive and communicative via email, phone, and text. Fourth, Christie is very skilled at putting together an offer, and she drafted an offer on my first choice property that a) fit my budget and b) was competitive enough to be accepted by the seller. She also offered great advice during the negotiation process. Fifth, Christie is very organized. Once my offer was accepted by the seller, she provided a detailed checklist and timeline to ensure that we encountered no issues and were able to close on schedule. Christie and Callie also arranged additional inspections of interest to me (e.g., fireplace/chimney inspection) and arranged for quotes for other items I needed for the property I purchased (e.g., whole-home generator). Sixth, Christie is very connected to other service providers in the Tallahassee area. Her referrals to local, trusted businesses have been invaluable. For example, she referred me to a lender for a mortgage, and this lender was ultimately the best option for me. She also provided multiple insurance agent referrals, and I chose one of these agents to assist me with obtaining the right homeowners insurance policy for me. I have also used her referrals for a locksmith, pest control, plumber, fencing, and chimney repair, and I will soon contact referrals for landscaping and housekeeping. I'm glad my colleagues at FSU recommended Christie to me, and I likewise recommend her to others. She goes above and beyond for her clients!
