Buyers Beware!! I…read morepurchased a mobile home in late December 2025 from Garry Smiddy with republic homes. I paid for this home up front in full. Got a receipt and a draft of contract that was filed with inaccurate information. They assured me this info would be corrected in the contract. Never got a revised draft or any type of contract. After approximately 4 months of calling back to back they finally came out and poured footers but still never had me proof of ownership or a written contract. Now 6 months the london location has shut its doors. while this home has been getting filled with rain water due to not being properly wrapped. No title or proof of ownership, NO contract, NO answers. No one is claiming ownership or responsibility of this lot. Just vanished into thin air. Before you do buisness with republic homes at any location you might want to read thier Google reviews especially the one mentioning GARRY SMIDDY. Dont walk but run away as fast as you can!

These people are far worse than a used car dealership. They lie about everything. We ordered a…read morecustom home. During the time that we waited for it to be built, Republic Homes changed managers three times. Two were fired for illegal activity. The "coordinator," Tabi will tell us anything just to get off the phone. She called the first week of December to let us know the home was on its way. After a week, we called the actual manufacturer (Franklin Homes). He said it was sitting in their lot, awaiting new cabinets that were damaged. It finally arrived December 16th. We told Tabi because she was unaware and freaking out. Why? Because the home would go to their lot, then another crew would bring it to our property. She didn't have room on the property, as if that was our problem. The crew to remove the wheels & place on blocks were there the next day (December 17th) and did a great job. Then everything came to a screeching halt because of Christmas. Tabi stated that the HVAC had been installed on January 13th. We're living in a small travel trailer on the property. NOBODY has been on the property since December 17th. The Franklin Homes crew to finish out the home arrived on January 14th. They're doing a great job. However, without the HVAC installed, the mud isn't drying, so they can't paint. The crew manager came and asked us if we could get Republic Homes to move faster in getting the HVAC installed because Tabi was full of excuses. (They're busy because of the cold weather). If Republic Homes didn't subcontract with the lowest bidder, they could get immediate results. Tabi then called, chewed us out for, "bothering the crew," and interfering with her job. At this point we're ready to call Franklin (the manufacturer) and have them put a fire under Republic Home's workers. Once Republic Homes makes the sale, they just don't care about the customer at all. This is a $260,000 home, so Republic Homes made a huge profit off of us, yet treats us like dirt. Run far from Republic Homes! I would give it zero stars, but that's not possible.

Yolanda has not only made the moving out process terrible, but she has also towed our truck when we lived here. * I had told the front office (it's a new employee every month) to put my truck on record while we were fixing it up and nobody did therefore resulting in my truck getting towed 3 weeks before Christmas. They'll send emails about a missing package but they won't email anybody before their vehicle is towed which resulted in $400. *When we first moved in the front gate was broken for six months and in that timeframe they renovated the office first before they ever fixed the gate resulting in one of our Amazon packages getting stolen. *We also leased out a garage and while they were "renovating it" we peaked in and found mold on the ceiling. I brought this up to the front desk. The employee at the time (who quit after a month) acted very nonchalant and not concerned and just kept repeating "oh well I haven't seen it" while Yolanda just sat in her office. It wasn't until I showed her pictures that she said maintenance will paint over it or we can move to a different garage in a different building. *They will do a fire test once a year and come into your home wether you're there or not to check, but our neighbor had a fire from a stray cigarette and no alarms went off while firefighters extinguished flames which is dangerous and unacceptable. *When we decided that we were going to move out of the apartment, they told us we had to give 60 days notice of our move out date when the notice is usually 30 days at other apartments and rental homes. *Lastly, don't hang anything on your walls at this apartment unless you want to be charged $500 and up. Our original invoice when we moved out was $162.47 for renovations that she said maintenance would handle. They sent me a picture of a dirty part of the fridge, but I had pictures of the fridge I cleaned disputing that. We disputed the cleaning and insurance fee because we did in fact clean and had insurance and we were willing to pay the rest. Afterwards Yolanda decided to take matters in her own hands and hired a company saying that she had to redo the whole apartment when she told us that the "renovations" would only be $162.47 and mantience would take care of it. They gave us a final invoice and then took that and changed the price completely and gave us a second one resulting in $565.47. The rent is too high for the area that it's in, not to mention the rundown street right behind the apartments. Yes these apartment are cute and it is a small community but they will charge you a fortune just so they can continue having parties and contests in the front office. If you do decide to stay here, I would highly recommend to document everything. As for The Mark on Solon, I hope you take this feedback and use it to improve.

There was one leasing agent there and she was just unpleasant and then I spoke with Yolanda, the property manager and she helped with that. Then, recently, out of nowhere Yolanda has became the utmost rude individual that I have come across in the world of apartment leasing. I had left my dog poop a few times and after she spoke with me once, I was making sure to pick them all up. Which even when she told me that time she was a little rude, but I let her live. Then today I waas going back upstairs to get the waste bags that I use and she follows me up the stairs and yelling like "I KNOW YOU HEAR ME, PICK THIS UP RIGHT NOW!" Little did she know, I was putting my dog away to come back. She lost her mind and I had a heated argument with her in the office following this. She then threatens to give a lease violation, as if that was going to be effective. The bigger problem in all of this is the lack of professionalism and inconsistency within the community. You are enforcing rules on residents that you target and then those very rules that are enforced, are seen being broken all through the complex. Mark on Solon is not worth the price or anger/irritation you will face if you move here. There is noise at night as some residents are yelling at each other/fighting or straight up partying until 2am. Unless they get people who actually know how to properly manage the property, then I see nothing changing.

I spoke to Sindy and explained the situation and she was very cooperative and understanding. She had a crew out there 2 days later and the job was done at about 1/2 of what I expected, and I had never done business with them before. A day later, Beatrice Due from DFW Urban Realty, contacted me. She sent me many apartment listings in my price range. I informed her, that even though I appreciated the information, I was looking for a house or condo to rent, not an apartment. She said she had access to all properties so she would look into it. More than a week later I never heard back from her. I sent her a message and still no response. Very unprofessional. I wasn't the one that contacted her for help in the first place. I would think twice about contacting this company. If they don't like your what you are looking for, clearly they just drop you without any notice or contact.
