I rarely write reviews, but future tenants deserve to know what they're getting into. 1. Maintenance Problems Ignored for Months One of the worst issues I experienced was when my ceiling actually collapsed on me. I took photos and called management immediately. They sent someone to clean up the mess, but then left the ceiling unfixed for nearly 2-3 months. It wasn't until I contacted Public Service/City Code Enforcement myself that anything changed. The very next day after the city reached out, they finally came to repair it. The fact that they only acted when the city got involved speaks for itself. 2. Mouse Infestation Not Taken Seriously Before moving out, I also dealt with a mouse infestation in my apartment. I reported it multiple times. Their solution was to put out a few mousetraps -- which the mice literally jumped over -- and then do nothing else. When I went in person to bring it up again, I was told: "Maybe someone in the building isn't living right." Instead of calling a proper exterminator like a responsible management company, they blamed tenants and never provided real pest control. My neighbors ended up handling the issue themselves because management refused to. 3. Unprofessional and Unresponsive Overall Between a collapsed ceiling left unrepaired for months and a mouse infestation that was ignored, it's clear this company does not prioritize safety, maintenance, or tenant well-being. I would not recommend renting from this management company. If you want safe living conditions, proper maintenance, or even basic professionalism, you're better off renting elsewhere. This has been one of the most stressful and unprofessional rental experiences I've ever had.

A neighbor told us, otherwise we would have never know. We didn't get our stuff back, and they are the scuzziest slumlords that could have taken over that property. They're a joke and a bad one at that.

    I rented a property from Ruhl & Ruhl Property Management for two years. They were excellent when we…read moremoved in and when we needed appliances to be fixed or replaced. They stayed on top of maintenance and work requests that I submitted pretty well. However, during our moveout inspection I felt there was unfair treatment of how they assessed our security deposit return. They withheld the total amount and said they could've charged us more on top of our deposit for property turnover. They held us accountable for unforeseen charges and other things that a tenant should not be held responsible for due to wear and tear over time. I asked for an itemized list of these discrepancies, and Patty Grady, who is their property management Maintenance Coordinator made excuses as to why she could not produce pictures, receipts, or invoice billing that calculated these charges. We tried to maintain the property as best as possible with yes a few nicks and scratches, however their lack of assistance and laziness (especially from Patty Grady) is unacceptable. They need to review how they treat paying tenants who even after they're no longer a tenant. I even reached out to the the owner of the property and after comparison to their way of how things are done, it was clear Ruhl & Ruhl lies about how they assess their deposit. She (Patty) told me she sends a report to the property owner and that he will determine how that deposit is handled. He told me via email that he has no play in that and trusts property management to do their job with an honest assessment to handle these things. So this clear to see Property Managment lied to me about that. They're not very customer friendly and even towards us as an active duty military family who has lived in various housing over 20+ years and dealt with landlords & property management. This has been the worse we ever worked with. I strongly recommend if you are looking to rent in the quad cities, never go to them for rental property. They are not honest with their work and will use any excuse to hold something against you feel like. They should be banned from the Rock Island Arsenal housing office for use as rental referrals out in town.

    I can't speak to Ruhl and Ruhl in all cases. They may be good for newer homes, but I'd be…read morereluctant to use Ruhl & Ruhl for historic homes in the Quad Cities. A current listing at 727 19th St in Rock Island, IL is priced and pending at $150K. While the home clearly needs to be repainted, the home is larger than typical at 2400 sq ft, has central air, a fenced double lot, a fairly new and stylish 3 car garage, and the photos inside look fairly good. A similar but slightly larger home in Broadway with asbestos siding on a smaller lot with a nicer kitchen is listed at $236K, now pending. A recent comparable for a slightly larger homes that appears to be in similar condition with no garage on a smaller lot sold for $190K. Another comparable in better condition with no garage sold for $215K. Unless there is major structural damage to the home at 727 19th St, it leaves one with the impression that the listing agent underpriced the home by at least $40 or $50K.
