Crazy that I come to Yelp to leave a review on my very own experience only to see that someone else had the exact same! I, too, applied for an apartment on the company portal which was listed at $1,315. Only to be told the next day that somehow overnight the price had increased to $1,475! After more than 8 emails back and forth with leasing agent M.W., there was no admission of fault. Although, apparently my agent had a conversation with whomever at Realty & Mortgage that admitted it was listed incorrectly. I don't care about the price increase as much as the lack of accountability. It's honestly disgusting behavior. Do better. read more

If you end up at Fountainhead apartments, you'll likely have a positive experience with Realty and Mortgage. Melisa Wilson, Oscar Luna, and Aggie have helped us navigate through several issues; unruly neighbors, rent payments, etc. My favorite thing about Realty and Mortgage is that every time I've voiced a complaint, the response from their team has been sincere and professional. I can write a whole long review on this real estate corp. I've lived here a while now at one of their properties and can leave an honest review based on my life experience. Maybe I should write a horror story. LOL The owner has not responded to any of my legitimate, honest, concerns put to him respectfully in emails and voice messages, even calling him...SIR. There are many concerns about living here. There are no rats or cockroaches. I do know of other little insects, but won't mention them. (We were warned not to say anything that may cause insurance rates to go up) Is it dangerous to live here? Well, no, if you are in good health and can see the white emergency strings against a white wall in the dark. Is it fun to live here? If you like bingo I guess. Do you like to gossip? Move right in. Is this advertised as a Senior Living building? I believe so, and to top it off they are Sec. 42 which means the company has no limit on rent increase yet still sucks money from the government claiming their building is worth market value. I'm too tired to write this review. You would be up all night reading it. Can I afford to live here as a Senior Citizen? Yes, and No. While the rent is cheaper than other places around, it does eat up a whole lot of my fixed income and the rent keeps going up, up, up...while making my fixed income go down, down, down, even with the COLA increases. Will I stay here for another year? I might have too. Do I want to? Not really. But, in time, a house will be found for me I can afford for less than the rent. I'm sure it will not be around the C-land area. (C for Carnivorous, Chicago, or Cash) But one thing that does get me perturbed...besides everything else not mentioned...is how I was told my request for knobs on my stove I can read...because the numbers were worn off, was too expensive, YET they snuck a new knob on the middle of my stove replacing the blank one which doesn't even go to the stove...so they could pass the HUD inspection. I should give it back to them to save it for the next inspection when they want even more from HUD. read more

Wish I could leave 0 stars..... After touring a place and putting 500$ down for the application fee, listed as 1315$ on the listing, they sent me a lease for 1475$ (an additional 100+$) with no explanation why this occurred. For days, I was trying to reach out to get answers and understand my lease before signing (also desperately trying to find a place by the end of the month), with no answers. Finally after many days, they responded that the listing I saw is not affiliated with realty&mortgage. No apology or accountability for an incorrect listing. What!!!! How do you have a listing that is incorrect, allow someone to apply, and then barely communicate afterwards. honestly they seemed annoyed that this is an issue that I'm not letting go. This whole experience has been a waste of my time and money. The behavior I witnessed was fraudulent and unprofessional. In a way I'm so glad it didn't work out because if this is how you communicate and update on changes, this is not the place for me and I feel it's my responsibility to ensure everyone knows what you might be getting involved with when starting business with this company. EDIT: I applied for this apartment on a realty & mortgage company portal. NOT ON AN OUTSIDE ONE or from the broker. The application from this company did NOT match the lease. I was a tenant in a R&M property for the past year and this is the worst property management company I've dealt with. My building had a roach infestation that got progressively worse the longer I lived there. At one point they laid eggs in my shower, leading to dozens of roaches in my bathroom! They're also all over the common areas, including the lobby and laundry room. I sent a letter to my landlord Tenzin about the roaches and she did not respond. The maintenance guy (I think his name is Henry?) tried his best and seems like the only person working for R&M that actually cares about the tenants, but they need to be sending an actual exterminator more often. My building supervisor Teddy repeatedly ignored my work orders. I didn't have a working freezer for months. One of the burners on my stove fell off and Teddy completely ignored my requests to fix it for a month, even though I know he saw them. The staircase started leaking water from the ceiling after a thunderstorm (fortunately this was a one-day occurrence) and the doorknob would frequently fall off. I also had a package stolen while living here. The units are poorly maintained and come with cracks everywhere along with paint splattered in places it doesn't belong. They have extremely quick turnaround and barely prepare units for new tenants after the old ones move out. The management (once again excluding the maintenance guy) refuses to communicate beyond the bare minimum at most and does not care about their tenants beyond making a profit. I lived in their Chicago units on 4521 and had to move out due multiple issues with the largest being a roach infestation. I would see dozens of dead and alive ones throughout the hallways, basement, ELEVATORS, and units daily. I brought this issue up to the landlord multiple times and had received action for the first few follow ups to only have my service requests ignored later in the year. I tried to take matters into my own hands with no success and saw multiple roaches daily. Additionally, I had multiple packages stolen and multiple attempted break-ins (I lived on the 6th floor...). The security measures installed are ineffective and made me feel extremely unsafe in the building. The equipment in the building is old often causing issues like radiators leaking water all over the floor, elevators being shut down, and doors not being able to close properly. The complex is definitely ran by a company that in no way offers a safe living complex. read more

