Matt who owns or runs RPM is an unreliable, lying, scammer. Don't rent your property through him unless you want to get ripped off, he never supplies receipts for charges he makes against your account, but makes you replenish the $500 deposit. He lies every time you call him out on his irresponsible dodging and stonewalling when trying to get answers for everything from erroneous charges, to why the unit isn't rented out, to him owing money back to the owner. He left my unit dirty for 3 months after previous tenants moved out, and then lied that he'd been showing it, DIRTY!! My experiences with Real Property Management have been very positive, each and every one. They are responsive, responsible and professional. They let me know whenever there is a matter that needs my attention. And most recently there was a flood and my apartment needed major rehabilitation. Matt and Alaina (and perhaps others) worked seamlessly with my insurance company and with the array of workers who did the rehab. I moved into one of their property October of 2013. Since then has had nothing but problems with this basement apartment which I've been told by this management company it had just been remodeled due to a flood. I faxed over a list of things that needed to be repaired. They have fixed somethings on the list (NOT TIMELY) but the Broken cracked window and the terrible musty smell coming from the master bedroom closet in which I suspected to be black mold because it made me sick. So from October to January of 2014 they kept sending the maintenance man over to tell me that he doesn't smell anything when clearly there was a strong odor coming from my bedroom closet. (unresolved the issue) each time. It was clear to me that they were not going to do any more than that an in the mean time I'm still getting sick. So I called a professional MSE environmental from Las Vegas to take a limited Mold Sampling investigation Report which cost me a pretty penny. RPM wanted a copy of this report but I explain to them they would need to pay me 375.00 if they want a copy of it because this is something they should have handled in the first place. So samples were sent to a lab on 02/11/2014 in which lab came back that Chaetomium and Stachybotrys were found under the kitchen sink and behind that kitchen sink is the wall to my master bedroom. This is the worst kind of black mold that has been making me sick. I confronted the owner of RPM and he comments quoted and have it on a recorder (recorded our conversation) "What do you expect for 400.00 a month rent". Well, I moved out the weekend of 02/15/2014. I placed that same recorder in the vents of my apartment prior to moving out, because I knew they were coming into my apartment when I was not there on several occasions without notice. I had paid rent til the end of the month and was moving out early due to the circumstances. Well, I forgot my cell phone on the kitchen counter on 02/15/2014 and came back it was gone. I had taken new additional pictures of the master bedrooms baseboards with this deadly black mold. So it was in several spots of the home. They claim they treated the wood during remodeling the apartment. But we all know that had they did what they claimed to properly treat this microscopic mold this would not be growing in several areas of the apartment. They are going to spray it down with bleach and not send a professional in to handle this situation to save a buck! I just want everyone to know that this Management company is not trust worthy people and will enter your apartment without permission and take from your apartment. I believe the word is STEAL. They did give me my deposit back and break the lease however didn't not return my cell phone and will not take care of this problem permanently for the next tenant. Also, there insurance they sell to you as the best insurance. It only benefits their management company. Its a FRAUD! Its called Renters Legal Liability Property Damage loss waiver program. Its not the normal insurance that you would get at Uhaul or the normal renters insurance. When I had this type of policy? I was the insurer and called in the claims. This particular policy and insurance the owner of Real Property Management is the insurer. That means he calls in the claims and it mostly covers the property and not so much the things in your apartment. He calls the shots and have full control over that. I had called this insurance program for the fun of it and found out that I was NOT on the policy at all. This is not explain to you in detail by Real Property Managements. I want everyone aware of this! Its FRAUD AND MISLEADING. PLEASE THINK TWICE ABOUT RENTING FROM THIS MANAGEMENT COMPANY. THEY ARE NOT TRUST WORTHY PEOPLE AND WILL IS TERRIBLE ABOUT FIXING THINGS IN A TIMELY FASHION AND WHEN THEY DID COME OVER TO FIX THINGS PROFESSIONAL LEAVE A LETTER HEAD NOTE FROM THE COMPANY INDICATED WHAT WAS DONE. I NEVER KNEW UNLESS I WAS HOME WHEN THE MAINTENANCE MAN CAME OVER AND FIXED THINGS. THAT IS SCARY BECAUSE YOU SHOULD ALWAYS BE NOTIFIED WHEN SOMEONE COMES INTO YOUR HOME. The owner does not live in the town and turns all property mgmt. over to a low paid employee who could care a less about your property or investment....just read how they treat potential renters. I am an out of town owner who trusted Matt to watch over my investment. A few years later I visited my property and almost went into shock...4' weeds covered the front yard. Trash littered everywhere, broken windows with scribbled paint and small 3' trees had grown into the crack of the parking lot. piles of cigarettes littered the front entrances. It was such a disgrace. Matt is full of excuses and they simply deduct expenses from your rental income without providing invoices...RPM does not audit their franchises, so they will give them out to anyone without carefully vetting their qualifications. A one star rating is giving this company too much credit. Luckily! I have never been a paying client for these people, I almost was. I was looking to move from Toquerville to Cedar City. I even found the place through these guys, my wife and I were going to sign the lease the following morning after the walkthrough, but they had already given the lease to someone else with out giving us a call, quite the waste of a 70 mile round trip. I have been with the RPM team in Cedar City, UT since 2009 as a property owner and they have always come through for me. Whether it was renting out my unit or taking care of all the details of the rental process and maintenance of the property, they have always been there to handle it and make the anxiety of property ownership less stressful. I inquired about a pet friendly listing to see if it was available and to get more information. 2 or three days later the property manager, Alaina, replied. After that I requested indoor pictures of the house as I was moving from Kentucky. She suggested we make an appointment to walk through. After I emailed back stating that we live in Kentucky and would not be able to fly out she did not respond to either of my emails for 3-4 days. Last Wednesday I decided to call her office since she wasn't prompt on returning correspondence. She said she did not reply because she thought I would not like the carpet in the house. I requested pictures again so that my husband and I could make an informed decision on our own. She said she would not be able to get them to us that day, but by thurs or Friday. I called today (nearly a week later) and she made another excuse that she had some applications on the house an just hadn't got a chance to send me any. I was very fed up by the lack of professionalism on her part. I gathered that she either did not want the place rented, or didn't want it rented by us. Moving cross country is very difficult and I will be dealing with a company that will be more willing to help and understanding of our situation. All she had to do is either firmly tell us that she wouldn't be able to get indoor pictures and stop wasting our time, or delegated it to someone else in her office because she was clearly too busy to help us out. read more
