If you've traveled for many days, there's a laundry mat connected. There's a little picnic area next to the stretch of rooms. Heater works, carpet is new and rooms are clean. Beds are comfy. Noise from road seems to be a bit loud but I brought ear phones and a sleep hypnosis app :-)

Before we got into our room, the front desk person greeted us warm and friendly, even at 8:30pm as we rolled in. We welcomed the helpful suggestion for a place to eat (fat guys) as most of the restaurants were closed by this time of the night. The free breakfast in the morning of eggs, sausage, potatoes, waffles, cereal, toast, juice, coffee etc. was the bonus to the stay. Thank you for your hospitality. There are a few maker break components to a hotel stay: the bed, the bathroom, the TV, and the HVAC system. If one of these sucks, you're gonna have a bad time. I'm glad to share that the Pepper tree goes four out of four in the positive. Comfortable beds, functional heat, and air-conditioning, and each in their own time and place... Functioning, television, and a clean and functional bathroom. On top of that, our room over the last several years of visiting, always features a mini fridge, a microwave, a large closet, boutique style shampoo/conditioner/body wash, hot water, and cold water in the correct location on the dial, and a very clean room. The complementary morning breakfast is outstanding; the gentleman that has managed the kitchen for the last two years, runs a tight ship, and always seems to be training a new staff member with an eye for customer service, cleanliness, and a very positive experience for visitors. Seriously, this is not the el cheapo continental breakfast with pre-bagged, pastries, and small boxes of Captain crunch. My youngest son particularly likes the pancake machine. The hotel has a pool and a hot tub, but honestly, we'd have never used them. The front desk staff is friendly and attentive, and the cleaning staff does a nice job of tidying up your room without that weird feeling of being invasive. We generally visit Omak annually for a boys' fishing trip, and this hotel is the best game in town. As an added bonus, it's literally one minute from the best outdoor outfitter, sporting goods store in town... But that's a different review. We cannot wait to visit again.

