Dorset Realty recently bought our building at 1112 Broughton Street in Vancouver, BC, after years of caring upkeep by a local family. The first thing they've done is unlock our garbage bin in the lane and made everyone take their garbage out themselves.. I imagine because they don't want to pay someone to do it (always done by caring landlords before) Now, every morning, the building's garbage it strewn about the lane by dumpster divers. I'm pretty sure this is a violation of Vancouver's by-laws, but I'll let that work itself out. That was week 1. Week 2.. everyone has received notice from Shaw that our longstanding included basic cable is being cut off in two weeks. Under BC's Residential Tenancy Act, landlords are required to give 30 days notice of services being discontinued as well as deduct the cost of a similar service from the tenants rent. Both of these laws have been broken by Dorset Realty as neither notice or rental deduction was ever offered. We are not planning to stay, but I will update this post as things progress. Just another example of a faceless, greedy corporation bullying the good middle class people of Vancouver into leaving. read more

I'm honestly quite surprised at the number of negative reviews written about Dorset Realty and I have a feeling that the majority of the reviews were written by people who experienced the rare mess-up that may or may have not occurred. Dorset manages hundreds of properties with thousands of tenants, so I'm sure that there are a lot more satisfied tenants than dissatisfied ones. People simply don't write positive reviews on professional services such as these because there is no need to when you have no complaints! Anyways, I just felt like writing this review because I saw the company pop up while scrolling through Yelp and I wanted to say that the property manager who manages my townhouse is great and very friendly. It's very easy to contact them and I want to emphasize the fact that if you want an answer right away and cannot wait for an email reply, just pick up your phone and give them a call! I have to say I'm very disappointed in how Dorset Realty Group handles things. There was a heating pipe burst between the sub-floor and the parking garage, which was clearly an emergency. Workers had to enter apartments and check to see where the leak was coming from, stop it, and begin repairs. Three days later we were still without heat and someone knocked on our door to ask us to move all our furniture around so they could cut a hole in our wall and look for some pipes. Two days after that we still have no heat. It was 3 degrees Celsius last night, and not much warmer in our apartment! Worst of all, the property management did not post a sign or anything explaining the situation or contact any of the tenants. When we contacted them to ask what was up, we got a snarky reply saying they were treating the whole thing as an "emergency situation". Emergencies connote short term situations, not week-long ones. Rent us some space heaters or something. Total ignorance. Avoid living in one of their apartment buildings at all costs. read more

I agree with John R. There was no communication in regards to the plumbing issues, I had to contact the building Manager on my own accord twice to see if someone had been in my apartment as my stuff was moved around. She didn't even send me an email after the fact. Now there is a huge 2 ft wide hole in the wall up and into the ceiling, with plastic draped in front of the hole. The plastic isn't even taped down. There is dust everywhere, and when they were working in my apartment, they even disconnected my smoke alarm, for how long before I noticed, who knows? Since these issues, I have come down with laryngitis that my doctor thinks is due to exposure to irritants and the best response I can get from my landlord is a snarky 'try contacting your insurance agency to see if they will help you'. I shouldn't be surprised, 90% of the responses I receive on any topic from the landlord are snarky and condescending in nature. Oh, and I was also without heat for a week in April with no talk of any course of action unless I emailed to ask what was happening. A plastic piece is broken on my fridge and I'm being charged because she does not consider it wear and tear. Even tho the fridge is about 10 years old. The WORST. I've dealt with Dorset before but this building manager J.H is the rudest, most insensitive and unreasonable landlord I've ever had. read more

Considering we have paid Dorset over $20,000 in the last few years I am not unhappy with their service. My only complaint, as a tenant, is that they still use an outdated mode of payment. Writing twelve post dated checks every year is a real pain. It would be great if there were other options. Something that I did appreciate, was when I had a noise conflict with another tenant, my written complaint (email) to management was dealt with right away. There was also a billing error (my fault, I wrote too many checks. HA!) that was handled in a professional manner. All in all, I would not mind living in another rental building run by Dorset because they seem to have high standards when it comes to dealing with tenants and the building itself. I would rarely find trash or any other kind of mess while living in this building. The only reason we left is because we moved into a Co-op. I would recommend Dorset managed buildings in the future. read more

