I arrived and waited outside the restaurant the asked me to wait at. someone finally showed up and said they had a unit to show me. we get to the door and they look up the stairs and said someone was cleaning it and wouldn't show me the apartment. if you don't have a unit to show someone then why bother telling them you have one to show. literal waste of time ! the property management company seriously needs to get better or at least on the same page before making appointments in the future. Then I call to talk to someone in the leasing office and explain the situation and there was nothing but laughing and you could tell that Sydney the person I spoke with didn't seem to really care that a mistake was made and gave a half ass apology. If this is how you treat new people who would ever want to live in a place like this ?

That said, everything--including the GREAT maintenance--was great until I gave notice that I was moving. My AC has now been out 7 days despite maintenance coming constantly and telling me it was fixed. Not. Then, I noticed that at the offices something changed. I don't know if there was a new manager or supervisor, but they no longer provided regular cream for the free coffee--it was all sugary crap. I was told this was because the new manager wanted the coffee bar to be more "bougie!" Also, the attitudes of the staff down there has changed. Just not as friendly and have a "I don't give a shit" attitude. So in summary, I was thrilled to live here for 2 years, and now I must give a 1-star rating where 4 months ago I would have given 5 stars. And by the way--My AC is STILL OUT!!!

I have lived here two months and found a live bedbug…read morecrawling on my pillow when went to the office to address the situation the assistant manager Angel proceeded to tell me that it's a $300 fee for me because it's an indication I brought them in however that is a lie I did not bring them in. I have pictures of me before I moved in here and after with all the bites to prove I did not have them because once you have bedbugs and they bite you, they don't stop. They don't wait for you to move in somewhere and say oh let's start biting that's not how bedbugs work. You can have bedbugs and never even know it only certain people react to their bites. My husband and I sleep in the same bed. He does not have one bite mark on him and it's not because he's not getting bit. It's because his body doesn't react to the bites. Angel did call me four days later and apologize for how she approached the situation. and the community manager Amanda has sent me two emails asking me to delete my reviews which makes me wonder how many has she sent before me asking for you to delete your review. Sad part is had I seen a bedbug review here I would have never moved here. just be careful be aware because they will try to make it seem like it's your fault at first. Massey services pest control come out to inspect. They did not find any bedbugs or activity in my furniture, beds, pillow, sheets, blankets however they did find skeleton shells underneath the baseboards where the carpet meets the wall and one bedbug in the carpet under my dog's bed not to mention my dog has been eat up as well. Just my honest review!

I moved into these apartments, and at first everything was great. The property is beautiful, and…read morethe apartments are well maintained. I lived here for one year while completing my physician residency at Lakeland Regional Health. After I moved out, I received an email stating that I would be charged $800 for a window replacement. I was shocked. When I moved in, I completed an inspection of the apartment and did not notice any cracks in the windows. When I questioned the charge, management sent me a photo showing a crack at the top edge of one of the approximately 10-foot-tall windows. I do not believe I could have caused this damage. I researched edge cracks in impact-resistant windows and even contacted the company that replaces windows for this property. They explained that if there is no point of impact on this type of high-impact window, an edge crack is typically the result of thermal stress or improper installation during construction. In either case, the crack may not become visible until much later. That explanation is consistent with why I did not observe any damage when I moved in. I tried working with both Mirrorton and its management company to resolve the issue. I shared the information I had gathered, but they would not consider the evidence and ultimately withheld $800 from my security deposit. Because I have been unable to resolve this matter directly, I feel my only remaining options are to file a complaint with the Florida Department of Agriculture and Consumer Services (FDACS) and consult with an attorney. I also want to make other prospective tenants aware of my experience so they can make an informed decision before renting here. It is disappointing to have to spend valuable time away from caring for patients at the hospital, to dealing with what I believe is an unfair situation.

I left Erica who was the leasing agent messages after message and never spoke with Erica but surprisingly I get a call from Mrs. D stating we are denied due to background check. The same background check was pulled 1 week ago and we were approved. Someone dropped the ball. Mrs. D said her manager Chris would call me and he never did. Mrs. D said we need to contact the leasing company that runs the reports all to be told that the apartment complex is the ones that make the final decision. I called again today to speak to a manager, and Corey answered the phone said he would give him another message. Paying $100 all over to reapply to be told we are denied is very frustrating and unfair. Nothing has changed on either background in one week. I was referred by a resident and at this point I would not do business with them ever again. They are covering up for someone who did not do their job correctly. They wound up setting us up in the lobby - no fridges/freezers, no microwave, no counter space for prep, no lake view, no patio, NO AIR CONDITIONING. They did bring out two pieces of portable equipment that were supposed to be A/C units, but they just blew the hot air around. Outside was literally cooler than the lobby. Our $220 cake was dropping flowers before we ever cut into it. This was a once-in-a-lifetime event - shower for my daughter's first baby. We couldn't reschedule since a number of the guests were traveling by car for several hours or even by plane from a few states away many of whom had already arrived in town Insult to injury- they still charged us $250 that they refused to return after multiple requests from us. They said that when they called my daughter to inform her of the snafu, they made the $250 offer, and she agreed to it over the phone. They kept telling us she had a "choice," but really it wasn't a choice. They had her over a barrel. She explained to me that she said "I guess so, but I need to think about it." They also cited that we used their resources - facility, chairs, tables, labor. The labor also wasn't a choice as they were already moving what we needed into place before we arrived for setup. The property manager told me that $250 was completely random. Be careful!

We've been here for almost two years and there has never been a noise issue or problems with any of the residents here. All the children that live here are well behaved and you really don't see them hanging around the property much. The property itself is fantastic. As far as the apartment unit themselves, they have a pretty good layout with ample storage and space. We've never heard our neighbors through the walls. When the washing machine is on above us, the only thing that can be heard is a very faint noise, if everything is silent in the apartment . Water pressure is fantastic. The staff in the front office are outstanding. We typically deal with Erica, but they're all super friendly and helpful. You can walk in twice a year and they always know exactly who you are. It's crazy. I don't know how they do it. The maintenance staff are speedy and efficient. Everything is addressed within 24 hours, even on the weekend if it's something urgent. They seem to do a lot of preventative maintenence to keep the property in tip top shape at all times. They replaced the roof and painted all the buildings, replaced the pipes in all the units to a modern pvc system, cleaned out dryer vents... The list goes on and on. They keep on top of everything possible, it seems. I've lived in 6 different apartments over the past 10 years and without any doubt, Willowbrook has been the best one by far. I have a few coworkers who are living in other complexes in the Lakeland area and they all regret not moving in here. They all have issues with noise, partying, inconsiderate neighbors, and ongoing maintenence problems. It makes me that much more thankful that I chose Willowbrook. I hope to stay here until I leave the Lakeland area.