TLDR: No sense of responsibility or professionalism. Simply existing and collecting money with no concerns for tenants/unit owners. Ran into a plumbing issue that Realty and Mortgage asked someone to inspect which they didn't mention will include an extensive inspection process that makes us responsible for paying everything. I don't understand why this is not better communicated beforehand and make sure we understand what is the consequences. The temporary property manager F. Velasquez (or the condo administrator) didn't even bother to call back or reply to my email where I POLITELY asked for an explanation and next steps. Although I'm upset with the amount of money I have to spend on this issue, I'm more infuriated by the unresponsiveness of these so-called professionals. Warning for all potential tenants and unit owners: If you have an issue regarding your property, this company will throw you under the bus, and you should pray that you have some rainy day funds set aside. read more

My intercom hasn't worked in five years, back door broken in, cleaning is horrible, paint chipping on walls and molding, and garbage overflowing. I could go on but I won't. All property owners and management companies are suppose to have a grievance policy in place but they don't. I emailed and asked when we going draft the grievance policy....2 maybe 3 years ago but they ignore my emails when I ask them about this law. read more

Called the number listed on the website they created for an apartment and got the custodian, who asked me to call the main office. I did and the receptionist told me to call the manager for that property at a different number. When I mentioned that this was now the 3rd number I've been given the receptionist became extremely rude. Also went to tour another of their rental properties about a month ago. Again, the website they created has incorrect information stating that cats are allowed and even features a photo of a cat. I toured the property only to be told at the end that cats weren't allowed and have never been allowed. They haven't even bothered to correct the website and the existence of the property websites was at first denied by the employees. I would never rent from them. read more

One star being "not good" is a gross understatement. Currently my refrigerator isn't working & we were intially told they could send someome Monday. it has been out since Wednesday day. Today, Saturday I decided to say we needed to be reimbursed for spoiled food & all of a sudden the "might have one from an empty unit" The "superintendent" TEDDY at Malden needs to be FIRED IMMEDIATELY & replaced. Realty & mortgage is paying him to jingle keys. He is unprofessional, incompetent, has no sense of urgency, the communication skills of someome learning worlds for the first time & he drags his feet to do everything. read more

They are very dismissive about everything!, last year, they planted big flowers in front of the building where I live, which attracted huge wasps and bees, then I found 2 wasps in my apartment, they came and basically said, remove air conditioner or tape sides better so the wasps can't get through, fast forward...I have to suffer because if I have air conditioner I'm sure the wasps & bees will get through, & my window has a beehive on the outside!, & the bees and wasps have multiplied so much, our relatives don't want to visit us anymore until they do something about these wasps/bees!, which they wont! Unresolved issue: R&M has been withholding a +$900 refund, without explanation, for 8 days. I have at least called or emailed each business day. I am forwarded to voice mail boxes or to other departments. This is seriously detrimental to not have that money during moving season. PayLease, the broker, said they could issue a refund with the approval of R&M. I haven't been able to get that confirmation. When will I get an a Update 6/29: No refund has arrived, 15 days after I was told R&M issued it. read more

I honestly can't stand this company. They supposedly "manage" my condo building but from what I can see all they do is collect fees and sit around. Pretty much every time I've tried to get an issued addressed I am met with absurd delays and excuses. Every time something comes up it somehow ends up not getting done on time or done wrong, it's honestly a joke. Everything they are involved with gets mid managed in some way. They treat the owners as if we are children- perhaps they are forgetting who hired them and is paying their fees? Look elsewhere if you are looking for a professionally building manager. read more

