Watch out for their shady "$100 refundable deposit" that they will ask for when you apply. I had…read moreapplied and paid that money, but wasn't able to see a unit until the following week for scheduling reasons. I decided to walk away without signing a lease (explained below), and when I asked about when I would see the deposit returned to my bank account, they informed me that it is refundable ONLY to signed lease-holders on move-in-day... meaning it's really just a down payment (they collect another $150 "admin" fee on move in day...). "It's in the fine print when you applied" I was told. I'm not trying to steer anyone away per-se, just trying to make sure that anyone who's shopping around for rentals in the area knows what they can expect from these people ahead of time. I'm personally glad I decided not to sign. Communication while I was applying was abysmal, and they rescheduled on me 3 times with less than a day of notice. Additionally, their website claims $650/month for rent, but talk to them directly and you'll discover that those "included utilities" are actually separate monthly fees you get to discover later on... Tally all their additional fees up, and you'll ACTUALLY be paying $772.25 per month. A slimy used car salesman is more forthright than that. I'm sure actually living there is adequate once you jump through all of their financial gotcha's, but looking at the management company ROCO Real Estate's profile on the BBB website, I would have serious doubts about their ability to get anything fixed by a reliable contractor - it appears they don't pay anyone on time and have earned a reputation for it.

To begin the entire complex is a rotting cesspool of disgusting buildings that are falling apart at…read morethe seams. My building (which was the same building with the main office) smells of a light pack of cigarettes. My apartment had a bathroom with a nonworking fan so loud it could be heard from the neighbors apartment. The door to the bathroom has a hole that appears to be partially filled with a type of putty substance. The ceiling of the bathroom would drip with a terrible brown liquid, and it appeared that the ceiling itself was about to fall in. In my time there the windows were replaced. At first I was excited to finally have the dirty windows removed, when I returned home after most of the work was done I found a long plank of wood covered in nails laying in my living room. I did eventually get this removed, but not until the same people who were replacing my windows broke the screen in my bedroom letting dirt and bugs swarm into the my apartment. This was not fixed for several days only after hounding the now gone landlord. To continue on the subject of maintenance, nothing would ever get done until weeks or months after submitting a request. I spent six months with a bathtub peeling to reveal the inner layer rendering it nearly useless unless in very small uses. The office itself was nearly impossible to get a hold of as the landlord was never there. This may have something to do with the ever changing landlord in the office. In my year at Georgetown I was 4-5 different landlords. This made getting anything done nearly impossible. In my last week there the tenet two floors above me used a portable washing machine that flooded both the apartment above mine as well as mine. While this was attended to promptly with fans and a dehumidifier, the apartment walls were soaking wet causing me to become very I'll to the point I could not work. Breathing in the wet drywall caused extreme breathing difficulties as well as flu like symptoms. My time at Georgetown apartments was terrible and I counted down the days until I could move out. Then after all of this the complex had the audacity to attempt to raise my rent in a terrible rotting apartment. The fact the apartments are deemed livable by the city is beyond me, and I feel terrible for anyone who is unfortunate enough to call that place home.
