Kept my 1150 dollar deposit to replace 3 blinds and cut the grass. When the house was in bad condition and yard was full of broken items when we moved in. Plus the letter smelled heavily of smoke. So trashy. I guarantee these 5 stars reviews are fake. Also had someone enter our home without warning like just unlocked the door and walked right in the check the water heater. Had to call them to get a heartless apology. My first bad experience with a Rental company. I've been renting at different places for 9 years and have never had a more disappointing and greedy experience. When we moved into the house it was dirty and when letting them know this and that there had to be fleas got one email and no follow up. Its so hard to get any maintenance done because the workers are so unprofessional. We agreed on a time and the maintenance worker would not come at the pervious agreed time. Had to pay to fix fleas put of pocket. So much broken when moving in 6 months in and still finding things. Always waiting for owner with no communication to tenant. I lived in a home in Baton Rouge for 2 years, managed by Real Property Management. Upon walking the house for the first time, we made a comment to the showing agent that there was dog hair everywhere, the carpeting had stains, the house was floor to ceiling just filthy. They ensured us the home would be professionally cleaned within the week ahead of our move-in date, which was appreciated. Move-in day came, and our first of many disappointments came when we walked in and the house was just as we had seen it last. Filth everywhere, cruddy refrigerator and oven, Bathrooms still had trash in the left-behind cans. Just filthy. While this was disappointing, we were still excited to be in our home and we moved forward and just cleaned the house ourselves. Within the first 7-10 days they requested that we fill out a form with all of the damages in the home so that we weren't held responsible for any of it upon move out. The main items we listed in our form was the splotchy paint, filth on the baseboards, damaged window trim from the previous renters dogs, etc. Nothing was done about any of it, which was fine, but it was supposed to be a way of documenting the home as it was when we moved in to be used as a reference when we moved out. I say all of this to set up what we experienced upon move-out and what the renters before us likely also experienced. We took GREAT care of the home. We made improvements, such as adding an outdoor fan, mosquito screens, we re-planted the landscaping and kept up with fresh mulch. We kept the carpets free of stains, took great care of all of the appliances, etc. We gave our notice of move-out a month in advance, but we surrendered the keys with over 2 weeks to go in our lease, which allowed RPM to show the home 4-5 times a day everyday (as I received an email for every showing). Before we left, we read over our lease agreement which showed that RPM would be keeping a portion of our $1,400 security deposit to have the home professionally cleaned as well as have the carpets shampooed. Because of this, we broom swept the house and decided to let our money go to good use with the professional cleaners. Approximately 1 month after we moved out, we received what was left of our security deposit in the mail, which totaled $142. The very minimally detailed receipt that came with it showed an insane cleaning and carpet fee of over $800 along with a painting fee of $450 - a painting fee that outlines splotchy paint that was clearly described in our move-in documentation as having been from the previous renters, that we were now held financially responsible for. I immediately reached out to request photos as well as a work order from all parties that show the total and all services rendered - but to no surprise, all RPM was able to come up with was a blurry photo likely from the original pre-rented listing, very clearly NOT the state of the house upon our move in. All of this is just one long winded example of the way RPM's only goal is to keep your money and then ignore all questions and concerns you have about it. It's highly likely no cleaning or painting was even done, as they told us they would clean before move in too. We had the house packed up and ready to be loaded onto the moving truck with exception to a few plates, silverware, daily essentials we were using until we left. Once we got to our new home, a lightbulb went off and I realized I had forgotten to grab our silverware out of one of the kitchen drawers before we left - this had pretty much all of our forks, knives, etc. I immediately emailed Kameron who had been our RPM contact and told him our situation and asked if he could please just have the showing agent set these items right outside the front door, as I had friends in the neighborhood that could have picked them up and mailed them to us. After many frustrating emails back and forth, it was finally stated that they were "not able" to recover our belongings and that we should have recovered these prior to move out. I guess no one from RPM has ever forgotten anything or made an honest mistake. Mind you these weeks of email correspondences I was getting daily emails about the amount of people going in and out of the house for viewings. In summary, 1. They rob their tenants of their security deposit 2. They are unresponsive to conflict 3. They have no morals or understanding to real-life events 4. Not even discussed, they have a serious lack of care in maintenance and little to no knowledge on how a house is to be maintained. (insert story of when we received an email noting how to prevent our pipes from freezing, which we followed to a T, our pipes still froze and they didn't answer the phone for 4 days) DO. NOT. RENT. You will notice that most of the review from Google are from the property owners for the properties the represent. RPM Baton Rouge only cares about the owners of the property. If you rent from them keep that in mind. When it comes to maintenance, if the owner of the property doesn't want to pay for repairs the repairs won't happen. If the owner of the property doesn't want to clean the house after some one moves out, as the new tenant you will need to clean the house so keep that in mind when renting from them. If you as