A man named Gary forwarded me to Catherine Cardneaux, and we set up a time to meet to tour the property. She advised me that I had to sign a contract, basically stating that she was going to be the listing agent for this property and if I were to move forward, she would be the one to facilitate the transaction. Upon signing this contract, I notice that she had put that I (tenant) would be paying 55% of her brokers fee and the landlord would be paying 45% of her brokers fee. I did not hire her for this property, nor did she help me find this property. I found this rental all on my own searching on Zillow. And she thought I was going to be a bird brain and sign this contract without reading it. She was trying to facilitate a GREAT DEAL for the landlord by making me pay MORE THAN HALF of her brokers fee! Very unprofessional, and I advise anyone searching for a rental to use someone else!

Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. The closing agent who came in was super nice. She greeted us and made conversation. She was very professional and was wonderful to deal with. It was so unfortunate that the receptionist was so rude because we will never use their services again because of her. Either the company doesn't understand the first person you see represents their company or they just don't realize what's going on at the front desk.

Due to COVID, they sent the closing packet in advance for us to review as they would not be in the room going over each document item. This also really sped up the signing process on the day of closing. They were not in the room, but had several safeguards in place to protect everyone involved. Everything was very clean and spaced out and everyone had their masks on and could be seen sanitizing anything that was handed back and forth between people. The team was friendly and efficient and we were happy working with them.
