After moving to Louisville on short notice about two years ago we were faced with the daunting task…read moreof finding a place to live in an area we'd been to, very briefly, only once. After doing some Google searches we narrowed things down a bit and kept coming back to a rental on Herr Lane that was managed by Bill Stout Properties. On our second visit to town we met with Chris at the property on Herr Lane, toured the house, and ended up moving in. In the year-and-a-half we were in this house, we found Stout to be great landlords. They were very responsive if we had an issue, and calls were usually returned within about an hour. If there was a maintenance issue, they took the information needed and we knew, by the end of that day, when someone would be out to fix the issue. They also took an extra step and advised us as to who would be coming and what company they would be with so we'd know when they showed up. One of the cool things about this property is that that lawn maintenance was included in the rent. I never had to fire up the lawn mower or lift a rake. When we decided to buy a house mid-lease Chris was able to work with us so we wouldn't lose our deposit. As long as the property was rented before the end of the month, we'd be good. Chris then went to work to find new tenants and, as luck would have it, they moved in and we got our deposit back. If you're looking for a great rental and a "we got this covered" landlord, I HIGHLY recommend Bill Stout Properties.

We were shocked when we received the itemized expenses deducted from our $3000 deposit. Please conduct the following PRIOR to move in with this manager. 1) "Bluelight" the carpet for any spots. 2) Kiss your pet deposit goodbye, it will be used to mitigate "pet odors" from the house. (We have two dogs and have never had a rental manager prior to this state that our dogs caused pet odors that need to be mitigated) 3) My cleaning ladies, a professional group of 4 women, were there doing a total clean of the house post move out (while we were still paying rent). They were approached by a man "looking for his beer." When I notified Jim, I was informed that one of his workers was there for yard work. Again, we were not notified that anyone would be in our home, as we were still paying for the rest of the month) 4) We were charged for 25 light bulbs missing, over $100. Because you know, we packed up light bulbs before we left. This one still baffles me. 5) We were charged to remove a desk that was present in the house when we moved in. 6) When the basement flooded, Jim and I spoke on the phone and agreed that I would clear out the carpet and that the basement floor would be stained. He was to have the floor sanded and I would complete the rest. Never happened and we were charged to completely replace carpet that was already noted in the pre walk through as being in poor condition. Again, we learned a lesson with this guy and would not recommend his services to our worst enemies.
