My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

After trying to lease a condominium with this agency, they require you to use their own lease agreements and will not use or attach the BC residential tenancy agreement. They refused. This company tries to use their own agreement which puts the tenants renting condos liable for items that a Landlord should be liable for. Here are some of what they are trying to pin onto renters of condominiums: 1. Tenant is responsible for minor repair and maintenance of the appliances provided in the premises. Landlord is not responsible for repair, replacement and maintenance of in-sink garburator, microwave oven, jacuzzi, whirlpool, hot-tub, central vacuum system and alarm system, if any of these equipments is provided/installed in the house. 2. Tenant is responsible for the entire Meter Utility Bills (including water, sewer, garbage, recycling, etc.) charged by the City. Such expense is estimated at per month (if any). Tenant is to pay this amount on the FIRST of every month to Landlord together with the monthly rent. An annual reconciliation will be made upon the lease is extended or at the expiry of the tenancy. An adjustment will be made accordingly and tenant agrees to have the shortfall (if any) deducted from the security deposit. 3. Tenants are responsible for replacing standard fuses in their unit (e.g. stove), unless caused by a problem with the stove or electrical system, and making sure all fuses are working when he or she moves out, except when there is a problem with the electrical system. 4. Tenants are responsible for cleaning the interior windows, including removal of mould. (cleaning of mould??!!!! this is dangerous and illegal! Should be left for the professionals!!) This list goes on and on. DO NOT USE THIS COMPANY if RENTING OR ALLOW THEM TO RENT YOUR PROPERTY. It's only a matter of time before their shady activities are subject to the laws of BC. AVOID AT ALL COSTS.

Al…read moreprovided a signed agreement to follow at the beginning of the lease, and stated I could stay for a year (or perhaps more). But instead started selling the home 5 months (!!!) after living there. This is very clearly not what we agreed to. We were sent a document asking us to leave early by John Niblock and Samantha Sparks. However, apparently Al Dodimead did not know about this? Which makes no sense, as the property manager, Al, should know what management is occuring to the property. Not only that, but Al started making different statements after the exit inspection. Where they claimed there were "damages" by having trash in the trash bin on the day the city takes trash. If you're a contractor, just walk away from any business. Don't expect your invoices to be paid properly.

He and the landlord had some sort of power trip over how they could control our unit and what went on. He defended the landlord when she installed a secuirty camera into our "commonspace" inside the front door (which wasn't actually a commonspace because it was made illegal by an inspection done by the city, so technically the camera was in our unit). We did not get our $900 security deposit back after a single peice of one blind in the bedroom was damaged. Honestly, he is the single most hated person in my life- along with that psycho of a landlady. If you want to do business with scammers and people who dont give a shit about you, your safety, your money or your unit, use ACD realty. Otherwise, go find a company that actually cares about your needs as a first time renter, teenager and single woman. Bill, you are seriously a fraud. Go to hell.
