We got a very cute house at a really competitive price with no hidden costs and even one perk, landscaping is included. No pet rent or weird admin fees. The house had a very long term tenant and is charming and old classic classy place. They replaced the washer/dryer with new. Even though the old might have had a few more years left. Also, when a minor plumbing situation came up they immediately responded to get it fixed. Guess what things happen what maters is that I don't have to deal with any of it LOL! thank guys!!!

Tracy is a awesome person to have on your side when trying to purchase a home. He doesn't push you and he gives you honest feed back. We looked at a lot of fixer uppers and if he was familiar with the repair he would chime in with a idea or a price point. Of course this was a opinion and not a accurate quote but it gave us a idea of what we could potential get in to. On top of that he was incredibly flexible. Neither my wife or I got off until around 5 pm so we were available to look at house around 6-6:30 pm. He was always there! I would recommend Tracy to any one looking for a home!

I purchased my third home January 2014 through Cano Realty. Although the agent was nice, I felt as…read moreif she didn't know much about older homes and the issues that they might have. Every time I would ask her a question, it was as if her mind would go blank and she would just stare at her cell phone. She really didn't know a lot about the house we were interested in. Since the house did need work, we wanted to give a lower offer but she didn't think that that was a good idea. Also, make sure that if you are buying an older home that you go with YOUR OWN inspector. We trusted her and went with an inspector that she 'knew for years' and got screwed. According to our plumber, we now have to replace our entire drainage system because some older homes come with a standard 11/2 inch pipe from the laundry system instead of the modern 2 inch pipe. Because of this, our WASHER FLOODS THE LAUNDRY ROOM WITH EVERY WASH and cannot wash our dishes in the sink at the same time because the laundry backs up into the sink every time we are running a load. This was also an issue with the house that owner was selling next door...the owner was forced to correct it with that house, but not ours. This will cost us around $6,000 to correct. We feel that if the owner's agent had disclosed the issue with the house next door (same owner, built same year, same original design, selling at the same time as ours) AND if we had a competent inspector as the house next door did, we wouldn't be having to shell out $6,000 to fix what should have been fixed in the first place. WE FOUND OUT LATER THAT THE OWNER KNEW ABOUT THIS PRIOR TO SELLING. After disclosing this to our agent, I asked her what we could do about it short of litigation and was ignored. Protect yourself, hire your own inspector and research common issues with older homes before you buy. Do not trust your realtor, they are in it for profit and a quick sell. This was the first time I'd ever used the realtors inspector and unfortunately this is what happened. No matter how much you want the house and want it to pass inspection, do the right thing and hire someone that is on YOUR side and not the side of the realtor.

This is an update to my previous review. I have since…read morespoken with Jenny, one of the owners. She became aware of my emails only after seeing the review. The "clientcare" email isn't monitored so she's having it removed. As far as my concerns about feeling unprotected and stumbling into this mess, she explained they don't have access to previous transactions not involving their own company. That meant they did not see previous inspections showing the need for repairs. With that in mind, she'll ask agents and inspectors to be more assertive about the potential buyer having a full and complete inspection report before signing anything. So I'm changing my review back to 5 stars because Emmy was amazing, and the owner was responsive once she knew of the problem. I'm satisfied with the outcome. ....now, the FLIPPER--that will be a different review altogether.....

Ms. Harper emails me around 9am this morning letting me know that the documents would be ready and to me for signature before noon. That did not happen... 5:20pm roles around and still no documents and more importantly no communication as to why, so I inquire yet again. Ms. Harper offers apology and a multitude of excuses in response. A short while after the documents are sent to me along with explanation of additional information needed. I had some inquiries of what would be required and asked why it was my responsibility as the home owner. Apparently I misunderstood the intent of Ms. Harper's communication and designation of what was my responsibility. In response, I am going to share the actual verbiage of her email to me: "Mr. Jones, Did you even read through the documentation I sent? I am not suggesting you get the HOA document provided by the HOA. I am suggesting you fill out the SELLERS PROPERTY DISCLOSURES. And in fact, I'm suggesting you find another realtor. I am not going to deal with your attitude. Best, Ms. Harper" Shocking to say the least...
