During our search for a rental home in Mobile, I visited a couple of properties that Reeves Rentals…read moreowns. The receptionist was very friendly and helpful, and I liked that all of the properties and details were listed online. That is where the good stops. Both properties we looked at were in terrible condition. One was an adorable duplex in a nice intown neighborhood, but the toilet had clearly overflown all over the floor and not been cleaned up. There was mold growing on the ceiling (the fuzzy kind, not mildew). The walls were in terrible shape, obviously beat up and repaired poorly. The other property was a townhouse, and it was in slightly better condition, although it was dated and a bit dirty. In the storage closet off the back, there was mold all over the wall from the ceiling down, indicating a water leak problem. I just got a very bad vibe from both homes and felt that if they were not well cared for upon viewing, there was no way my maintenance requests and such would be handled properly if we lived there. I mentioned some of this to the receptionist, and she wasn't really surprised. I got the impression that that's just how they do business. I guess if you need a place to live that's one or two hundred dollars a month less than the nicer places in town, this is where you come. Me, I'd prefer to pay a little extra to be comfortable.

I have been dealing with them on several situations for over a year now and not one of the issues have been resolved. They insist on communicating over email but never respond and when going to speak with them in person they have the nerve to argue when the fault falls on them entirely. Poor customer service, lack of empathy, they honestly have made the whole experience worse. Would give them negative stars if possible.

THIS IS A SIGN! DO NOT RENT FROM THIS PLACE! Unless you enjoy being stressed out, and walked on…read more I lived with one roommate in a house managed by this group for a little over a year. This house had multiple issues upon touring before signing a lease. I sent an itemized list of expected repairs & cleaning to be done BEFORE move-in. They were not executed until well after (2 weeks or more), and some never were completed, i.e. the cleaning. Upon move-in we were only given ONE key, when this group knew there would be TWO tenants. This is a foreshadowing of all the difficulty that 1 South Property Management would cause for us during our lease. The property management office -- really, only Stephanie Bunkley -- came off as quite hostile and condescending on every occasion in which we had to interact with her. It was as if our emails or maintenance requests were not read in full. Their responses were redundant, and unhelpful; they would ask us to do things in efforts to ensure a repair was needed that we had ALREADY done and written to them about. There were multiple issues with the house that cost us undue stress and money (reflected in our electric, gas, and water bills). They made two quasi repairs so that they would not have to allocate funds to outdated and fragile plumbing which in turn caused us to have to vacate the premises when the issue turned from bad to worse. We had to shut off water to our entire house at the source (ourselves) for over 24 hours, so that we could stop the free-flowing leak in our one and only bath/shower. After the plumbing issue was resolved, there was a tile repair to be made. Communication from the maintenance group as well as property management was non-existent until a maintenance worker showed up to our house after dark in an unmarked car, different from the usual. Stephanie (1South) and Kesha (Luna Home Services) each called me and demanded that we let this man into our home with absolutely no notice -- which is and was a violation of our rights as paying tenants of this property. The HVAC had to be replaced, and the property owner dragged their feet on this. I understand this was costly, but the unit was gas powered and nearly 20 years old. It was winter, and we had to purchase 2 space heaters (out of pocket, without reimbursement) in order to maintain an inhabitable temperature in our rooms. We have just moved out this past Saturday, August 31st. We were advised to turn in our key (of course), but the office was closed. We received a notification that the office would continue to be closed until Tuesday, September 3rd. So, my former roommate (and best friend) took the key to the office today. Here, she was greeted by a negative tone from, guess who? Stephanie Bunkley! This woman decided that it would be reasonable to tell us, then, that we would be charged money for turning in the key "late." How can we be "late" when the office was CLOSED?! Stephanie then starts in on "I was here, working." Okay... And how were we supposed to know that when you did not communicate it?! The final blow. I have had enough. If I could leave ZERO stars I would.

100% unprofessional…read more Found a very nice-looking place online. After jumping through many hoops and doing some internet searches, I was able to reach someone on the phone. I just had a question about whether the place was furnished and suggested that they add that information into the Rent.com ad. Instead of saying "Sorry about your trouble, and great idea. We will do that", and then doing it, the lady said "We don't do furnished rentals. If it was furnished, it would have said that in the description. Well, lady, we in the general public do not work for 1 South and we don't know what you know, so put 2 extra words in all of the ads for your properties to inform your potential future customers. If that were the only negative, it wouldn't be so bad, but it gets way worse. We scheduled a showing for 4:30 pm yesterday and drove over an hour from Pensacola to west of Mobile and we were there 10 minutes early. Another car was waiting there, which turned out to be a couple waiting to view the place at 4:30 pm also. How unprofessional to schedule 2 different showing s at the same time!. We waited and waited but no one came to show the place. At around 4:30 pm, the people living in the house backed out of their garage and left, waving at us. At around 4:45 pm both the couple and a few minutes later I called 1 South, but they close at 4:30, so our calls went straight to the answering service, who know absolutely nothing about 1 South's appointments, rentals, scheduling, or anything else really. The guy answered the phone, "Thanks for calling South 1 ... I mean, 1 South" lol ridiculous! The photos of the front and back yard looked 3-4 times larger than they were in reality. Maybe a wide angle lens turned 90 degrees? idk After we waited 35 minutes, both the other couple and my family left, firm in our resolve to never use or associate with 1 South in the future. That other couple were in from Tennessee, and had driven all the way from Foley. Thank God this happened now, rather than after a signed lease, saving us the pain of having to deal with 1 South as our property manager! At no point in any of my interactions with them, even relaying this very same info, did the lady ever apologize or even take the slightest bit of responsibility. Instead, she said that she told me on the phone that the tenants would show you the place. No, she didn't, and apparently she didn't ask the tenants either, since they left the property at 4:30 pm, WAVING goodbye to us and smiling, not knowing that 1 South apparently expected them to show the property for them. Don't waste your time and sanity on 1 South!