These individuals did their jobs well. Unfortunately, my interactions with the manager, Erika, are what led to this one-star rating. When I transferred rooms due to excessive highway noise, I was explicitly offered the option to place my larger items in storage. I did not have time to move everything that day. When I later called to follow through on what had been offered, the response from Erika was unexpectedly negative. Rather than simply explaining a change in policy or availability, the tone felt dismissive and transactional, and prior accommodations were repeatedly framed as things the hotel "didn't have to do." That reversal -- being offered a solution and then spoken to harshly for trying to use it -- made me feel uncomfortable and like I was asking for too much by requesting something I had already been told was available. This pattern carried over into other interactions (such as towel availability), and over time it created the sense that my presence was an inconvenience. Additional issues during the stay: * I had to change rooms due to excessive highway noise. * One of the two elevators was out of service, which is a major issue when staying on the fourth floor for an extended period. * The mini refrigerators (both the in-room unit and an additional one later provided) intermittently made loud mechanical noises. * Communication around towel availability was inconsistent, including being required to exchange used towels just to receive clean ones. * The pool shower delivered cold water when set to hot, and the pool water had a strong bleach smell. * No visible recycling or composting options. One small positive: despite the elevator issue, the stairwells are carpeted and heated, which made using them more tolerable. While I truly appreciate several staff members, the way I was spoken to by management -- particularly after being offered accommodations and then criticized for requesting them -- made this an uncomfortable and unwelcoming experience. The present gorgeous large log cabin lodge and all its furniture was self-built by the Konz family between 2000-2008, and is now run by their eldest daughter Kathy (Konz) McKay, husband Brian McKay, and son Stephen McKay. This is the real deal when it comes to western ranches. They raise their own longhorn cattle. You couldn't ask for more ! My wife and I took two of our grandchildren to the ranch planning to spend three days from Thursday, July 31st 2025 to Sunday August 3rd 2025, and ended up extending our stay to August 4, 2025 because our grandchildren had so much fun. What can kids do at K-Diamond-K ? Read the signs and look at the pictures included with this review. This is "real" ranch life with a host that is brimming with smiles and spirit. Kids can rise at 7 am (Don't worry, your excited kids will be waking you up !) to feed the baby animals and gather some fresh eggs from the chicken coop. Then they can accompany owner, Kathy, on her ATV to the ranch's lower valley to milk Kathy's cow Rosebud. Rosebud delivers 3 gallons of milk every morning and every evening, and you will become an expert milker after a short time. Then around 7:30 am, the kids can accompany Kathy on her ATV to round up the ranch's ~50 horses that have been grazing in the lower valley overnight and herd them back to the corral by the lodge. Breakfast is served at 8 am. After breakfast, your kids can brush and love-on a horse and go for a horseback ride on the ranch's 1,600-acre property at 9:30 am or enjoy a completely different ranch activity. Lunch is served at 12:30 pm. Each day is spent doing "exactly what you want to do". The ranch has all the facilities and gear you need for any activity you desire (riding boots, hats, gloves, ropes for roping, biking, fishing, archery, a pickle ball court and a basketball hoop, or just plain relaxing on one of the ranch decks, or on the front lawn lounge chairs). You get three delicious meals a day and will never be hungry. Kathy, cook Chloe, and wranglers Madeleine and Evelyne truly worked as a team during our visit. By the way, the cream in your coffee and the ice cream dessert you enjoy at meal time all come from Rosebud ! So, if you haven't made ice cream before, you can see how its done ! Our grandchildren immediately loved feeding the miniature pigs, milking Rosebud twice a day (they had never milked a cow before), and accompanying Kathy on her daily ritual of herding the horses to the corral in the morning and back to the valley in the evening. They also very much enjoyed the large outdoor trampoline in front of the lodge. We went horseback riding, fishing at Swan Lake, visited the ranch's abandoned gold mine, panned for gold, spent time in the petting zoo, and enjoyed mountain biking. We also played many fun games in the lodge. The kids particularly liked scrabble and the foosball and air hockey tables in the basement. Every evening after dinner, the kids would go to the outdoor trampoline, play games, and sit around the large outdoor campfire to make smore and identify the planets and constellations with the help of our phone's "Skyview" app. Our grandchildren also made some new friends at the ranch and exchanged emails with them to hopefully see them again on a future visit !

I bring all my own cast iron, rice cooker, crock pots, every thing. Most places that say they carry kitchen type equipment, don't actually carry ****. Anyway, this place had every type of kitchen accouterment that you could ask for. I was making chicken curry, I needed a wire whisk. I am in the middle of nowhere, why would they have a wire whisk? Sure enough.. wire whisk in drawer. Next... I wanted to charge the batteries that are permanent installed in my boat. The proprietor let me move boat into a RV trailer spot, and charge all night. no charge for spot. Next... On day of check out, sign says 11:30 AM checkout. We wished we had time to hit Chopaka lake for a little fishing. Looked like no way on time.. I am not going to ask about a later check out, most people only give you an hour. My comrade talks to host lady, she gives us until 3:00. Bam! off to Chopka. The place has been repainted, new tiles on counters and flooring. Shower is hot, toilets are clean and functional. Too many people, too much going on around us, judgemental people all the time etc etc, so like usual I ordered it to go. Then went back out to our truck to tell my husband & son how long til I could go back in & pick up the food. Our son told us that he wanted to go inside AND he wanted to sit down together INSIDE to eat & of course we did it for his sake. My husband will fight tooth & nail to avoid all public events & interactions usually but not this time. We go in & get sat down by a window overlooking the lake. There was a few folks there not much. Let me tell y'all from the moment we sat down, we felt comfortable, invited, not judged, not scrutinized, not any of the normal stressors that will normally get us to get out of any place as fast as possible! It was really refreshing! The manager guy was very very personable, very engaging but not overly so & the bartender guy was the same. We let our son color on a dollar bill & we all signed it & the manager, without even saying anything to him, brought us a stable gun that he quietly sat on the edge of our table so we could put the dollar up on their walls of bills when ready. The food was great - the fries where probably the best fries my husband & myself have had in a long time & our son ACTUALLY ATE HIS FOOD!!! Great job to the two guys working.