Lived in one of their buildings for five years. Was promised a paint job which was never completed despite being there for five years. Water was lukewarm in the shower. When I complained about it, they said, "What do you expect? It's an old building!" The hot water was completely absent on several different occasions, once for two weeks during which I had to shower at the gym. The overseer would not return phone calls. We had roofers who would come in at 7am on a public holiday and loudly do their roofing to the point where I had to call the police on them. I got towed three times because the street parking I was paying for was completely filled up. If I could give this company less than one star I would. It was a horrible and disastrous existence. read more

I emailed my property manager in September 2014 regarding a new tenant moving into my unit and a few other questions about the management fee. The property manager , simply replied with one sentence asking me to talk to my building manager. I then contacted my building manager regarding the move in and have not heard any information. In late October, I received a letter from Dorset realty requesting a $200 move in fee. I was surprised as I was never informed by neither of the property manager or the building manager. When I contacted the property manager, he did not reply for 4 days and when I send a follow up email, he dismissed my concerns as "not urgent" and that the $200 move in fee was implemented in July 2014. As it was a new law, I believe it was the property manager's job to inform. I emailed the president of the company and was told that the $200 move in fee was to help clean the building. However, I provided the suite fully furnished, therefore, they could not be any possible damage that would cost $200. I am not happy with the level of service from Dorest realty and would not recommend. read more

With Dorset Realty the price is not the price. Their representative did not want to entertain any viewings at the advertised price and tried to chisel me out of an extra $150/month. When I mentioned that the advertised price was between $1350 to $1400 he said that the management wanted more money than the advertised price.. When I asked him what that figure was he hesitated, stammered and was UNABLE to come up with ANY price. I asked him why he didn't know what the asking price was. There was no answer. In order to legally do business in Canada the two parties on both sides must be: ready, willing and able to do business. Among other thing this means that the price MUST be known. read more

Dorset Realty Group manages the Shalimar Townhouses near UBC. They took over management of the townhouse complex a few months after we moved in. Immediately everything changed. They sent out a heavy handed "newsletter" that was basically a bitch list of what they didn't like about what the tenants were doing. So they came in with an attitude of we're here now, and we're going to whip this place into shape. That didn't work. They only do repairs if failure to do so will hurt the building, or to keep your appliances and furnace running. They made it very clear the Shalimar is on "Indian reserve" so the RTA Guidelines do not apply there. You have no real tenant rights if you live at Shalimar, as you have to go through the court system to resolve issues you might have. The golf course is noisy, beginning at 7:30 in the morning. The gardening people do their hedge trimming at 8:00 in the morning...all summer. There's always construction going on, so there's always construction noise and construction mess. THE BIG THING IS: THE RTA AND THE RTA GUIDELINES DO NOT APPLY IF YOU LIVE AT SHALIMAR. In addition, the place is getting run down. They're refurbishing the suites, a few at a time. But, the exterior is the original exterior, which gets a new coat of paint occasionally. The gutters overflow, making the rain loud, even if they are freshly cleaned. The garage door to the underground parking is shaky and loud. The fridge is loud and the furnace is loud. And they have a policy of not ever cleaning the vents, so you will have to pay $350 to clean the vents or live with construction dust in your suite. The pool is great, the gym is convenient and adequate. Dorset is unfriendly, uncaring and minimalist when it comes to "managing." Stephan is great. He's the local manager. The company itself is one of the worst landlords I've ever had to deal with. The suites are over priced. Vancouver is $1,000 a bedroom typically. Shalimar is reaching for mid to upper $3,000's for a three bedroom. read more

If you value repairs (on stuff they broke even) done in a timely fashion, problem tenants dealt with or the promises made to entice you to move in be fulfilled - don't look here. I do not recommned this company for strata management. Base rate is cheap but they seem to charge more for extras which makes up for it. Our rep has been difficult to reach and slow to respond to requests. Also it seems that the only way to complain is by writing a letter to the president. If you have to consider using this company please ask about their bylaw rates, response times, and dispute resolution and then interview at least 2 other smaller companies to see how they compare first. read more