the new tenant pays to have the property cleaned, keep your receipts and take pictures to keep for your records at move out. But you can bet the previous resident was charged and the expence was taken from their security deposit for the cleaning that didn't happen. RPM Baton Rouge will charge you for everything even if the property was a mess when you move in. That has been my experience with RPM Baton Rouge. Take picture at move in and move out to make sure they can't charge you for anything that was already there. Make sure the picture at time and date stamped. Email them to yourself as proof. I was a client of Real Property for 4 years, and they were adequate. When my tenant moved out, the real problems began. I couldn't get the property manager to call me back or give me updates on the repair estimate. After months of trying to get an assessment of the repairs of the property, I finally hired a contractor to make an assessment. Real Property charged me for well over $1000 of repairs that had either NOT been done or had been done with such negligence I had to redo them (they touched up the paint with a different paint color). No one from the company seems interested in refunding me the money for repairs not done or returning my phone call. Echoing the other reviewers, if you use them, use at your own risk. Worst property management company ever. Stay away and use local. There is nothing you can do to save your deposit. We moved into a flea infested unclean rental property. We took pictures of all the filth grime and dog hair that we had to clean up. We travelled 1300 miles with 2 dogs and a 2 year old baby to arrive at this house that was unfit for us to move into, we had to wait an additional 3 days due to the flea infestation. The exterminator sprayed and then informed us the backyard would need to be cut because it was so overgrown that they would not be able to get rid of the fleas until that happened. I had to cut the yard. I took pictures of dog hair, stained toilets etc just to document the conditions. I saved all emails pertaining to us not being able to move our stuff in for an additional 3 days. The first year we lived there the ac unit drain pan clogged in the attic and overflowed causing a large collection of water to warp the sheetrock and cause a hole in our foyer ceiling. They sent someone out to clear the drain pan and suggested to real property to send someone out to repair the sheetrock but that never happened. Upon moving out we left the house cleaner than we recieved it and waited over a month to hear word about our deposit then we recieved an itemized bill that not only consumed all of our 1300 dollar deposit they also requested more money! They never did a move in walkthrough with us and they never did a move out walkthrough with us. They made false claims about a bathroom window being broken and couldn't substantiate it and on top of that they even cited stained toilets as a deduction. If you're an owner, DON'T DO IT! They are the cheapest service in town, but that is for a reason, and the headache is not worth the extra 1-2%/month management fee! I just lost a tenant because of them!! I fired RPM on Friday and when I called my tenant personally an hour later to apologize for RPM and hope for a smooth transition to another company, they told me had they known I was switching companies they would have stayed in the house! As it is, they've already signed a lease at another house IN THE SAME NEIGHBORHOOD! My tenants are literally moving down the street just to get away from this company! They seem friendly at first, but they don't follow through with anything they say they are going to do. For example: my property had an incorrect location and description on the listing for 45 days during which time I called every Monday asking them to get it fixed and they told me they would "send an email". It didn't get fixed until the day before I finally fired them, only after I contacted their corporate office. Why I had to even inform them it was incorrect and hold their hand every minute to get it fixed is beyond me. Also, they told me they market my property on "at least 70 websites" in order to find a tenant. Because I already knew the 3 they told me about (Zillow, ShowMojo and Zumper) all had the incorrect location, I asked for a few other examples so I could check those too. They said they could not supply me with any other examples because they are "proprietary information". If I can't find them, and you won't tell me what they are, how do you expect prospective tenants to find them? They do NOT market on MLS. I'm told from another realtor that the reasoning behind that is that they don't want to split the fee with a realtor for find a tenant. Since firing them, I've looked at 5 other property management firms, ALL of which advertise on MLS. Also, after 8 months of the tenants living there, I inquired about the 6 month evaluation that was supposed to be done but I never heard about. They told me "it's on the schedule for to be done this month". Yeah, right. Aka, they just never did it. They then went to the house and took approx 12 pictures and posted them on the owners portal and charged me $50. No words, no report, no mention of whether things are in good condition or bad condition. Someone just snapped photos and uploaded. When I called to ask about the $50 and where they report was, they told me to look at the pictures. Their customer service is terrible, they don't follow through on anything. They say it's going to get done, then don't even try. Def go with someone else to manage your property if you want to avoid the week I just had last week discussing their incompetence and following up on issues that are never going to get fixed. read more

Great sales pitch, to get you in the door. They t hen hand your account off to someone else who cant even use proper channels of communication and cannot provide the property owner with a simple request for itemized lists of repairs needed. They just give a huge dollar amount and expect you to pay. The real problem is when you call them on their lack of clear thinking, rather than work out a solution beneficial to both parties, they just nullify your contract, wasting everyone's time, and costing the property owner more money in the long term.
