    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

We also went through staging through his company and it worked out for the better as buyers came in. The housing market is tough right now but we reached the finish line today! Earlier this year, a small fire occurred outside the house near the recycling bins during New Year's celebrations. It appeared to be caused by fireworks in the neighborhood. I personally put out the fire and immediately notified management. I even provided a video showing when a neighbor alerted me about the situation. Even though there was no evidence that I or anyone in my household caused the fire, I was informed that because there was no official fire or police report, the damage would automatically be considered the resident's responsibility. A small section of siding was replaced by two workers in about an hour, and I was charged $960 for the repair. I asked for clarification, documentation, and even discussed depreciation of the materials, but the charge remained. In the end, I had to sign a payment plan just to avoid further complications with my lease. This was not my first difficult situation while renting here. At another time, my window was damaged after gunshots in the area and getting the repair addressed was also a challenge. Situations like these make the experience very stressful for residents. My advice to anyone renting: document everything immediately and always request official reports (police or fire department), even if the incident seems minor. Without third-party documentation, you may still be held responsible for damages even if the cause is outside your control. I hope management improves how they evaluate these situations and communicates more fairly with residents. Be careful with this company, especially with their maintenance coordination. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

Here's a news flash....that is what we hired them to do! Your memory is not "the thing" and you cannot take it with you. So if an ESTATE Sales pro is hired to get you out of "the stuff", you have to hold your breath and let them do their job. In our case, that is EXACTLY what they did. You hire a realtor to get. Similarly, you hire a realtor to get you out of a house, and you can't freak out at the last minute and decide to take the front door with you. The process was organized. On prep day one, they came in like an army and emptied cabinets, drawers etc and reorganized the contents into groupings to help it sell. Prep day two, they priced and photographed everything for advertising. Jennifer ran the operation like master Sargent knowing exactly what needed to be done and when...right down to the boombox with high energy music. When it was over (two days) I was amazed. We saw a couple of items that we thought were incorrectly priced and Jennifer was open to the conversation. In one she changed the price and another convinced me that she was right. At the end of the day she does this all the time and knows what sells and at what price. She was right. Her relationships with charities had a church team follow the sale and take everything that they could sell as a donation. I was thrilled because the alternative is the dumpster and what a waste that would be....not to mention the tax credit for the donation. She referred movers where they were needed. She helped get items that didn't sell to a consignment location to try again to rehome them. I would recommend BEEGLE. I would also recommend that any person planning to have an estate sale prepare yourself for the emotional impact of watching your stuff and the associated memories go away...but that is the idea, right? I recommend that you prepare yourself for the event knowing that the items are having a new life with someone who will love them as much as you. If you struggle letting go, get as far away from the process and possible and trust the BEEGLE team to do their job. If you can't let go, buy a bigger house or a climate controlled storage barn.

The woman at register, likely this infamous Jennifer, yelled at her employee Jose for not informing a customer about the moving company when the customer had asked. This scolding lasted almost a minute and was across the entire foyer where more than a dozen people could hear. It was awful how she humiliated that young man. I didn't feel comfortable supporting her business after that. Since I had just entered, I decided to peruse the estate sale a little for fun (they have a $75 minimum for card) and didn't see anything that struck my fancy. Prices seemed average or a little expensive. My friend does love her sales and says that she gives a good deal if you buy bundles of stuff.

We had a valid signed contract. This requires the property to be able to be inspected, which does require the water to the property to be turned on. That never happened until I, the buyer, personally went to the city and had it turned on through the cooperation of the actual sellers. The water was not even turned on until the day after the option period expired. The agent failed to list the property as pending or under contract. I sincerely doubt that they will even disclose the report shared with them of the mold on site at the property! It is amazing to me, and beyond disappointing, that while the listing agent named above was on vacation out of the country that such a large company could not provide a backup to effect a sale. Surely they cannot condone the behavior of this agent. The communication from that agent to our agent was unprofessional, rude, and totally disregarded the facts. One text informed us that the property was for sale "as is", even though we had a negotiated contract and those were not the circumstances of sale. Another conversation found the agent accusing us of being in breach of contract, which we were not, although the agent was fully aware that they had never been in compliance with the contract. The agent would make a verbal agreement and then refuse to sign the amendment. I would never recommend using this company if that young gentleman is any kind of representation of the firm - unprofessional, unresponsive, rude, inappropriate, and clearly not understanding what it takes to be a good real estate professional in the state of Texas.