Do NOT give these people your money. TLDR: Nonexistent communication, accountability, or professionalism. I was optimistic when I first went into this office to sign the lease. Lisa was welcoming, assuring, and answered all questions. But that has completely flipped now that I am locked into a contract. I have been calling and emailing for over a month now about repairs that need to be done (bathroom and kitchen were not finished on move in day, and still aren't) and parking. She is either not in the office or avoiding all calls. She personally told me email was the best way to reach her because she "constantly checks it" but I have yet to get any reply. Since NOVEMBER. This is absolutely unacceptable. I can see from other reviews that this is common practice for this business and wish I looked them up prior to signing. This office used to be located at 2459 W. Peterson but moved to 1509 W. Berwyn Ave., Suite 200. It's the other location of the 928 W. Diversey business. WOW - bad reviews of the Diversey office! Wha?? I rented from the Peterson office in 2005 and had only great interations with Aggie. I lived in their property on Lakewood & Bryn Mawr: awesome studio, decent price, and George, the super, was so friendly, helpful and responsive to any problems. Par example: I had a bug problem - he sprayed right away I occasionally had packages delivered - he left them INSIDE MY APARTMENT DOOR. :o) Awesome! read more

I had originally given them 5 stars but after a long delay on fixing a heating issue I downgraded them to one star and I'm updating again because it was a little too harsh to drop them based on the one issue. I also ended up running into a guy from the heating company who said that they were having trouble fixing a sensor issue. And it turns out the first time they came out they ended up turning the issue from low heat to no heat. So although the Realty and Mortgage was initially delayed in responding, some of the fault also lied with the heating company. Overall though, I've had a good three years in my Realty apartment. read more

Inquired over a week ago about a unit in a building near where I currently live, called the office they said oh we have 4 units available call teddy he manages the building. teddy said he only had 1 unit available, i called the office back it is indeed 4 but again i had to call teddy. he all of a sudden has 4 units available and would have to ask the tenants if they wouldnt mind him showing their units and he would call me back. well guess who had to call who back?? so i text him and said okay i would like to specifically see the studio units that have kitchen and dining he said ok ill ask the tenant and call you back. still nothing now as of today its showing that there are only 2 units available but the site only shows 1 and whats even worse is how are you advertising units available for august its july 22nd but you cant schedule a viewing. the 2 that were available for september are mysteriously not on the site anymore. Not gonna even bother with this shitty company they cant even be bothered to respond to someone who is ready to rent a unit then screw em. read more

I used to like this company a lot, and then it seems they replaced the lady I used to work with, with a new lady and she is extremely rude and very difficult to work with. On top of that, since we are moving out they have been showing our apt but only giving us like two hours notice and sometimes no notice at all (which goes directly against what is in our lease). They have no tenant for after we move out and yet when we asked if we could move out a day late so we wouldn't have to pay for storage for a day, they wouldn't even try to work with us. (I have heard from many other friends in the city that their landlords DID work with them on this issue so I am very disappointed.) I can't wait to get out of here. read more

I am very dissapointed with this company. They are unorganized, unhelpful, and uncaring. But, what I'm most dissappointed with is how rude those who work in the office are. A woman who spoke with me on the phone was very rude and inconsiderate, speaking to me as if I was stupid. I myself work at a law firm, therefore I know that I have the education and the background to understand the simple concepts of customer service. Once off of the phone, I felt very unworthy to even continue to ask them about my concerns for the apartment that I am currently leasing with them. Unfortunately, I did not chose to lease with them, but another company. Realty and Mortgage simply took over our building, yet I wish that the previous company still had ownership over our leases. When notices are sent out to tenants, we receive them about a week late, which is bearable. But what isn't appropriate for those living in leasings from Realty and Mortgage is, I repeat, the customer care and service. Without this, how are we able to feel comfortable enough to come to those who have the power and authority to fix problems within our homes and rentals? Granted, it is their job to ensure that every person under their properties are serviced, treated with respect and diligence. I will never rent with this company again. I suggest that others, if they want to be helped for the duration of living within their rentals and in their leases, to avoid this company. read more

If there were negative stars is give them. So unprofessional and rude. My boyfriend lost his job unexpectedly and called the next day to understand the options for the lease. We were told on Tuesday he had three options, one of which was to buy out the lease and we could come in at any time to sign the paperwork. Upon going by the next day we were told they couldn't help us as the person was on vacation but the manager could help us over the weekend. We show up on Saturday again no one helped us and maintained we just needed to wait for the one lady to return after the weekend. The following Tuesday we call to ensure someone is there and were abruptly informed there was a new 30 day notice for buy out of the lease we had not been told in the three times we'd talked to the company before this. After and intense discussion and a talk with the manager they relinquished the 30 day noticed and allowed the buy out. However not before calling us liars when clearly their staff was just covering for their misinformation. Overall this place will try to Squeeze every last penny out of you regardless of your situation. They'll tell you one thing and then completely change the story and call YOU the liar which is insane. read more

I live at the property on 108th & Keating: This property is not what I expected. Nonetheless I'm grateful for having a roof over me and my kids head. When I first visited this apartment, I was hit with cigarette smoke then I look over to my right to see a sign posting no smoking allowed. How ironic. The apartments are spacious, but are not worth $1040. The apartment was nice for a while until I noticed a bedbug. I was livid! Without further due I took photos and followed the reporting process. Me and my kids were forced to stay in a hotel until they exterminated my apartment which took forever. I still believe there are bedbugs here. They had some place called Hansen's exterminate. I asked Ruben had they ever had bedbugs and he lied and said they didn't but the exterminator said they have exterminated for bed bugs here. Then the maintenance guy Ruben never responds to requests and is no where to be found when a tenant needs help. I was locked out of my apartment and he had some guy break the lock to get in because he didn't feel like coming to help me in. Several times the basement was flooded and Ruben never fixed it. I ended up slipping. I took pictures as well each time the basement flooded. They don't care about people's well-being. There are many thieves in the building as well and I have had several packages stolen. It's ridiculous. There is a couple who stays a door down and the police are always here because of their fights. The windows are drafty and you can feel the cold air coming right through them. I don't feel safe here and they increase the rent every year which doesn't make any sense. I regret moving here. A lot of long-term tenants are moving out and I don't blame them. read more

I am very disappointed with management of this building at Keating Ave. I have complained about noise and it has gotten worse with unattended children running and playing in the hallways ( I have them recorded) and now I have had mail/packages stolen as well. It is laughable how unprofessional these people are. Who gave these bozos a business license? Don't rent from these crooks. They enter your apartment without notice knowing full-well it is ILLEGAL. If you are a current renter, make sure everything is in writing and NEVER deal with them over the phone. Speaking with them on the phone is like speaking with an insolent child. Every conversation makes my blood pressure rise at least 20 points. They will scream, accuse, deflect and disconnect the call. What kind of "professionals" are these people? One is literally nuttier than the next. I can sleep soundly knowing that a real business would never hire these obviously miserable jokers. Even though dealing with them on the phone is a total nightmare, I can't even imagine ever stepping foot into their office on Diversey- I'd never want to deal with them in person. Everyone in that witches den needs serious re-training. Stay away. Every last encounter with them has been regrettable. Now that I've completed this, I can go back to my otherwise peaceful life. This review is in regards to the Diversey office: I joined yelp TODAY because this company has gotten so far under my skin. The apartment is fine. The building manager Jacob is amazing, attentive, and friendly. No complaints AT ALL with him. BUT I agree with many of the people posting here, the office management is horrific, and completely unprofessional. The front office staff is rude, accusatory, and self-righteous. They either don't believe they are capable of being wrong, or they've been groomed to take such an attitude by the corporate office. There's been little to no effort to make concessions or grant reasonable requests such as extending the renewal deadline a couple weeks while I'm out of country so my signature can be on the lease in addition to the other tenant who has already signed the lease. The lease doesn't start until Sep 1st, and I'll be back before that, and they would have had the signature of the other tenant now, mine just a little later. Luckily, I found a scanner in the country I've been in for the last 4 months (not an easy task), and was able to send the lease to the other tenant that way. I have never made a late rent payment for THREE YEARS!! I'm clean, considerate, and cooperative with my neighbors, and have worked with the super to improve the property since I've lived there. Yet, the rent has been jacked up beyond the rate of inflation every year I've lived there, and there's a complete lack of trust and common decency when it comes to the lease renewal process. Wow, kinda laughing at myself while I'm reading over this, but they deserve this scathing review. I should be studying for finals, and prepping for my trip back home, but instead had to deal with the headache R&M has caused. Might as well do the only thing a consumer can really do. Complain...and hope it affects their bottom line enough to change their policies. read more
